My present situation would not be possible without the CM Fox agency and my agent, James Dean. Mr. Dean has represented me as both a purchaser and seller. I have worked with this agent on five separate occasions. He was able to sell my rental property in Albany within months of the listing after 2 other agents/agencies held the contract for over a year combined. He also sold my home on Manning Blvd. within months of signing the contract. He assisted in the purchase of my retirement home here in Scotia. Mr. Dean additionally sold the home of my parents in Hagaman, so that they could relocate closer to immediate family. And most recently, as of Dec. 30th, 2016, he represented me at the closing of my newest rental property in Rotterdam. Throughout all of these proceedings, I found my Dean to accessible, professional,and knowledgeable in real estate matters. His representation focused on me as a client, not on a sale. That was quite evident as that it took over a year for us to locate the perfect investment property. He constantly kept me informed of new listings. He scheduled each and every propertys viewing on my schedule. He was more than accommodating. He also had many resources to coordinate inspections and contractors for estimates as needed. He maintained a diligent watch on the contract and its deadlines to ensure that all conditions were met. Another very important quality that Mr. Dean is his diligence in representing and protecting your future investment. He will point out aspects in home that you as a buyer may not see, as your focus may be divert to the aesthetic qualities of the house not the structural. He will let you know if this home is financially a viable option. Mr. Dean is the professional that you need to ensure that you investment is a sound one. CM Foxs offices and agents are of the highest quality. Even when Mr. Dean was out of the area, another agent took his call and went with to a showing with me. Ms. Laurie Davey was polite, professional, and stepped right into the role of my agent. This is just a small illustration of outstanding teamwork at CM Fox. Katherine Burbank from CM Fox is the BEST! This being my first time buying a home, she answered all my questions and addressed all my concerns. Once I decided I was going to begin more seriously looking for my first home, She sat down with me and reviewed my options based on my desired area and price range. Kathy was more than patient and responsive. I needed something affordable, somewhat turnkey, in a safe area, with low taxes. Not an easy find in Albany. Once the time came to begin the purchase of my desired home, she was there every step of the way to advocate for me as the buyer and address any questions. I do mean EVERY step. She was there for a second showing to my family, for my inspection, when I had a masonry specialist come in, at closing and the day after to check in. I worked with Chris McCabe, agent with CMFOX, for about 8 months to search for a home in the capital region. He was very helpful in finding homes that met specific criteria and within the price range. His flexibility in schedule was great and we always were able to view desired homes without waiting, which was especially helpful in this hot market. He was able to answer many questions about properties on the spot and the things he did not know he followed up on immediately and would have a response within 24 hours. He did not try to persuade me into a home that was not a great fit for my needs and also pointed out things he saw "wrong" or in need of repair. Leanne Royer and CM Fox was the best! I bought a house in 2015 and then in 2016 had to sell my house to relocate for my job, in both instances she was very detailed and attentive to my needs. She also recommended great resources and took a lot of time to make sure I did not compromise. She was great with giving suggestions and got my house sold quick for over asking price! It was time sensitive and she was on top of it so it was listed quickly and under contract in only 6 days! She was very professional and knowledgeable, she helped me to understand a good buy when I purchased and also what would be the best contract for when I sold. Both times everything was smooth and Leanne and the rest of the staff were great. Would use them again except they do not sell in North Carolina!
