We are about to become happy homeowners thanks to a treasure of your office, Karen Arbutine of RE/MAX Central Realty. We were even doubtful this time that we were going to partner with a buyers agent. We started our search unrepresented. Then we met Karen, in seeing one of her houses, and were immediately convinced that she would be essential for our hunt for a home in Lake Nona Country Club. Her knowledge is incredible. She knows the history of the area, and often the history of individual homes. She knows about building construction and quality, or lack thereof. She identifies considerations important to consider for re-sale. Karen has an uncanny ability to read her clients. She puts this quality to work exclusively for her clients interests. By listening to us and our individual taste, she knew before we did which house matched us best. But she never pushed. Only when we asked did she respond with her opinion of which house matched us best. Karen is amazingly responsive. The poor girl ALWAYS makes herself available, and does so without a note of hesitation in her voice. She gives her clients the sense that she really enjoys what she does (which, unfortunately for her, may lead clients to take advantage of her generosity with her time... as no doubt we did). And what a hard worker! We could tell that Karen is in a class of her own with going above and beyond. In attempting to close on the house were purchasing, we ran into a major snag, which nearly killed the deal. The sales agent put in little time, effort, or imagination to keep the deal alive. Karen was the exact opposite. She spent hours researching, cajoling (diplomatically) city officials, and saving the deal. The sales agent has no idea how much she owes Karen, who easily could have let the deal fall apart, and simply await the spring wave of new houses to hit the sales market for us to shop. Throughout this whole process, Karen has really felt like a friend. We all know the kind of person who pretends to be very friendly to clients. But Karen is the real deal. My wife says she is "pure class". Our hope now is that Karen is representative of the people we will find living around us in the Lake Nona area. We know this is an unrealistically high hope. But at least were happy to know that well see her driving around our neighborhood, and that we can stop her from time to time to catch up with our friend. Please share our heartfelt thanks. My wife and I just bought our first home and we found Karen through a recommendation from a friend. She was awesome! We really didnt know what we were doing when we first contacted her. She started by explaining how the whole home buying process works and what to expect. She asked us what our main needs were and immediately identified a few neighborhoods she knew of that would provide what we were looking for in the price range we wanted. She quickly started sending us house listings to look at and she was ready to jump in and schedule a viewing any time we saw a house we liked. She made sure to show us lots of different options and talk through what we liked and didnt like so wed get a good idea of what we could afford and she could get an even better idea of what we wanted. Every house we put an offer in on was a great option and although it took a few times to get the hang of it for us, we ended up with an amazing house we love that meets all our needs. She was always very responsive and ready to do whatever we needed to get an offer in by a deadline. On top of that, Karen was always available to answer any questions or offer advice or references for people who could complete work we needed done on the house we landed on. She never pressured us into making any decisions and always made sure we thought through everything. We felt very well cared for and that she truly wanted to find us a house that was right for us and our circumstances. All the people she referred us to for work on the house have been awesome. If you are looking for an agent to help you find the right house, you will be very happy with Karen. We will definitely use her again when we are ready to sell some day, but we cant imagine that being soon because she did such a great job of finding us a home we love so much that fits what we need now but also gives us room to grow into what we might want later.

Karen was recommended to us by close friends who had been super impressed with her sale of their home. We interviewed Karen and two other recommended realtors. She was much more thorough in her assessments and marketing plan, so we had no trouble selecting her as our realtor. She immediately began the marketing preparation for our home by advising us what things to do for sale preparation and equally important what not to do. This saved us thousands over what we initially planned for prep cost. She also posted a for sale sign in advance of our listing and provided advance information to select realtors. She also met regularly with us as we approached the listing date. Due to her proactive marketing our ultimate buyer saw her for sale sign before the home was listed and set up an appointment to view the home right after our marketing pictures were taken. To shorten the story they bought our home the same day it was listed for in essence full list price. The beautiful marketing brochure Karen prepared for our home was not needed. Then her attention to detail continued to insure the sale was successfully and quickly completed. This included meetings with the buyers realtor and coordination with the home inspector, the appraiser and the closing agent. It was a perfect real estate transaction! Her honesty and openness earned our full trust and we are able to recommend her without qualification.
