While we have only lived in the complex for a month and a half, thus far we have had an almost entirely positive experience. Having moved in 17 months after construction, most of the kinks seem to have been worked out. At the time of our tour, the staff initiated the conversation about their parking challenges and informed us that a solution was in the works. True to their word, within a couple weeks of our move-in date a letter arrived, informing tenants of the new solution. Parking has not been a challenge since with the exception of someone else parking in our Reserved spot but a simple letter on their windshield seems to have solved the issue. With apartments comes noise from neighbors, with apartments comes inconsiderate people who dont pick up after their dogs or let them illegally run free, with apartments comes repairs from traffic & use. Thus far, the staff have quickly answered emails pertaining to any concerns, questions, or repair needs. The concerns that I have could be seen as picky if it werent for the "Luxury Apartment" description. 1) the flower beds are neglected and have not been weeded or mulched since we moved in, allowing the watering lines to remain exposed, 2) though a beautiful pool is on grounds, it is small considering the sheer number of units that it supports and there are no "lap swim only" hours for those who would like to utilize it for fitness (maybe 8-10am would work?) For the limited hours, I can only imagine the swarm of kids this summer. 3) Those with garages are now required to park their vehicles in them. Thats fine for people from the north or those with luxury autos, they are used to that. But for many, those tiny garages have served as a workshop and the change was not welcome. If Breeden were to build detached garage-and-a-halfs, they would be better able to work with tenants who need work space within their garages, and they would be in high demand. As it is, when I park my Galant inside the garage, the bumper has to be within 6 inches of the metal storage shelving that we have at the rear of the garge in order to shut the garage door, and neither the driver nor passenger doors can be fully opened. I can only imagine what it would be like to park a F350, an SUV or a mini van in the tiny garages. They are truly squeezy. 4) the dishwasher and frig are the smallest that I have ever had in a rental property. We have always been able to wash our coffee cups and tea glasses on the top rackn but not so now as the top rack is too short for them, and our acrylic tea glasses are now peeling because of it. Be prepared to hand wash your 20oz. coffee cups, your protein shaker cups, and your 20oz. glasses. Also, due to the size of the frig & freezer we had to switch from grocery shopping every two weeks to weekly shopping. Two weeks of meat and veggies simply dont fit in the apartment sized refrigerator/freezer. Design wise, the stone counters in the kitchen are almost twice the thickness of the stone bathroom counter, and are all simply beautiful. Though the kitchen cabinets do not include an upper corner cabinet, the lack of one does allow for a light to be stationed above the cabinets and the cord to be dropped behind cabinets and plugged in to a standard outlet. Also, repairs are arranged and carried out within 24 hours of a request, and the staff have been very busy but also very pleasant. I do recommend this property, but be sure to walk in with eyes wide open, recognizing that they are "Luxury Apartments" and not luxury houses. K. Duke

Breeden Company-Lies, Greed and Slumlords- We moved in back in March of 13 from out of state, and right away they pulled the ole’ switch-r-roo. No where near as nice of an apartment they showed us, we landed up with popcorn walls, cheapest carpet known to man, leaky pluming and more. The entire complex has never adhered to the leash laws of it, but things were tolerable. Then Breeden took over in May and from that point on things went down hill. We complained that our sliding glass door didn’t work when we moved in, a year plus later still doesn’t work. Any time it rains roaches and bugs crawl in so we have to go over the carpet before our baby can play in the living room. In July of 13 there was a hole in the ceiling of the living room and bathroom, it took NINE months to fix. So two rooms we would not allow our daughter to play in for fear of lead poisoning, of course they never provided us a lead information sheet when we moved in. They routinely forget to cash checks, maintenance is deployable. Calls to corporate go unanswered and more. The lights in front of our apartment were out for 4 months, which is scary considering the aggressive dogs, drugs galore, and the fact the apartment next to us had squatters for a month. Why are we still hear, while on cruise in March our lease lapsed and a month later my wife was notified sign a new lease or move out immediately. We’ve already spoken to legal and are pursing avenues else were and are planning on breaking out lease. The former residential manager agreed to release us, then in April the entire staff was fired. New personnel had no record of what was going on, barely even had a copy of our lease. We were told they’d call us about our issues never did, delay, delay, delay. Moving in here was the worst mistake of our lives, RENTERS BEWARE. And if you want a good night sleep with all the noise forget it, better luck in a roach motel, and more sanitary there was well. There has been a sign “under new management” up for over a year, I guess they are trying to dope people into thinking there is hope for this place, guess what THERE ISN’T. UPDATE: After finally getting a hold of regional manager and getting her to agree to meet us, called from a blocked number so we couldn’t set up a time. Finally showed up at the complex an hour later than planed and upon immediate introduction she rejected meeting with us do to the fact we have carry counseled. Figures another item of this desolate community. Without even asking a question about our concerns of safety or anything, there’s the door! My wife called and offered to voice our concerns over the phone since they don’t honor gun rights in person, was told we would get a call back. 2 hours later still nothing. It is obvious they don’t care about anyone’s concerns and only responded this time due to facebook

After renting from Emerald Point and experiencing horrible customer service from them I swore that I would never rent from a place managed by Breeden Company. However , after having to go above management at Emerald Point I did find that The Breeden Company does care. I spoke with a lady Named Betsey and she was able to change my mindset about Breeden Company and the way they handle business . I cant say they care about their tenants but I can at least say they do care about their company name and how it can potentionally be portrayed in the media. I say all of that to say this. If you rent from a Breeden Company property and you are experiencing extreme difficulty with proof of evidence and you have been very patient and understanding do reach out to The Breeden Company. I contacted them via their website and did receive a response in adequate time. I still stand firmly by my Google review on Emerald Point and although I do not plan on ever living at another Breeden Property I can say they did respond when all other means of resolving my issues were exhausted. I am not intending to take away from the other reviews on The Breeden Company but I actually contacted The Breeden Company and did not just write a review based on what I experienced at the property. I spoke directly to The Breeden Company and was able to properly assess the company for thi review (just food for thought before you completely write them off) The only thing I would advise Breeden Company to do is to have more insight as to what is happening at the properties they manage because what I experienced is Blasphemy. Unfortunately my experience with Emerald Point will forever stick with me and I do not believe I will ever be able to fully refer anyone to a Breeden Company Property.
