Buying and selling a home can induce enough stress on its own, but when you are also 9 months pregnant and with a toddler in tow, it is probably top on the what-not-to-do list. Our realtor, James Tan, however, was phenomenal in helping us buy a new home and sell our old residence, and though he couldnt necessarily help us in the newborn baby department, he did all he could so that our home buying and selling process was more than a positive one. Earlier this summer, my husband and I started toying with the idea of buying a larger home for our growing family. Though we werent seriously looking at the time, James listened to all the details of our wishful thinking, and upon our consent, sent us periodic listings of homes that might be of interest to us, when lo and behold, we actually came across a house that we fell in love with. Given our situation, it would be an understatement to say that we had our concerns in moving forward, but James facilitated the whole process, making fitting and knowledgeable recommendations when applicable, so that in a little over a month, we were in our new home. First, we would only be able to purchase the new home upon the sale of our old, and our house wasnt even on the market yet. Still, James encouraged us to make an offer for the new house, and because it would be a contingency sale, which often isnt as attractive to sellers, he suggested that we make it a clean offer at asking price with a 45-day close, and after speaking with the listing agent, our offer was accepted! Since, the purchase of the new home was contingent upon the sale of our old residence, timeliness was a critical factor. James immediately put our home on the market that night, confident that with a competitive price point, we should be able to get many offers. He came over the very next morning to take high-quality photographs of our home to complement the listing and then developed a plan to hold open houses for two consecutive weekends. His hard work paid off in generating a lot of interest and many prospects, two of which put in offers right away. James was able to negotiate between the two parties and got an offer which was $20K above our asking price with an additional agreement that the buyer would agree to purchase the house even if the appraisal did not meet the purchase price. James foresight in negotiating this last part of the offer proved valuable, as our house did appraise lower than the offered price, but because of the agreement, we were able to proceed with the sale. Everything in terms of the timing of the sale and purchase of our new home could not have proceeded more smoothly. And given our situation with a new baby on the way, James negotiated with the buyers to allow us some extra time in our old home after the sale, so that we would be able to move at a more leisurely pace. James Tan is incredibly professional, and his know-how and experience allows him to handle any issue that may arise. He was also incredibly flexible in working with our sometimes odd schedules (speaking to us on the phone many times after 10pm) and showed us time and again that he aims to protect his clients best interests and put them in the best situation possible. Lastly, James is one of the hardest working professionals I have ever met; he gives his 100% to satisfy his clients needs and wants. The house buying experience can be stressful, but James was excellent to work with, giving us the information we needed and guiding us throughout the process, which made the experience a positive one for our family. I would highly recommend his services to anyone interested in buying or selling a home.

I wanted to buy my first home, of course I wanted a beautiful home, one that still looks new, in a good neighborhood, good schools and so on, and I wanted a good deal. Plus I did not have a lot of money to put down. So I didnt expect the whole process would be quick and smooth sailing for me. But kudos to James Tan, who did such a wonderful job as our real estate agent! We had to look for some time but he found me a house, a short sale, which is a newer home, in a great area, and at a very decent price. I submitted an offer for the home, but I got outbid initially. So we looked at other homes, but we could not find a better one. During this time, James continued to monitor the market. He noticed that the house came back on the market, immediately alerted me. He submitted an offer for me the next day, and he structured the offer so well to make sure that my offer was very strong (not necessarily the highest). He contacted and convinced the listing agent that I was the best candidate. There were many offers on the property, but thanks to James Tan, I got the house! Once the offer is accepted, I then had to wait for the short sale lenders approval. That took a while. But James was so patient, he kept me in the loop, updated and helped me at every step of the way. Recently, I closed escrow and now I am the proud owner of a great house. I am very happy with the purchase and grateful for the service that James has provided. He even got me a handyman to repaint the house and a housekeeper to clean it up before moving in. James is the most knowledgeable person I know, on every aspect of real estate. This was very helpful because I had plenty of questions. He always provided me with answers. If he did not know the answer, he knew where to get the answer for me. I would highly recommend James as a real estate agent. You will not be disappointed!

We recently bought an investment property and James was our agent. Its our first investment property, so we had lots of questions and James always took the time to answer all of them. We have worked with other agents when we bought our residence and these are the things James stands out on: - He is very knowledgeable of investment properties in the local area and gave us a lot of useful pointers about what to look for in an investment property and how to find/screen tenants - During the purchase process, he follows up/co-ordinates everything for you...from the mortgage folks to arranging for the home inspections to home insurance to even making sure the title company sends the check to the correct address....he is a one stop shop for home buying and really makes the entire buying process as easy as it gets - He is really looking out for your interest instead of just hurrying you along to close the deal so he can get paid. We can see this when he arranged for of the highly rated home inspector in the area instead of just finding some random guy to do the inspection. Also, he took the trouble to arrange us to get a home warranty which I never thought about getting but glad I did cause I ended up using it. - After the deal closed, James continued to help us out with the entire tenant screening/application process. He even hooked us up with a great handyman. Overall, it was a great experience working with James and would love the opportunity to work with him again in the future.

Early this year, James helped me sell my home. As our listing agent, I felt that James listed our home at the optimum price. Not too high to scare off buyers, and not too low to leave money on the table. He was excellent with marketing the property. He was very diligent in doing an Open House, every week. He sent out postcards to the neighboring properties, email blasts to other agents, and even door knocking to invite people to the Open House. He used a professional DSLR camera to take many pictures of every room and selected the best 25 for the listing and a single property website. He also created a virtual tour of the house that promotes additional buzz for the house. He even uploaded a video to YouTube. Because of his hard work, even though the market was a bit slow, James was able to get me a decent offer. Having dealt with many realtors in the home buying and selling process, I can tell you that James is one of the most professional realtors that I have ever met. He makes sure that your interests are protected. Finally, James is one of the hardest working realtor that I know. When push comes to shove, he is up at all hours to get your house bought or sold and to get the job done. The house selling/buying experience can be stressful, but he is excellent at guiding you throughout the process, and giving you the information you need. I would highly recommend him to anyone interested in purchasing or selling his/her home.
