We highly recommend Patti Lyles as a realtor. She represented us when we bought our home in Soquel. Patti is very personable, professional, ethical, and knowledgeable. We were interested in a large home, acreage, redwood trees, and a good school district. While many properties in Santa Cruz County fit our criteria, Patti suggested that we consider neighborhoods with access to community resources. Were happy she did. Were now living in a large home on 2+ usable acres, surrounded by redwood trees, and a 6-minute drive to the beach and shopping. While Patti ultimately helped us to buy an optimal home in an optimal location, we highly recommend her also because she helped to make the transaction as smooth as possible. Many defects with the home were diligently discovered during inspections, and Patti negotiated a substantial price reduction to help us to be more comfortable with the purchase price. Patti also educated us about buying a house in the countryside with a well, septic, drainage issues, etc. down to the types of soil for gardening in the different areas we were considering. Being out-of-town buyers, we really appreciated how accessible Patti was, whether by phone, email, or spontaneous trips into town to view homes. Yet, another positive quality of Patti is that she has great resources in terms of inspectors, contractors, and an amazing mortgage broker. She takes her recommendations very seriously, and has recommended high-quality, trustworthy, people to help with various aspects of the purchase. To this day, Patti still makes great recommendations to help us adjust to our new home and community. In addition, the house negotiation had challenges like multiple buyers on different coasts, grounds keepers claiming to be tenants with tenant rights, and an unethical selling agent. Patti calmly and professionally guided us through it all and got us our dream house at a fair price and with minimal stress. Weve worked with many excellent realtors in the past, and Patti has certainly exceeded our expectations. She is one of the most thorough, organized, happy, and knowledgeable people we have ever done business with. You would do well to hire her as your agent.

Exactly what we needed for our short sale!!!! My Sister and I had bought our homes in the mania of 2005 and neither of us can keep them for different reasons. We owe more than we can get a buyer to pay. That meant we have to sell short. I needed help and a place called NACA helped and they referred Patti Lyles. Patti knew the Short Sale process so well we didn’t have to pay a dime more than I needed. Got a Tax guy to talk to us and an Attorney for free. She was relentless and negotiated the whole thing. No nonsense taken from anyone. Did the paperwork and deal so efficiently that we were moved out and living in a new place when my sister was still in limbo land. My sister did NOT hire a knowledgeable agent even though her name was on the building. WHO WOULD YOU HIRE?

Only positive experience I have ever had with a real estate agent in my 65 years. My wife and I wanted to buy our last home near the beach. Retiring soon we had to work with a limited budget from what we got from the sale of our home. She scoured the market and persevered until we found the right place. Explained everything thoroughly along the way, which was rare since other agents I have worked with didn’t. In fact, I had a different agent sell my San Francisco house who treated us like children through out the entire process, especially at the end. Patti explained why things were going south and even though she never got a dime, she was the one that really made that deal close.

Patti Lyles is a wonderful person to work with, one of those rare individuals who combines a thorough knowledge of the market and considerable expertise in all aspects of real estate with a genuinely caring personality. Patti listened to (and got) what we were looking for, then beat the bushes to help us find a situation that would work for us. We give her high marks for strategy and negotiation, but shes also got a great heart. She held our hand through the trials and doubts of house hunting, but at the end, after the papers were signed and we were happy in our new abode, we found we had a real friend, not just a realtor. Patti is a real gem, highest recommendation.

A real estate angel. Patti was there for us thru every step of the home buying process. She was able to help us close on our dream home while I was here in Los Angeles and my husband worked Santa Clara. She was patient in answering all of our questions. She picked up the phone on the 1st ring! Use Patti she was the best agent around there. I cant share this info with enough people. I still keep her number on speed dial and it has been 2 years after she helped us find a house to buy in Felton. She was the only person I would recommend using again.
