I cannot praise Charles Cherney enough for the work that he did helping me to purchase my condo in Cambridge. Charles was recommended to me by a family friend who worked with him a few years ago and gave him an equally enthusiastic recommendation. As a first time home buyer, with little familiarity with the housing market in Cambridge, Charles did an excellent job of preparing me to become a successful buyer in this extremely competitive market. Charles warned me of the tough road ahead, and pointed out ways in which other buyers were strengthening their offers, while still encouraging me to to pursue my goal, and not pressuring me to make concessions that I was uncomfortable with. Additionally, he was not afraid to warn me when he felt that a property was being over sold or possessed hidden flaws or risks. While the process of buying a condo with a budget on the lower end of the spectrum was as challenging as Charles described, due to his hard work I was ultimately successful. Charles kept a keen eye on the market and found a condo that had everything I was looking for that was not being marketed to its full potential, due to tenants who were currently living there. While I was being distracted by smaller but more well staged properties with deceptively low asking prices (that eventually sold for way over the asking price), Charles leapt on this hidden gem, and showed me its full potential. While there were still multiple offers on this property, due to Charles excellent preparation, my offer was ultimately accepted. After my offer was accepted, Charles continued to be extremely helpful, checking in regularly, and recommending an equally capable team of attorneys and lenders to help me finalize my purchase. I am now the proud owner of a fantastic 2 bedroom condo, with parking, a basement, and outdoor space in Central Square. A statement that I would not have believed a few months ago, and that I entirely attribute to Charles Cherneys excellent work as a real estate broker.

There is a reason why Charles is at the top of all agent listings. I was a buyer looking for a condo in the Somerville and Cambridge area. As a first time buyer with little knowledge of the market, I wanted someone I could trust. I had met a couple of agents, but moved forward with Charles because I could tell he would be representing me and my interests above all. In this tough market, I guarantee that you want to have an agent that is pragmatic, can put things into perspective for you, and is quick on their feet. During the bidding process this was essential, and Charles was not only responsive but extremely thorough. He communicates extremely well and effectively. Ive also never seen someone so responsive (whether its email, text, phone…). After my offer was accepted, Charles was there every step of the way until the closing. He was able to detect a dank smell in the condo at the time of inspection even before the inspector had. He even gave up a large portion of his time to return to the condo and help supervise subsequent investigations we had as a result. Without him, we would have never found out that one of the fire sprinklers had been leaking since 2004 resulting in a lot of internal wall and structural damage. For me, this was where his professionalism, dedication and expertise truly came out, especially in comparison to the seller’s agent (also top agent). I’d like to share my experience here because I think it was exemplary of what Charles is probably like with all of his clients. I am still in contact with Charles and have worked with many of his contacts to make minor fixes to the condo. I am so happy with this purchase, and even more so that he was present to guide me at every milestone. I have gladly referred Charles to my sister who is looking to sell her condo. She currently resides in LA, but unsurprisingly Charles has been very efficient and quick to meet her needs despite her distance.

We began our relocation effort in early July, after my husband accepted a job in Kendall Square. I started working with Charles Cherney when I was searching for a Realtor. I called several buyer agents and left a message to contact me. Charles phoned me back within the hour and spent the better part of an hour educating me on the market in Cambridge and Somerville and how to get ready to purchase a property. We came to town several weeks later, and Charles met with us and showed us all the available properties. He took his time with us and considered all of our needs as he showed us the inventory available. Later in our search when a property that fit the description of our needs came to market, Charles went to the property and took more than 100 pictures of the property so that we could have a clear image of the property before flying in to to see it. Because we knew he had our interests at heart, we completely trusted him to chose properties that were worth our time. Also, in the offering process, he was there to educate us regarding current trends in the market. We ended up buying a great place in a great neighborhood that closed exactly at the right time - and we completely love it! I cannot say enough about how fortunate we were to have Charles help us with this move. We knew little about the Cambridge-Somerville market when we started, and he was able to guide us the entire way, ensuring that we made a good choice for ourselves. Charles Cherney is a very thorough, organized, honest, and experienced realtor with deep knowledge of the Cambridge and Somerville areas. He helped us buy a townhome in Somerville. We would absolutely work with him again. He took some time to get to know our budget and preferences, then guided us to the best fit properties for us. He was really helpful around the bidding process, which is extremely competitive and hot right now. He knew the neighborhoods and streets in detail, had seen many properties before we did, and had previously worked with the sellers agents in almost all cases. And he was efficient and available when we needed to make decisions on whether to bid, how much to bid, and other factors that would make our bid stand out. He works practically 24/7 and was available same day whenever we had questions for him. And he has many important resources already ready to go, incl home values, recent transactions, and other useful information to inform bidding. Note that Charles did not hold our hands during this process. When we had questions, as mentioned he was available, responsive, and honest. But he provided facts and his assessment as an experienced realtor, not his opinions. And he did not come to open houses with us. We always followed up with him by phone or email after the weekends showings, but we really only saw Charles in person once we were serious about a property. This worked for us, as it was efficient for all.

Selling our Cambridge condo was not something I had planned to do. My husband had recently passed, and I was grieving.
