Glenn gave me such a wonderful experience with buying my first single family home. Im actually sad I dont get to be in touch as much since he is such a cool guy! Less than thirty days after choosing Glenn, I got an accepted offer - and I thought my requirements were really picky, too! I had a relatively tight budget, needed a separate space work-space for my photography, and wanted something relatively move-in ready in the hot Los Feliz or Silver Lake neighborhood so that I could easily commute to DTLA. I had been looking for a house for a while while also selling my downtown condo and changed agents due to my previous agent being at best aloof and sometimes downright unhelpful - I was tired of doing most of the research myself and getting long emails with new houses that popped up that were in our price range, but not carefully reviewed. I would guess a home was priced low or high with only superficial input from the agent. Whenever I backed down from a home, my former agent would tell me I should get "serious" about the home search (even if it meant getting out of my price range!) - so I was starting to get frustrated that I was doing most of the leg work and getting indirectly and sometimes even directly chastised about my lack of experience, so I decided to move to another agent. Glenn Shelhamer was completely different and we I am happy to have hired him - he is worth her salt! My girlfriend and I have been following glenns blog silverlakeblog during the first five months of my home search and had noticed that most of my favorite listings showed up on his blog with thoughtful comments, and then some. After reading some shining Yelp reviews, I reached out to Glenn - and his first comment was whether my former agent was still working with me as he didnt want to step on anyones toes. This just highlights how Glenn is considerate and professional even when it comes to the competition. And one more catch - this was the end of February, and we were to be traveling out of the country on business for three weeks starting the end of March. And so the search began - Glenn asked my style of home, I sent a few examples from my first five months searching, and he responded with a few listings to make sure he had my tastes right. I found two homes on Redfin and went through open houses one weekend on my own and sent over two candidates asking for his opinion - very quickly he responded in favor of one due to a list of pros and cons that were well thought out, including some information not available on Redfin that was pretty much a deal-breaker - and I decided to go through with his recommended choice in Los Feliz Franklin Hills. I submitted a strong offer after Glenns estimates based on comps in the area the day after the open house - but the seller said he wanted to respond after hosting another open house, presumably to gather more interest. Knowing that the home was attractive, I slowly continued my weekly tradition of gathering more homes to view the following weekend. What could I do, right? The day before the second open house was supposed to be held, Glenn gave me a call and mentioned that after some convincing on his end, the seller was willing to respond before the second open house as long as we presented a best and final offer - at Glenns suggested price range, I submitted a number that I was comfortable with and an hour later I rejoiced when I got the acceptance! I was very happy not to have to participate in the countering process. Note that this was a week before our three-week Russian trip out of the states! Glenn assured me that as long as we had internet connection that everything would be fine. Excellent service with excellent knowledge and professional and friendly communication throughout. I would work with Glenn Shelhamer again in a heartbeat and recommend him to anyone looking in the Los Feliz or SilverLake area.

Buying a house was a big step and commitment is quite scary and having Glenn Shelhamer on my side helped so much! We looked at a lot of properties in Silver Lake to figure out what exactly it was that I was looking for as my new home. He was always very quick to contact the sellers and listing agents to set up appointments to view the house. We searched the whole Silverlake/Echo Park and Los Feliz area and in the end it came down to a certain new development that I was interested in. Glenn gave me lots of insight and his opinion on the market and values and the area. It was very competitive and I was so glad to have Glenn as my agent to deal with the developer and putting my offers in. In the end unfortunately it got out of hand and out of my budget that I had to back out. Glenn was the one that told me we need to move on and very understanding and eager to help me not be disappointed but to take a breath and re-evaluate what my goals and plans were. To our surprise just after a few days and looking at new properties I found the perfect house which felt like home and I knew that was it! Right away Glenn got in contact with the seller and also evaluated what kind of offer I should put in by searching past sales in the neighborhood and comparing sizes and conditions of the houses to others. The house had been on the market for a little while and we put in an offer $25,000 lower than asking price and it got accepted!! Oh, Glenn also warte a nice letter and included pictures of me and my boyfriend which may have helped a lot Im not sure. From there on he was so extremely helpful with everything! Looking through all the paperwork and explaining anything that I had a question about to help me understand everything I signed. I literally asked him the same questions 10 times and he never got impatient with me :) He was in contact with me all the time suggesting inspectors he trusted and going the extra mile to make sure that I understood everything that was going on with escrow and every step of the way. I am so happy that I had Glenn on my side in this whole process. I couldnt have done it without his guidance!

First off, I found Glenn on his blog. He follows and covers the real estate sales in Los Angeles, and his blog website is informative and very easy to navigate. I used Glenn this year as my real estate agent twice, as both a seller and a buyer. When he first stepped into my condo he gave me great advice on what could be fixed and how the furniture should be staged. I did everything Glenn recommended and WOW did the condo look great and ready to show. Glenn recommended I have a date to have all offers come in. Instead of taking them as they came. Which was great because one week later we collected 7 offers. Glenn came over my place and we went over all of the offers together, we countered a total of 3 offers and ended up having a bidding war. We ended up closing over the price we thought we where going to get! To backtrack, I was a little nervous about the listing price Glenn suggested as it was slightly under the market value. But it was ultimately the right decision as we did it! Once I was into escrow we started our search for my new home (time to upgrade thank you!) Which went very smoothly. We ended up closing right on time. Glenn really made the process go pretty smooth from start to finish. We had a few leander bumps as to be expected. Glenn will fight for you and is in your corner 100%. He made sure I understood what was going on every step of the way. Glenn handled everything like a pro,if you are looking for an agent that truly cares about your needs - This is the realtor for you!
