READ AND TAKE HEED!!! I read the reviews prior to renting with this company and thought it couldnt be that bad, however IT WAS WORSE!!! I rented an apartment at the Arbors in Tempe. Aside from Diana Creason being the rudest and nastiest person Ive ever had to encounter with an equally rude staff, the apartments just are not safe. The windows are made of plastic and easy to break without real locks. The water heater leaked for weeks and I went 3 days with no hot water because she sent her nephew in law to replace it and he never installed a water heater. Eventually she sent her husband. The entire area where the water heater is located is filled with black mold. The company rented an apartment 2 doors down to a prostitute and her pimp and yes I was outside when the police arrested her for it. A few weeks before that the police raided an apartment because they were selling drugs. Do yourself a favor and believe what you see in the reviews. Update to response from management: I m on here to respond because I feel very strongly about this issue because I read the reviews and ignored them! Read all the reviews, the majority are 1 star. Notice in the response she said nothing about the mold, the drug raid or the prostitute because it is true. Also, the plastic windows you can get into with a butter knife are ALL true about the property. If you go visit it check and see also request to see the water heater. I stayed because I have a work contract and I got to work in less than 5 minutes from that location plus I have a firearm. That is it. I did not address the other issues I had with her personally on the review but there are plenty. Pay attention to what people are writing in these reviews also read the management responses- a lot of those are rude and nasty as well. She even told a former resident she would rate them with 1 star. A true testament to how unprofessional the manger really behaves. We all are busy but several of us have taken the time to write about our bad experience to save others from experiencing the same headache.

Thursday, Sept. 29, 2016: The Day Customer Service (Officially) Died Call from me to Sundial No. 1: Instructed of the address of an apt that looked good, was given lockbox code to get in. Call to Sundial No. 2: Me: "Im at the apt, there is no lockbox on the door." Receptionist 1: "OK, let me find out and get back to you." No call back. Call to Sundial No. 3: Me: "OK, I found out theres a back door with a lockbox, but the code I was given doesnt work." Receptionist 1: "Ok, let me find out and call you back." Waited 15 minutes, no call back. Left Call to Sundial No. 4: Me: "Id like to complain about not getting a call back." Receptionist 2 was so unhelpful and rude, I asked for HER supervisor. She hung up on me. Call to Sundial No. 5: Me: "Id like to complain about the person who just hung up on me. Let me talk to a manager." Manager: "Im a manager, I heard your conversation with her." Me: "So youre a manager, and you heard her hang up on me?" Manager: "Were in the rental business, that happens." Thinking this didnt sound like a manager, I asked for her last name. She refused to give it. Refused to give me the name of her supervisor ... If there really is a manager/owner of this place, please call me (you have my number) and let me know how I can better help your staff help me. Im sure its all just a series of misunderstandings, and your people are super nice and responsive!

Rented a place for 9 months and moved out the minute my lease was up. Landlords, if you want quality tenants who will pay on time and renew their leases, dont use this company. Paid every month, on time, and got out as quick as I could. On the day of move in, I discovered half the outlets didnt work. Also, none of the phone jacks worked and I couldnt hook up internet. The ceiling fan stopped working. The garbage disposal didnt work, and the dishwasher backed up every time you ran it. Sundial was uninterested in fixing these things. No one will return your calls. Courtney was always "busy" and was rarely available take your call. If she did take your call, she was rude and snarky. Forget about a response to an email. I finally got them to agree to send someone out after a month. He didnt bother to show up the day we were scheduled. Another week goes by and he finally came to fix the dishwasher, but just shrugged and said Id have to call the manager again to get the outlets/phone jacks/ceiling fan fixed. Long story short, nothing else ever got fixed. The most ridiculous thing about this, is that Courtney advised me fixing the electrical outlets and phone jacks is the tenants responsibility. I did get all of my deposit back when I moved out though, so great job doing the absolute bare minimum of real estate management.

Tenants beware...landlords must love these people. But if you are renting a unit managed by Sundial, be prepared for all kinds of surprises - they are rental Nazis - and youll be signing away your privacy and other rights. Read your lease carefully, there is about 20 pages of small print that is not the norm - cant have friends stay over... dont expect pest control... cant have an animal visit premises even for a minute... they will take hearsay by neighbors as fact and fine you without talking to you... in fact youll pay random "fines" for mysterious infractions... if anyone in your household gets arrested for any reason including peaceful protest or mistaken identity youll get evicted... "spot checks" will be conducted... they have a bad case of selective memory - if its not in writing it didnt happen... and of course kiss your deposit goodbye... the list goes on.. for a while... We witnessed all these things and lived thru some in less than a year and couldnt wait to leave. Advice to a1ll is to stay far away and rent from anyone else, they may be nice in the beginning, but once you sign, good times are over and your dirt.... run run run as fast as you can to any other rental you can find.

UPDATE: after continued attacking behavior from this company I have filed a formal complaint. We have since then found a lovely home with a company that really knows how to treat their clients well! Sun dial should be put out of business honestly. We were upset about the WAY WE WERE TREATED. Not the face that we didnt get the house from them. Diana and rest of this company need to learn the difference between what they write in an email and how they actually are communicating with people. I would get one worded email responses from her. How unprofessional!! The home we toured was beautiful but the staff is really lacking. Almost impossible to get someone to call you back. When I would email, most the time I only got one worded responses. When we were declined they couldnt even give us an exact reason why. Waste of time, waste of money and Diana really needs to learn some professionalism or people skills. It seems other reviewers have also had terrible experiences with her so I guess that makes me feel like Im not alone in this. But honestly, Ive never been treated like such trash by a property management company ever!
