In Feb 15, we put our Valdosta home up for sale with another real estate company. Six months & $8,000.00 later the house had only been shown twice. In Aug 15, when that contract expired, we contracted with yet another real estate company. As of Jan 16, we had spent another $12,000.00 in various renovations to suit the new real estate agent; however, we still hadnt received any offers on the house which had only been shown three times. On 14 Jan 16, my wife traveled to Valdosta to check on the house and do some cleaning. Upon opening the garage door she observed that the sheetrock was soaking wet, the ceilings in the storage & laundry rooms were soaked and falling down. One wall in the kitchen & two in the MBR were soaked & the kitchen & laundry room cabinets were soaked & moldy. Since we had the required insurance - a vacant home policy - we werent covered for the $18,000.00 required to make repairs. Of course, we were devastated & angry. We immediately fired the listing agent, took the house off of the market & began demolition & reconstruction. Three weeks later, on 5 Mar 16, a friend recommended I contact USAF Chief Master Sergeant (ret.) Larry Mercer - real estate broker with 20 years of experience working for Herndon Realty in Valdosta. As a 30 year USAF veteran myself, I knew immediately that Larry would be an aggressive, results-oriented person. On 6 Mar 16, Larry advised he had identified a serious prospective buyer! On 7 Mar 16, we signed a listing contract with Herndon Realty with Larry Mercer as our agent. Later that same day, we received an offer on the house & signed a counteroffer to the prospective buyers Larry had identified the day before! The counteroffer was accepted & signed that day despite the fact that construction wasnt scheduled to be completed until 11 March. On 12 Mar 16, the buyers moved into our house & rented the property until final closing on 25 Mar 16. What a remarkable experience! Just to summarize, our house was on the market for 12 months & only shown a handful of times before I made contact with Larry. And just 18 days after signing a listing agreement with Herndon/Larry Mercer, we closed the sale of our house. It took all of 49 minutes after closing our proceeds were deposited into our bank account! Throughout the process, Larry was incredibly empathetic, patient, & professional. Of course, I expected no less from a retired Chief & would recommend Larry & Herndon Realty to any of my closest friends & family who might need real estate services! Many thanks Larry - you are definitely the best of the best!!

Larry Mercer and the Herndon Company is the single best realtor and realtor company I have ever worked with. I recently purchased a 2nd home with Larry and his team for myself and my parents from nearly 3.5 hrs away without ever looking at the home myself. I had full confidence that what Larry was showing my parents would be to their liking and they would relayed their opinion to me. He will show you as many homes as needed and will even let you know his own opinion if the home is worth the price or if its better to wait. He does not take a "buy now mentality" mentality that you will find with several realtors to get you to purchase as soon as possible and even made us more patient than we would have normally been until we found the perfect fit. He walked me step by step through the process and I was able to do all the paperwork from Atlanta without making a single visit until the closing. My parents love Larry and his professionalism and I know we will be sending all of our family and friends to him! He has even checked in several times after the purchase to make sure everything has gone smoothly and if we had any questions. It was a pleasure for me to work with him and if anyone needs a personal reference or wants my further opinion, I have given Larry the right to provide my contact information. If youre going to purchase a home anywhere near Valdosta, GA, you would be foolish to work with anyone else. I have now worked with 5 realtors for several purchases and he was by far the easiest, most professional and most punctual of them all. You rock Larry!! Keep up the good work!

Absolutely ridiculous company. I went to VSU and used Herndon to find me and my wife to be at the time a safe and nice rental home. When I visited Herndon with possible rental options and to ask questions the lady at the front desk told me the main house was in a good location and was nice. After several ride bys of the house we decided to rent. Granted we only rode by in the day time which was a bad mistake. I moved in alone before we were married. The first night there my neighbors one one side were robbed. The second night there was a fight in the street. The next my other neighbor was robbed. The next week my truck was ran into and he person fled. I was there 17 days and the cops came 12 nights out of the 17. I left the house immediately and tried to ask them what I could do being that 17 days wasnt very long and I was basically lied to to get me to rent the location. I moved out and thought all was forgotten. Now two years later they send me a 1000$ bill saying pay or were reporting you. The money was from time the house was unrended and cleaning fees (when I left it looked better than when I arrived). After trying to talk with Herndon and make agreements and deals they said no one on their staff was allowed to give false info. Like having that rule stops them from ever telling a lie. Needless to say me and my wife had to pay them 1000$ right after we bought a house and found out we were expecting our first child. The experience with his company is one I pray I forget. Cant see how such a company can keep running.

This company needs help. They forgot to tell the owners of the house I was moving in 5 days early, something I had approved with them 2 weeks prior. I arrived at a dirty house with no working ac and bugs. It had been vacant for 3 months and had not been sprayed- they didnt tell me it hadnt been sprayed, they let me figure it out for myself. I confronted the company about this issue the same day I moved in and was told to buy a can of raid. I was killing 6-7 roaches per day in the house for the first 2 weeks I was there. I had a work order out for 2 weeks to get a weather strip fixed (which was where the bugs were entering the house) and for 2 weeks they told me someone would call to set up a a date. No one ever did. I told them never mind. Twice I specifically asked if the lawn would be/ had been mowed before I moved in and both times was told yes. It wasnt done. They also forgot to re-key the house. The property manager is a joke. I emailed him with my issues and included pictures but received no response. On many occasions I was told they would get right back to me but that never happened. Twice I inquired about the cost to move out, once to the property manager and once to the secretary, and, not to my surprise, was never given a response. Try another company! Wont rent here again.
