After reading the email by Jeff expressing his dissatisfaction in working with John, I felt it necessary to write one expressing my positive experience in working with John first as a Buyer, then as a Landlord and finally a Seller. Initially as a buyer, I felt John asked all the right questions in order to narrow the field of potential properties and did guide me to what I feel was the right purchase to suit my personality and needs. The transaction was completed without a single hick-up. Ultimately, due to economic changes, it was necessary for me to put my condo on the rental market. John succeeded in renting my unit in very short order. Later I was told by the tenants that if it wasnt for Johns professionalism and attention to detail, they would not have rented my unit. They told me straight out that they had become disappointed in their broker but had confidence that John would get the deal done, which he did without a hitch. Finally as the economy worsened, I decided to sell my condo. However, a problem arose in that I had promised the tenants that I would not list the property for sale during the term of the lease, i.e. there would be no showings to disrupt my tenants enjoyment of the unit. At my request and on my behalf, John approached the tenants and convinced them to allow me to list the unit for sale and negotiated special showing arrangements that would minimize any disturbance. The tenants agreed and again called me and told me that if it wasnt for their trust in Johns professionalism, they would never have agreed and were under no obligation to do so. Ultimately, John got the until sold and closed in seven weeks, closing in December of 2008. And we all no how hard it was to sell a condo in late 2008, especially one with limited showing engagements and somewhat unhappy tenants. In fact, given the limitations that were put on John, I am shocked that he was successful and in such short order. Thanks to John are in order. Now I am in the process of taking another look at relocating permanently to Ft. Lauderdale and only considered one broker to work with. John, Im looking forward to another successful transaction.

After meeting with John Sabia and retaining his services for a rental condo my fiancé and I were extremely disappointed and appalled with his unethical behavior and attitude. Throughout our search and the process of leasing an apartment we continuously had to check in with him on progress. That should have been the first red flag. He was very poorly presented, ie. very sloppy, unorganized and unprofessional to the point of awkwardness at times. More importantly, there were also moments we felt he was not on our side during negotiations, and more for the owners of units and their agents. After investing time and effort into our search with John, hoping that the description above was something that could be overlooked, we did find an apartment that we loved. We signed a lease and started going forward with our move process. To our disappointment the lease was broken by the other party. When asked, John offered no recourse or assistance. Instead he was the exact opposite, helping the other agent justify the reasons for breaking the lease. We shelled out thousands of dollars for deposits and fees, and are still unsure what, if anything, we will be getting back as they are holding those ransom until we release the apartment owners of any wrongdoing. In the end he actually made things more difficult. He deposited deposit checks he assured us would be returned, days after the knowledge that there was no longer a lease contract prolonging us getting our money back by more than two weeks. This whole process has been very disheartening to us both and we would not recommend any such business with this man whatsoever.

My experience with John Sabia was very good. I started off wanting to buy a condominium. John showed me countless available condos that fit my criteria. He was always punctual and was knowledgeable about the current market and each condominium building. He answered all of my questions honestly and also told me information that I would have never thought to ask about. I ended up deciding to rent instead of buying. Within two days of telling John that I had decided to rent instead, he had set up multiple showings. Once I decided on a condominium he helped me through the offer and acceptance process and was always available to answer any questions I had regarding the process. John was always professional and diligent. I would recommend that anyone in the market to buy or rent in the South Florida area contact John.
