In August, 2011 Payne & Sons Construction Corporation completed a large and involved roofing project for Bradley Manor residents. They also acted as the general contractor for the replacement of damaged Air Conditioning Units and steel parking canopies. Bradley Manor is a complex of 208 condominiums units. Roof leakage and hail damage was reported after a storm in October, 2010. Our insurance agent was contacted to access the damages and verify the claim. Todd Payne met onsite with myself, Tom Anglin of Amcor Property Management and the insurance adjuster. After some discussion, it was decided that all roofs and A/C units should be inspected. Mr. Payne took this task upon himself as he climbed the ladder to identify hail damage on each and every roof. He marked all areas of the roofs and photographed them for future identification. In the process, Mr. Payne discovered that the areas around the fireplace chimneys were not constructed properly to keep water from pooling in those areas. The Payne and Sons crew made the needed corrections as they did the re-roofing project. Mr. Payne prepared an extremely detailed and extensive report on his findings for the Bradley Manor HOA Board. He also worked with an A/C Company to identify what units were hail damaged and needed to be replaced. He dealt with residents concerns and needs in a pleasant, professional and agreeable manner. Todd Payne is one of the most dedicated, personable, conscientious people. He drew up a letter to be sent out to all residents about the nature of the work that would be done. He then notified each resident when work would begin on their particular unit. He posted his own person cell phone number for any residents who may have questions. We had occasion to call him several times and he immediately answered or called back within 10 minutes. The people he hired to complete the job were of the same high caliber. They were promptly on the job every day. They were courteous and committed to their job. They went out of their way to clean up each and every day and they put down wooden planks so their dumpsters and trailers would not leave marks on the lawn. Todd Payne is an honest, careful and thorough person. When the job was nearly completed, Todd notified the Board that the project had come in somewhat under budget and they would like to throw a party for the residents, complete with games for the kids and catered food. We all look forward to that October day. Todd, thank you for restoring our confidence that a large contractor can actually provide true customer service as well meet the individual needs of a person and a community. Scheduled an appointment 5 days in advance and had to take time off work as they require the homeowner to be present for a free estimate. The appointment was between 3 pm and 5 pm. Got called from the inspector/employee at 3:35 pm saying he was on his way. Great! He wanted directions, so I gave him directions, he got concerned that he was not going to make it to his next appointment at 5 pm since he was in Chandler and I was in Rio Verde area. I told him it would take 40 minutes to get me. He was very concerned that he would get held up in the TSP Phoenix Open traffic on the 101. I told him we would make it through the bulk of the traffic before 4 pm. He said he wanted to call his office to reschedule, which I thought reschedule his 5 pm appointment..........The office called and the young lady wanted to reschedule MY appointment because the employee inspector got tied up in a traffic jam........LOL, I told her that I just spoke to the guy and that wasnt true....She said shed call him back, and get back with me which she did, she ended up telling me that the guy had a surprise B-Day party for his kid or something like that.......so which is it? Another closer appointment in town, a wreck, or a B-Day party? I told the office lady that I took the time off work to be at my house and that I would not reschedule. Imagine what the excuses would have been if something went wrong with the work they did, had I hired them?!!! NOT HAPPY AT ALL!! Oh and this was not a small job, 4,000 sq ft of flat roofing that needed resealed/patched and re-coated (with a current leak).

In November of 2011, my flat roof sprung a small leak after a storm. I was told that accumulation of leaves were the main problem but that the roof needed to be washed and sealed with 2 coats of elastomeric coating. After agreeing to the $4000 plus cost, the work was done as promised along with a 5 year leak guarantee. In March of this year, the exact same leak occurred in the exact same place, and I was told it was due to accumlation of leaves. They wanted to charge me close to $500 to clean and check the roof for leaks. I am left wondering what I even paid for as it was leaking before they put the magical coating on my roof. I am sorry but I think if the leak is still there then the coating failed and has nothing to do with accumulation of leaves. They also left the leaf grates off and tucked away in a corner which another person I hired to to remove the leaves for $50 found. Not exactly performance when it comes to service or warranty. Left holding the bag and will hire someone else to fix the pooling problem that is obviously what is wrong there. I replied to Mr. Paynes email with my concerns over his estimate and the fact that the leak is still in the same spot and have been met with silence. Obviously he knows I am right and is not going to do anything about it when it comes to "the warranty". What exactly did I pay for again??? Very disappointed and will not recommend to anyone.

From the beginning to the end it was an excellence experience. For the few concerns I had they were addressed immediately and resolved. The only thing that wasnt resolved was there was a six week lag time for the work to start and I was told it would start within two weeks. The roofing crew was early to work! They were here at 5:45 in their uniforms and ready to work. The first day they had enough shingles removed within an hour so they could load the shingles on the roof within 45 minutes. The crew was respectful, on time, clean and quiet as could be. The last day they stayed until after 5pm so they could finish the job (12 hour day in the heat). I would recommend Payn Roofing to anyone for their roofing needs. I was referred by Bev Young in Dobson Ranch (neighbor) and also Dobson Round-Up (monthly magazine). Also Richard who fixed our A/C condensation line was excellent and very pleasing to work with. Rafael the foreman, the crew, the office staff, the salesman Michael were excellent!

Was at home less than 5 minutes, was rude to my realtor, lied on inspection report and was all around a very shady business transacrion. We hired them to do an inspiration on a new purchase and they tried to say the house needed a whole new roof. Literally inspection report was a few sentences long. Has 2 other companies come out after them and was told roof was fine, it did have tiles that were broke that needed replacement and that was never even noted in the report. All they were concerned about was getting paid, didnt even care to know the ethics of its employees. Very discouraged as we were referred to them from a great home inspection company. I would not recommend them if you want an honest opinion.
