My fiance and I were looking at buying a home listed with Kubes. We viewed it and put in an offer for the home. Our offer was the same as the owners had previously paid under similar market conditions, and was also our best guess as to what the home would appraise for. We were willing to go higher, but we thought our offer was a very reasonable starting point for negotiations. The home is listed for almost 11% more than the owners paid for it, despite similar market conditions, no updates, and an unfinished basement. Kubes Realty countered with an offer worse than the current listed price, for a home already well over-priced on the listing. When our realtor emailed Kubes and explained our offer, which was based on what comparable homes in the area had gone for recently, we received a 2 sentence response effectively saying "This home will not work for your buyers, my clients are looking for top dollar". This home has been listed for 8 months now, and its clear that the owners are not getting the price they want. Kubes effectively shut down any attempt to negotiate simply because we didnt offer at their listing price, and were very rude about it. I would not recommend trying to sell your home with Kubes because they obviously do not have their clients best interest at heart.

Ive worked with Kubes Realty many times and the experience is second to none. Randy is an excellent negotiator, knows building construction through & through, and brilliant when it comes to the south metro market. If you want to work with the best there is I wouldnt recommend anyone else.
