I would give this company a zero if I possibly could. Butler Property Company is the management company for a house that I currently lease. My air conditioning went out on Saturday 7/29/17 at about 7 PM in 90+ degree Texas heat. I called the management company and selected their after hours emergency answering service line and followed the prompts for AC issues. I waited on hold on the emergency line for 25 minutes before speaking to a person. Once I spoke to the individual, I was informed that I would get a call back regarding when the AC could be serviced. I never got a call back. I called back to Butler Management company at 1:00 PM on Sunday 7/30/17 and again spoke to someone at the answering service who informed that my home warranty would need to be checked before anything could be done or scheduled. I asked how long that would take and wasnt given a specific answer. By 5:00 PM and with a house sweltering with 80-90 degree temps inside and an 11 year dog that wasnt standing the conditions, I tried to call the answering service for Butler but again couldnt get an indication if or when someone was going to fix my AC. I had to resort to calling the AC company who services my office building. He came out within 30 minutes and temporarily fixed the AC issue so that at least I could sleep at night and my dog wouldnt die from heat stroke. I then called the home warranty company Old Republic on Sunday night and found out from Old Republic that Butler Management Company had never even contacted them regarding my AC issue. Old Republic took my work order and gave me the name and contact number for the AC company that would be servicing my unit. I called to speak to Will Butler, the owner of Butler Management Company, to inform him of my frustation dealing with his company and their after hours call center. Mr. Butler made every excuse under the sun and referred me back to my lease as well as to some Texas statute regarding AC issues not being an emergency. Therefore, my situation wasnt considered an emergency and apparently, the call center and the management company had no intention of doing anything to help me over the weekend. If that was the case, why wasnt I informed of that upfront instead of being told that they had to check with the home warranty plan? Even if the AC issue wasnt considered an emergency, the Texas temperatures have in the 90s and the inside house temperatures have been in the 80-90s without a functioning AC unit. Incredible how I can call my AC repairman who temporarily fixed the problem in one hour and couldnt believe that no one had called me back from the management company. I am sure that if Mr. Butlers home didnt have air conditioning in this sweltering heat that he wouldnt be happy until waiting until Monday to get someone out to his house to repair it. Since the home warranty AC company cant make it to my house until Wednesday, I guess the $543 that I paid my AC guy for a temporary fix was well worth it. I own a medical office building and never in a million years would I treat my tenants in this fashion. My recommendation would be to never use this company. Mr. Butler had zero compassion and kept referring to my lease and the Texas Statute that AC problems werent considered an emergency.

We came across Butler Property Company from a recommendation from a friend, and then found overwhelmingly positive reviews online. Will Butler was quick to return my call, polite, informative, and he answered all of my endless questions. They were not the cheapest company I interviewed, but after working with them for almost two years I can say first hand I have been beyond pleased with the staff, the tenants they placed, the speed at which my property was rented, and their attentiveness to my properties. I have even hired them to represent me in the purchase of two additional properties. They are as good at helping with sales as they are with the management.

They made everything seamless during our move and with the lease. I will and would recommend them to everyone. Excellent company with excellent people!
