They became property management for my unit after having an anti harassment suit with my actual landlord. Mary was very nice in the beginning but once i began submitting repair requests she demeanor changed. I submitted a hand written repair request in November 2014 and finally in April they began to fix minor problems I had. Almost 5 months later i got upset with Mary over text and email believing she was ignoring the many requests. I had to go as far as inolving the BBB (better businesses bureau) to make them movethwir buns to get working on my unit. We had roach issues on this property since we moved here and they did only a kitchen treatment once and then finally my whole apartment aftet i had to complain again because they only kept spraying my unit and not everyone elses. I was accused of being dirty, when i stay home with my 3 children and all Im doing all day long is cleaning and taking the trash out daily. Furthermore, Ive had a hole in my ceiling for the last 3 weeks the cwiling was leaking and it broke through. So my bathroom smells like the mold from the interior of the building and the hole is because the ceiling fell through because the water was sitting for so long. We are at the end of our lease and i paid a LMR (last months rent in December of 2013 and never used it. When i mailed in my request and told her over the phone and through texts she didnt allow me to use it and instead kept the $660 rent check we accidentally placed thinking we were supposed to be out in November. I have nowhere to go and my family and I will be homeless now. she is forcing me be homeless and to have to take her to court to get my money back. When all the paper work is right in front of her she says she never recieved my repair requests and that she mever knew. There was no walk through inspection done and no checklist for either units i rented here. My husband broke his arm and has been on unemployment and she still kept the only money we had to our names. Although the business relationship was handled poorly and Mary has told my husband to shut up on a couple heated phone vall discussions, i still believe they are nice people. God bless them anyway.

I just signed a lease with Mary P at one of the property that her company manages. My husband and I find that she is professional, straight forward and pleasant to talk to. What a breath of fresh air! My husband did a walk through the property before we signed the contract and we missed some things or issues on that list. The next day I emailed her and made known that garage door did not lock plus 3 more issues. That very same day she contacted me by phone and told me that she has reached out to a garage door company to installed a brand new garage door plus the other issues will be addressed and noted. To my surprise the order was made for only 1 remote not two. Again, I got hold of Mary and she immediately agreed to issued 2 remotes and installed a keypad for the door. How many companies do that? Not many, if lucky 1 remote will because most companies cut down to save cost. In addition, she has been so helpful and thorough with the safety of the tenants. We have gone through agreement and she has pointed the things that they are responsible for and vice a versa. Nevertheless, one of the women from her office (I apologize, I forgot her name) called me today to let me know of what my next steps are in transferring utility bills under my name. What I am getting at here is the fact that they communicate very well with their tenants and that is the number one thing that a lot of people over look when things start rolling and going. My family and I are looking forward to our new home that we know we will feel safe in. Mary will always be there to answer any concerns or issues I have and she will respond promptly. I will personally refer my friends, co-workers, relatives or anyone to Blue Emerald Real Estate as they are professionals and care for the safety and concerns of their tenants. Kudos and Great Job to the staff of Blue Emerald Real Estate!

Great place! We were in our lease for 3 months and the landlord decided he wanted to sell. Not only did Mary work with us on taking a month to move ( thats great and did not feel rushed) they waved a full month of rent so we could have hired help which is really nice because I was having complications with my pregnancy at that time. Plus gave our deposit back in full. Mary found a new place for us to move into. It was perfect for our family. It is the same amount of rent and a bigger place with a beautiful yard. Mary is very good about responding within a reasonable time. Just today our place we are renting from had a pipe burst in the bathroom and my husband sent a picture to her business cell, within a couple of hours ( early this morning) there was somebody at our door to fix the pipe. Made me feel good about how fast that was taken care of because we have a newborn and need accesses to water. I love how fast they work on fixing things and are great company to rent from. Mary has never been rude/lied about anything like some of the property rentals I rented from in the past. Not only is Mary very professional, but every time I call the office and speak with one of the employees they are always very friendly and helpful."I recommend Blue Emerald Real Estate Co & Property Management highly!"

My wife and I own a rental property and contracted with Genesis (now named Blue Emerald Real Estate to provide property management services from 2011 - 2015. We lived in another state. Genesis/Blue Emerald was contractually required to perform an initial inspection of the property to ensure proper protection of our asset and failed to document garage storage cabinets that were hung in our garage (pictures of our property should have been taken). When we moved back into our rental property in May of 2015 we discovered the cabinets had been stolen sometime during the past 4 years. Had the property manager conducted proper inspections (including photos) it would have been obvious which tenant stole the cabinets and their security deposit could have been held when the tenant moved out and used it to replace the cabinets. After requesting a fair replacement value for the cabinets (including installation) of $1160, the property manager refused to send us the full replacement value and only gave us half. We even referred two family members to Blue Emerald over the past 4 years, who are now customers of Blue Emerald and they still refuse to make us whole. Mary Petrelli is the property manager responsible for the mistake. Avoid using this property management company at all costs.

These are the worst people to rent from. We spent several thousand dollars improving the property. Then when the 2 bedroom basement apartment started flooding, they did not fix it. Which led to the damaging of most of my furniture. My renters insurance said ti was a structural issue. Mary refused to fix it, or to pay for my damages. We agreed to walk away with her letting us out of the lease and me letting our damages go. This has not been honored by her, she has left bad reviews for us and never admitted to her wrong doing. This is the worst rental company in Washington state. NEVER DO BUSINESS WITH THEM THEY DO NOT CARE ABOUT YOU OR THE HOUSE YOU RENT FROM THEM THEY ARE BAD PEOPLE
