We rented a property managed by Nomadic from August of 2012 until September of 2013. Our entire experience with the agency was terrible. Choosing the House/ Move In: The agent who showed us the house got annoyed with us for "taking too long" (we were in the house a total of 20 minutes...when choosing a place to live I dont think thats unreasonable), we liked the house, and they told us we could move in within two days. However, they changed their minds and told us it would be another week before we could move in. Our names were spelled wrong on the lease. We did not get a copy of our lease until over 3 months after we moved in. The house did not have fire extinguishers, and despite multiple emails and reminders that we needed them (its fire code!) we never got them. Maintenance: During the year, the owners of the house wanted to have work done on the house (repairing the back deck, replacing the dishwasher) we were ok with that, however, Nomadic gave us very little notice as to when these people were coming, sometimes we didnt get a notice until after the people had been to the property. These contractors were given access to the lock box to the house, and the combination was never changed. Over the past year, about 25 different people have had access to the house and our stuff when we were not home, and sometimes without our knowledge. The fridge broke and we went a week without one because the property manager did not want to pay extra to do a rush delivery. Communication: They DO NOT answer emails on weekends. This is a huge hassle if something goes wrong on a Friday night (such as a fridge breaking) and they do not get back to you until Monday morning. Move Out: Once they knew we were moving out, the company started scheduling showings of the house. While this in and of itself was no issue, there were a lot of showings scheduled, and we were moving we had lots of boxes and stuff out of storage/cabinets waiting to be packed. It was an awful state to show a house in, and I dont think that would be appealing to potential renters. We stayed because we liked the house and the neighborhood, and the rent was reasonable for the area, but Nomadic was not a good management company and I hope never to rent from them again.

I lived in a unit managed by Nomadic for a year and have nothing but good things to say about these folks. The only reason I moved out was because I relocated cross-country. Otherwise, I probably would have stayed forever! I primarily worked with Ray as my property manager, and a bit with Ben once I was transitioning out of my lease. They were both extremely responsive and communicative about maintenance requests, my lease, and other details related to the apartment. (I lived in a condo building that was managed by a different management company, so sometimes coordination across companies was essential to making sure everyone had information they needed.) I can be a bit of a neurotic tenant, and am very particular about living in an apartment or condo as if it were my own. The apartment needed a few minor repairs while I lived there. Nomadic has an easy-to-use online system for maintenance requests and was always quick to dispatch maintenance folks (usually within 24 hours for non-emergency requests). They were also very communicative about when repair people would arrive, and respectful of my space when I wasnt home. Once, I asked if they could have the repairperson take their shoes off before entering the carpeted bedroom on a rainy day to avoid tracking mud in; they relayed this and the maintenance guy was compliant, no problem! Another time, I was traveling and got worried when an unexpected cold front hit because I hadnt left my heater on low. Ray was happy to work with a friend of mine to get him access to my place to check on everything and turn the heater on low for the benefit of the pipes. Another huge plus to Nomadic? Auto-debit billing! I loved not having to write a check or manually make a deposit to pay my rent every month. Billing was always easy and accurate. My deposit was returned promptly within DCs legal timeframe (45 days). Overall, every interaction I have had with Nomadic has been pleasant and professional. I highly recommend them and they will be first on my list to call if I ever move back to DC!

This management company is the worst I have ever dealt with as a tenant. 1. Our place has had serious rodent problems that they refused to acknowledge or fix, even after we sent an album full of photos showing droppings or signs of entry. After losing patience with their unwillingness to even *acknowledge* that there was a problem (let alone do anything to fix it), I moved furniture and cabinets to uncover holes in walls where rodents were entering, went to he hardware store to buy materials, and spent an entire weekend patching the signs of entry myself. Their staff did nothing to solve the problem themselves, and they did not even appear to think there was a problem at all. (We had much back-and-forth with them as they essentially denied there was a problem at all.) If we hadnt taken matters in our own hands, Im convinced we would still have a problem. 2. They are often extremely slow to fix things. As just a couple of examples: In one event, it took them multiple weeks to fix a broken water heater; in another incident, the washer dryer unit broke, and it took them nearly two weeks to fix it. This is a pattern with them. They are very often slow to respond and essentially impossible to get a hold of on weekends, even in an emergency when something breaks. On balance, I cannot recommend renting a property from this agency. Update: When we used these people as a reference for our future landlord, they misrepresented our relationship with them, as well. So on top of everything, they also appear to be dishonest (this is non inconsistent with point #1 above, where they refused to acknowledge the rodent infestation). Over the two years we interacted with Nomadic, our experience has really been a bit more bimodal, as reflected by the other reviews, which are at one extreme or another. Your experience with this company strongly depends on which of the employees you end up dealing with (we did not work with Ron, referenced in other reviews, for example). Some of the people we dealt with were extremely unprofessional.

Potential tenants beware. I cannot say enough about how much I dislike this company. From their incompetence to their unaccomodating attitude and elusiveness, Nomadic Real Estate truly exemplifies everything wrong with running a business. A few examples: 1. They took out my rent payment before the date in which we had discussed not once, but 3 times. I understand one time. Two times, maybe. Three times? Im sorry. Thats just incompetence. 2. They were almost impossible to get in touch with. It initially took numerous emails to various people throughout the company to get a response when we needed something fixed. And THEN, it took an unacceptable amount of time for things to get fixed (this problem was eventually semi-rectified when Sully came on board). 3. We found mice in our kitchen and it took months for the problem to get fixed. WE (the tenants) were the ones who moved our refrigerator and discovered, not only a hole in the wall, but mouse droppings all over the floor, indicative of the state of the house when it was turned over to us (which the company deemed acceptable, but thats another dispute entirely). 4. When showing the property to potential tenants, we were notified HOURS before an agent showed up at our house. The agent did not even know our names or anything about our house and stayed beyond the window of time he originally gave us for the open house. Additionally, there were 2 instances (of which I am aware) where an agent set up a time with potential tenants and never showed up. I was home and showed the house to the potential tenants. Customer service is obviously not a priority for Nomadic. The ONLY redeeming quality (maybe) about the company is their handyman, Sully. Hopefully he distances himself from the company soon (or has already). It was truly an unpleasant experience to deal with Nomadic Real Estate the past year and I could not wait to turn over the property to the new tenants. Good luck to them.
