Stay away from Mark Yuschak at all costs. And NEVER allow him to be your agent. He will cast you as buyers to the side. He is an up front liar. Here is our story: 1. Before signing the purchase agreement, I asked to see comparables. He fumbled with his computer which was odd to me and showed me comps. (I have a history in the business in a different state). Later, again we have proof from his own words that he ommited certain comps, which was a significant difference in appraised value. LIE #1 2. Before signing the purchase agreement, we asked when the seller could be out. He told us several times no more than 2 days in his words, "she wants to be out as much as you want to be in". (and we have him saying it on tape)". He told us 15 days on the purchase agreement but when I questioned that he said it was standard in Michigan and don be alarmed he says, we have a "hand shake" understanding. We believed his BS. LIE 2 3. He them changed his story and said she needed 4-5 days. Third LIE 4. He told us the seller of the property was really old and needed even more time. THIRD LIE (we met her in person. Not even close to being close to being old) FOURTH LIE 4. Without contacting is, he ordered a new appraisal, that delayed us almost 2 weeks and made our closing late. His reasoning? The appraiser called him said he wasnt seeing the value and could he (Mark) bring more comparables. Mark took this as this appraiser was out to get him and the property he was the listing agent to. FACT: Appraisers do their work ahead of time and dont walk into a house blind. Bottom line, he was trying to get more money for the seller of which he was the listing agent. But what about your buyers? (He was also our agent) All of this ended up for nothing. With a different appraiser property still appraised for 10k less than asking. And even though it wasnt our problem, he advised his client to take ALL appliances in order to come down to sale at appraised value. He offered us, his clients no options. We were so fed up, we finally had to have a meeting at a neutral place with Mark, the buyer, loan officer and my husband and I. When we brought up these lies + many more (believe me this is just the surface), Mark leaned back in his chair, eyes rolled, arms folded and didnt say a word and stomped out of the room. Any language expert would tell you thats a sign of guilt. Being a grown man though, he still gave no explanation. In the end at our own doing, we did a walk through on the house with him there but saying nothing, just standing in the corner with the sellers sitting at a table, while we did the walk through by ourselves with no guidance. Awkward!! When we got to the closing table, he said not one word. Not even a thanks. Now, we have to do our own research to see when we get the keys, check for rent for buyer staying there and a host of other things, including to making sure she left the property in the same condition as we saw it. As I said in the outset, research and find another realtor!!!!!! You will definitely spare some grief and gray hairs!!

I have called these realtors during their posted business hours 4 times and left a message. No one ever Answers the phone ever. These calls were between 10:00am and 4:00pm 2 calls on Monday, and 2 calls on Tues May 2nd and May 3rd . I guess they have no respect for home buyers. Wont try again ever.
