I lived in a Terry Flood property for just under three years, and I would say overall it was a positive experience. Heres the thing people need to remember: they are a business, first and foremost. I would like to take a moment to highlight a few things. Office staff: once again, they are a business. They are not going to try to schmooze you in order to get you into one of their properties. The houses are what they are, and if you want it, they make you work for it a little. Some are surprised by the hoops you have to jump through in order to get a rental, but if I were renting a property I own out to someone, I would want to make sure they were on the up-and-up too. They are not exceptionally rude, as some have stated. I have actually found them to be quite agreeable. Actual house: I lived in 3Bed 1Bath house built in the 50s (I would guess). I felt the rent for the house was reasonable, especially given the fact that I had a large dog. Now, this place was not the Ritz, and certainly didnt have fancy appliances etc, but overall it was more than adequate for what I needed. The kitchen counters and cabinets had been updated a few years prior to when I moved in, and the hardwood floors were well maintained. I did, however, consistently have issues with some shingles on the shed falling off, but after a few calls and fixes, the fix seemed to be a little more effective. I also had trouble with the attic fan turning out the pilot light on the water heater, but once I was able to balance out the air flow, things were better. Maintenance: All of my issues with maintenance were responded to in a prompt manner, and for the most part I think were handled well. The gentleman who works for their maintenance is a great guy, and I think does a great job on 99% of things, but in some regards the fixes would have been more adequately labeled "patches". This was most evident when I had difficulty opening windows in one corner of the house, and the solution was to pry them open with a crowbar, which caused significant damage to the window frames. Also, I once noticed a gas smell (which turned out to be a funky smell from standing water in the crawl space), and the gas company noticed that some gas line to the laundry room wasnt up to code, so they disconnected it. Moving out: In some reviews I saw people complain about moving out costs/billing for unexplained damages etc. My best advice is to document WELL the shape the house was in when you move in, take care of the place throughout (and communicate with them about any issues), and clean like a crazy person when you leave. When I moved in I took pictures of and wrote detailed descriptions of things that were not up to par, and made sure the list of issues was both given to the company and copied and in my filing cabinet. Throughout my few years there, I got permission for everything I did (planted a garden, etc.) to ensure it wouldnt cause problems for my lease. I also took good care of the place, and actually spent a fair amount of time improving the yard (removing volunteer trees etc). When I moved out, I was charged $50 to put the place back on the market early (I relocated to another city 2 months before my lease was up), and was responsible for rent and utilities until a new tenant was found. Very reasonable. In my case, new tenants took over approximately a month after I moved out. I received a check from Terry Flood today along with an explanation of charges. Repainting was prorated according to the amount of time I lived there, and I was charged for a new door frame (which I anticipated as my dog had a melt-down during a storm and chewed the edge of one). Thats it. No crazy, unanticipated charges. With that being said, a week after I moved out, I cleaned for SEVERAL hours, changed the furnace filter, all light bulbs, and filter above the stove. I also paid for lawn service. So, to summarize...its not fancy, but it was enough for me. The staff werent always chipper, but were very reasonable. Overall, it was a good experience.

My family and I just recently moved out of a home managed by Terry Flood Real Estate. I had seen some reviews and heard bad things about Terry Flood, but the home was a nice home and in a good location so I thought we would give him a chance. He isnt the most pleasant person and the lady that showed us the house treated us like we were criminals or something but I tried to ignore it. We also are responsible adults with children that always paid our rent on time and was never much of a bother to them. We have even lived in military housing several years and never had this much trouble. For the most part major things were taken care of in a timely fashion. The roof had to be replaced while we were there, we had some leaking issues, so it was taken care of right away. I made sure upon our move-in that I wrote down all issues wrong, as I had heard that he would pass any damages onto you if you hadnt documented them beforehand. The handyman came and fixed most of them. One issue that remained was the stair railing on the stairs to the basement. The top portion that attaches to the wall and holds it in place was loose so the handyman came to fix it. It really didnt fix it because the whole railing really needed to be moved up (especially since the holes already there were too big and therefore the screws would not stay in place to hold the railing). This is one item listed on our move-out inspection. We even accidentally left the hoses from the washer still hooked up and that was included in some of the charges, along with the basement bathroom sink not having a stopper (which it didnt upon move in either). We had the carpets professionally cleaned as required by our lease agreement. As soon as Terry came in to do our move out inspection he stated that the carpets were not cleaned well and needed to be done again. We were charged $220 to have them redone, per our move-out itemization list anyway. When they were cleaned they were the same as when we moved in. Plus who knows how long the carpet had been there. There were some parts were the carpet was wearing away and other parts where the carpet was not as tight as it should be and bunched up. All in all they kept our entire $1,100 deposit. I have never in my life dealt with such a terrible property management company and I have lived in some crappy military housing! I would highly discourage anyone wanting to rent any homes he manages. Likewise at looking at him to manage a property for you.

Often times when I read a bad review of a company, I usually give the company the benefit of doubt. I do this because some customers cant be pleased no matter how hard the company tries to please that customer. Well, in the case of Terry Flood Real Estate, it saddens me to say based on our experience, the negative responses left by others are more than likely ALL true!!! My fiancee and I were looking to rent a place through this company. We had just so happen to run across the reviews that had been left by others, but we didnt want the negative comments to cloud our judgment of Terry Flood Real Estate. We wanted our own experiences to be the determining factor of our decision to do business with this company or not! My fiancee began to speak of her calls not being returned; still we gave them the benefit and figured theyre probably swamped with other calls. Not until our most recent experience with unprofessional/rude behavior by one of the agents, during a rental showing, did we realize that the negative comments of previous renters are ALL more than likely true. It says a lot about a company that has this many comments, of which close to 90% are negative!!! The reason this says a lot about this company or any other company is because often times when we (consumers) have a negative experience, most often we dont take the time to leave a bad review, we simply take our business elsewhere. So, this leaves many unsuspecting potential future customers in the dark about the horrors they may soon face in dealing with this company (Terry Wood Real Estate)! I now see it as my duty to write any negative experience I have with a company, if not for my own good, then for the good of others. However, I think its just as important to leave comments when a company is doing something right or sincerely tries to make it right. In the end, we decided to take our business elsewhere and of course leave a comment about the experience we had with Terry Wood Real Estate. Since we didnt give them our business, we cant say what doing business with them is like, but based on most of the other comments left by those who did, its probably fair to say, at the least, that it would have been a very bad business deal for US! Lastly, I want to thank all those who left comments about their experience with Terry Wood Real Estate, because you may have saved us from making a huge financial mistake and untold emotional anguish!
