Typically, there are only 2 reasons in which I would write a review. One for excellent service and the other to possibly save another consumer from a horrific experience. LMN was hired for a 2400 sq ft residential rehab. After reading other reviews under their former name KLM that changed to LMN our company decided to hire them. Mark required a 25% payment upfront at contract signing and for a rather large job and we agreed even though this is outside of what contractors typically do. Our job was scheduled to be completed in 4 weeks and we thought that was optimistic to start, however we learned that was as unrealistic as it sounded. After issuing 3 of 4 payments over 6 weeks we had to terminate the contract for a series of contract breaches. Our inspector spotted a series of building code violations for various issues such as; Improper water heater installation, kitchen elbows used in upper level bathroom piping, tub and shower drains WITHOUT traps, missing furnace exhaust vents on the rooftop following a poor roof install. We had to HIRE licensed plumbers and electricians to repair work they did wrong, and that is not all. LMN did NOT legally acquire permits for any plumbing or electrical work they performed and refused to reimburse the cost incurred by the owners for professional repairs even though they were contracted to follow the building code laws for permits and work to be performed by licensed persons where applicable by law. We had electrical wires severed that killed all power to a portion of the property and they never informed the owners or attempted to fix it. They actually instructed the crew to not disclose the damage to the owners. LMN installed a terrible siding job that contains 2 different colors in sections of the property. Siding trim was laid overtop rotted pine in the front and back areas of the home in their attempt to cut cost instead of replacing it properly. To sum up this review we experienced 6 contract violations from failure to provide waivers through the most dangerous of all being unlicensed workers performing work that must by law be accompanied by a permit and performed by licensed technicians. LMN had few skilled workers and no licensed plumbers or electricians for a 2400 sq ft. 4BR 3.5 BTH complete house renovation. They had no formal catalogs of product or pricing and attempted to use the least expensive material possible. Beware and Be knowledgeable on materials and select your own to ensure you get what you pay for. Our property on week 7 did NOT have one completed room. We had No kitchen, 3.5 bathrooms all missing major elements from shower doors, vanities, paint, etc. No carpeting in any rooms, No hardwood flooring, no garage door, No stair rail, banister, balusters, no gutters, no shutters, etc. I could go on and on for the list of what wasnt done. They did however, skim the walls, tile the bathrooms and put a coat of paint in most rooms in addition to the shady exterior work. They were paid 75% payment for 50% work in which 15% of that 50% is now rework. We chose to hire them because of price and its true what they say "You get what you pay for". Even smart people make bad decisions sometimes. Hiring these folks was a huge mistake. There are many great contractors to choose from. Choose wisely, sometimes paying a little more will get your job done right and safe by the experts who have been serving us for decades and are proud to continue serving us. LMN appears to do good wood work on images that are actually theirs.

The contractor is currently an hour late. Ive called several times. The one time someone answered I was told the guy is on his way I asked what time they thought the guy would be here I was told I dont know. Unprofessional to say the least. An appointment was book days in advance. For $350 for an estimate you should be on time.

Read the reviews online and decided to work with LMN despite mixed reviews, some with good experiences, some with bad. Ultimately, this was a horrible mistake as LMN gladly accepted 2/3 of my payment and has only done about 10% of the work and has refused to return to the job site.
