My wife and I signed on with Broker Dan Stein and his team at Silver River in May 2014. Wed had the property under another manager for some 10+ years, but grew increasingly dissatisfied with poor tenants, excessive maintenance/repair costs, and too much "motherly" advice. Dan and his team professionally took over our property from the previous manager, smoothly transitioned from the previous tenant to a new, much-better qualified tenant in just a few short weeks, and took quick care of all the maintenance/repair details between tenants. As out-of-town owners, my wife went to view the property and meet the tenant in September 2014. Our new tenant is very happy with both our property and Silver River. Then property is in fine shape. Dans agent Franette Roschuni was very helpful with this process. We recommend Silver River wholeheartedly. We have found over the years with other properties that (National Association of Residential Property Managers) NARPM-affiliated property managers are superior to those who are not. Silver River is our new favorite of the three NARPM-affiliated management companies we employ. Dan is available almost anytime. When immediately unavailable by phone, he returns calls typically within minutes and always on the same day. His email correspondence is thorough and timely. Silver Rivers online portal is the best weve seen. Dan keeps his maintenance and repair vendors competitive by keeping a variety of them under his employ and comparing the quality of their work with the costs they charge. Dans knowledge of real-estate is top notch. Hes proven to be an exceptional listener with keen problem-solving skills. Hes very easy to understand and get along with. Bottom line, our profits have gone up while costs gone down and our peace of mind is the best ever for the property he now manages which weve owned for more than 20 years.

We were not happy with our previous manager. Communications were poor and when we visited after the tenants moved out, she would not come to meet with us. We were surprised at the bad condition of the house. We contacted Silver River and Dan Stein came out to the house to meet us. He was very knowledgeable, listened to our concerns and even gave us advice as to what needed to be done. We hired Silver River, but we were not able to get all the repairs completed before we had to leave, so we told Dan what still needed to be done. It was November and we were concerned that it would be difficult to rent near the holidays and we didn’t feel safe with the house sitting empty in winter, but Dan and Chris completed all the repairs and got the house cleaned and rented well before Christmas. We really appreciated that. After we got a tenant, Erica took over. When there were problems, she let us know and explained the problem. After it got fixed she provided details on what was done. Overall we are very pleased with the professionalism and responsiveness of Dan and his team at Silver River Property Management.

So Ive been trying to manage a rental property for the last 6 years..Once the family I had rented to decided to move out last April I researched property management companies to investigate what services they offer that might assist me to find responsible renters who could appreciate this lovely home. Im just going to shout it out.....I LOVE Dan and Chris Stein from Silver River.!!!! Not only did they take control to get my home in tip top condition..They found me a very respecful high quality renter that signed a 2 year lease.. Chris keeps me informed on any repairs in advance and promptly takes care of whatever is needed..Its a huge relief for me to not have to worry about anything.. They also provide me a professional document (monthly ) that details all the repairs and rental fees associated with the house....Im looking forward to sitting down with my Tax accountant this year as he will be impressed with how organized I have become.. Our landlords switched property management companies to Silver River after a year of problems, and we are so glad they did. Chris was responsive to issues that arose, and Nari was great as well! Nari helped facilitate a lot of the details required when we were ending the lease, and made the process as easy as possible for us. For example, we accidentally left our carbon monoxide detector in the unit after we ended the lease. Nari kindly went far out of her way to pick it up, and drop it at our new house. Its this kind of service that really makes a company and its employees stand out. We are now home owners, but if we ever found ourselves working with a management company again, I hope its a company like Silver River Property Management.

We became "accidental landlords" last month. Then we learned about Maryland required lead tests, Montgomery County licensing, and a whole slew of other requirements we didnt know about. Turning to The Google, we chose Silver Run Property Management without knowing anything about them. Wow -- did we luck out. Chris and the team at Silver Run have been outstanding. With just a few weeks until the tenants were to move in, Silver Run had the lead test done, the lease drafted and signed, the house cleaned, repaired and prepared, and our account set up on their terrific landlord management site. Silver Run is knowledgeable, responsive, and understanding. We recommend them without reservation.
