To CEO, President, or To Whom It May Concern: My whole apartment had been flooded due to owner hiring a plumber. Several phone call and email attempts with no response to my relocation request. On Wednesday March 10, 2015 owner sent his own personal plumber outside of your company to fix plumbing issues in my apartment. Plumber cracked a pipe in process which caused my whole apartment to be flooded with water. Since plumber was unable to stop water from flooding after contacting owners wife, I contacted your company to send an emergency plumber per wife request. By the time emergency plumber could come, original plumber was able to control flood. I was forced to assist with cleaning as to prevent further damage to my property. I went to your company on March 11, 2015 to follow up in person, since no one had followed up about whether or not flooded apartment had been rectified. I was introduced to property manager Michelle Jenkins, who was upset due to fact owner hired his own personal plumber behind their back. She did arrange for Best Way Carpet to set up fans and dehumidifiers to extract excess water left from flood. She explained if I have any issues to let her know by calling her cell phone. Few hours after Best Way set up appropriate equipment to extract water, I contacted Michelle Jenkins via cell phone to inform her on the fact that the fans are very loud and interrupting my normal livelihood and she informed me she would get back with me. I didnt reach back out to her to give her time to respond until after 5pm. However to date Michelle Jenkins, has not responded to my emails or phone calls in regards to the matter of being relocated nor my request about a dryer not working due to fact previous plumber started fixing dryer, but was unable to fix because the owner retracted original plumber authority to continue to repair issues in my apartment. However, when I reach out about the needing another fan and also plumber not arriving she responds. This is totally unprofessional behavior from Michelle Jenkins. As a financially loyal tenant for four plus years, this is very frustrating. This unfortunate circumstance they have amongst each other has nothing to do with me, as I am just a financially loyal tenant for four plus years, who inherited a disaster. I have been constructionally evicted. Under Florida law I do not have to pay any form of rent until all matters regarding repairs of my apartment are rectified. At this present moment I can no longer perform the normal functions of my apartment that I pay for. In addition, I have had to call out for two days straight from work unpaid to accommodate negligence of an owner and a property management company, to repair issues not caused by me. I sincerely request for professionalism and cooperation from everyone. This is not only your burden, but my burden I have to live with daily. I would like professional communication on how you all will go forward repairing on-going issues present in my apartment. Requested items that include toilet moving, leakage on sinks and under sinks, washer and dryer to be repaired (as I have not been able to wash clothes that were damaged during this time). I would like from your company to advocate on my behalf to owner on financial compensation of the unpaid time I have lost from work, the excess utility bills I will accrue due to fanning and using dehumidifiers to rectify damages I did not cause, Cleaning up my apartment due to water damages and repair personnel not cleaning up after themselves. Literally the worst property management company that I have ever encountered. Prior to moving into our unit, we were told that it was "ready to move in to." I dont know what everyone elses definition of "ready" is but this unit was far from it. The only things that were done to this apartment before we moved in were the carpets were cleaned and the walls in (only) the living/dining room were painted. The oven was filthy. One of the ranges on the stovetop started a small electrical fire when we turned it on. The blinds were disgusting and bent in several places. The walls had blue sharpie marks from the child that had previously lived there. The ceiling fans were caked with dust and grime. There were bleach spots on the 2nd bedroom carpet. Light fixtures were missing covers. Someone had even cut a patch of carpet out of the master closet and used it to repair a spot near the kitchen only they just left a hole in the closet instead of patching that too. The fridge had brown liquid pooled up inside of it and the rail on the door was completely broken off. So needless to say we had to wait an additional 4 days to move our stuff in. Throughout our year living there, we had them fix some of the things that were wrong but they would never fix the fridge. This company uses outside vendors for appliances. This means the guy will come in and "rig" or "patch" things so that he or his vendor can charge something to make $$. Never once would they recommend that the appliance needed to be replaced or updated even though my cousin works for a major appliance manufacturer and said that it needed to be junked. Buy hey what does he know? Lastly when we moved out, our deposit was shorted $100 for a freakin blind that was in the same condition that it was when we moved in. Why does 1 mini blind cost $100!?!?! Steer clear of this terrible company and its subpar staff.

I rented a property through this company for two years. Throughout that two years, the staff were courtesy and helpful. I considered myself a good tenant, rent was always paid on time. My lease was set to expire 7/31/15. June 11th I received a call asking if I was planning on renewing my lease. I said yes and signed the document stating I would be renewing the lease. On 4th of July (a holiday weekend) I get a notice posted to my door that my lease would not be renewed and I must vacate the property as of 7/31/15. When the office opened the following Monday, I called and was told by a VERY RUDE leasing manager (that I had never previously dealt with) that the owner decided not to renew the lease and I had to be out by 7/31/15. So between 6/11/15 and 7/4/15, something had changed. Here is my issue, they picked up the phone to contact me to find out if I was going to renew, but when they decided they didnt want to renew, instead of picking up the phone again, they taped a notice to my front door. To make it even worse, they didnt even attempt to knock, because I was home and found the notice when I went out later that day. I believe that for any company that deals with the public, customer service should be a priority. Treating people with common courtesy and respect will not only bring repeat business, but will also create referral business. It has been made obvious to me, that this company places very little value on customer service. I will never use or recommend this company. The rental and moving process is stressful enough, but then to have to deal with rude, uncompassionate people on top of it, makes a difficult situation even more worse.

I would highly recommend you do NOT rent any place from this company. My boyfriend and I rented a house from them. When we moved in, the place was FILTHY. Being happy that we finally found a nice home, my boyfriend and I just cleaned everything ourselves without complaining. When we moved out, we made sure the place was spotless and did all the required yard work and steps on the move-out list they had provided. One of he agents did a final inspection and I called the finance office where they told me that my $1,300 deposit would be returned. After a month, I still hasnt received it and I called the office where they told me the reason why I didnt receive my deposit, even though they lied and said I would originally, was because "the carpets were not cleaned". The house we rented had absolutely no carpets. It was all hardwood floors. They then continued to lie and say that we never did any yard work, when my boyfriend and I had people come and professionally do it and my boyfriend also did weekly maintenance. These people are liars and thieves. All of this done with an attitude from them of course, too. Also, when you give them the notice that youre moving out, you will be harassed multiple times on a daily basis from agents to show the property. MULTIPLE times a day. Not to mention theyre rude about this, too. Do NOT rent from Premium Properties.
