I thought the $520 rent at Kobuck was attractive enough to go on a tour. I quickly realized nope. First, when I applied I never heard back, after a week and AFTER I emailed asking for an update they responded "we sent you an email saying.." nope, not true you never contacted me dont play the email game with people just own you forgot. When I came to the main office to file copies of my pay stubs, two employees were complaining about a tenant and their interactions. Then on a tour I saw 4 apts back to back. First apartment had a weed and bong sitting out, no acknowledgement or apology. 2nd apartment was a hoarder an smelt like trash, again no acknowledgement. 3rd was clean but had appliances from 1980s. 4th, I had to negotiate new flooring because there was heavy damage on the floors, and that came off very inconvenient. A few days after the tour no updates only AFTER I asked for an update. No communication just a email response "we updated the lease". Here is the worst part. Upon entry of some of the apts the current tenant was there, the looked like this happened 100 times, they looked numb and frustrated this was happening. There was no notice than an abrupt knock on the door two seconds before. I decided not to sign because I looked at the lease and you have to renew in APRIL or the landlord has the right to bring new potential tenants into the apt starting in APRIL. Do you want to live in a place where they give you a notice 2 seconds by knocking on the door, then walking in with complete strangers? Do you want a land lord company that can send professional emails more than 4 word responses? Dont be fooled by their friendly staff. Ramshaw is a prime example of one of these large in town companies that treat tenants/potential tenants like its Mcdonalds. Remember you are renting homes to people not serving through a drive through.

I was hired by Ramshaw Real Estate during the Summer of 2016. I had read and heard all of the horrible feedback surrounding this company, but I was eager to dive in and, as a marketer, I hoped to improve its reputation. Less than six months after hiring me, the company chose to eliminate my position very suddenly. I was verbally promised two weeks pay as severance and trusting that this family-run business was led by decent human beings, I did not request to receive this promise in writing. After I was laid off, I put my personal feelings aside and tried to do what was best financially for the company. The day following my termination I sat and organized all billing for my department and delivered it to the home of the accountant, as well as cancelled all recurring charges to the company credit card that were originated from my role. When I did not receive any of the promised severance within the next two weeks, I contacted the company who told me they had “elected not to do this,” and that “it wasn’t in writing so [they’re] not going to do it.” I had to consistently pursue them to compensate me for wages they legally owed me. It took them “careful review” to “feel” they had to abide by Illinois State Law. This is how they treated one of their own, who was hired to MAKE them money. Imagine how they treat their tenants and customers, who are just another dollar in their bank account. This company lacks any moral compass, values, or ethics. They will run over anyone and everyone just to make a buck. I am embarrassed to have worked for them, and encourage everyone to stay as far away as you possibly can.

Ramshaw took ownership of our buildings this month. I couldnt be more displeased so far by the rude and unprofessional people running the office. Today I received a notice of eviction today for an overdue balance after I had tried for two weeks to find out my balance! I set an appointment to meet with Liz Hunt outside of office hours. She didnt show. I wrote a check for the estimated amount she said on my voicemail. I called back this week to ask for an the exact balance so that I could pay the difference. Mz. Hunt said she would have to talk to the accountant and that my ledger wasnt pulling up fast enough so I would have to call back. I called back and couldnt speak with her directly, so I left a message. This was on Monday, last week, and she never called back all week. Now it is next Monday, and we get a notice of eviction for a balance of $83. I have wasted so much time trying to find out the balance and they still have the nerve to threaten me with eviction! And over so little! I dont appreciate this treatment. I like my town home, but I dont want to live with this sort of management. This is a bad impression, Ramshaw. For the love I have for my town home, I hope it turns around.

I have lived at the Castle on Locust location (1007 S Locust) for three years. I was very happy with the previous landlord who was always very responsive with any questions or problems. Unfortunately, Ramshaw took over management of the building this fall. Since then Ive had horrible internet quality, various billing issues, unannounced showings of my apartment, and now an unaddressed maintenance issue. Yesterday morning (a Saturday), my roommate and I came home after a month out of town to find that our AC would not function. We called the after-hours answering service and were told twice that we would be contacted later that day. No one contacted us. I called back this morning (Sunday) and was told they will not send out a maintenance worker until the next business day because broken AC is not listed as a valid weekend maintenance emergency. With a **95 degree high** both yesterday and today, I am curious if the owners of Ramshaw would be comfortable waiting two days to address the problem if the AC was not working at their own home.

Because of Ramshaws poor maintenance of the property, including the parking lot area, a tree branch fell on my car and totaled it. The tree was obviously dying and Ramshaw "had no idea." I called them and told them my car insurance said it is their responsibility and the man had the audacity to say, "Well how do we know you didnt climb into the tree and break the branch yourself." He also wanted to know if I had reported the dying tree to them previously. I said, "Sir, I am not an arborist, I dont think I am responsible to report that. I dont know what property manager was not paying attention but obviously they werent. I never had too many problems with Ramshaw, but I would say that is because my roommates and I dont complain about much. Im sure there are things we should call about however we deal with it, like lights not working in closets and such. But now I will get every minor complaint in writing and follow up with them until the problem is fixed. This is ridiculous. I only regret signing with them again for next year.

This one star I have given was just to comment! They dont deserve a half of star! They are very rude and they dont give AF about their tenants! They recently came and showed my apartment unannounced with me in my night gown and my place a mess! That didnt stop them! Now Im dealing with some issues my rent was sent back a couple times in June ok a hardship I came up with the money! Now as its July and my lease is up in sept they wont allow me to get on a payment plan or anything told me my rent was due by tomorrow 700 dollars when my rent has been 675 the entire year! Very rude very bitchy property manager! Talking to me as if Im not worth a damn because my rent was late. Oh they just bought the complex months ago didnt even build report with me before they started being rude! Show my apartment every other day! Not to mention I still had 6 months left in my lease as they started doing so! They are so rude I wouldnt refer them to not one person! I knew the day RAMSHAW TOOK OVER IT WOULD BECOME A MESS!
