The apartments themselves are good, but the management is really horrible. Starting from the top, heres the run down of everyone me, my roomie and our friends have interacted with so far: John Novarr - Owner: We havent met him, and dont quite know how he works and if he even cares about tenants concerns, especially with his propertys management. Patty - Manager: Her non-smiling, unaccommodating attitude dictates the culture at the office. She disregards any promises made by her subordinates, regardless of if they are fair or not, and does what she feels like. For e.g.: Parking for a year is $500. We only wanted winter parking, and her subordinate who signed the lease with us said it will be pro-rated. A week later when we were ready to buy parking, Patty overruled it and we had to pay $500 even if its for a few months. She talks to intelligent MBA candidates as if shes an MD in an investment bank and they are her analysts. Yuck. While Patty is there, dont expect youll get anything thats reasonable. Its really just her whim that she goes by. Jennifer: Havent met her, but in the few interactions it seems her actions are driven by Pattys attitude as well. Jackie: Shes great and the only person in the office with high spirits and a helpful attitude. Shell try and accommodate you, but if its something that needs Patty to sign-off, you already know what the answer is. Clara: She doesnt really have any power to make decisions. But she sits at the front desk, and never smiles. Its a good introduction to this cold, uncaring office. Its an apartment complex that has the potential to be great, if you replace this management with some good, cheerful people and accommodate reasonable requests like: 1. Turn the heat on proactively when it gets cold 2. Have the shuttle run till Sage Hall/Johnson. Most of the tenants are MBA students and still the shuttle runs only till the law school. 3. Be courteous and ask permission to enter the apartment with a 24 hour notice instead of sending an email an hour before and just barging in. Till they improve the management, I would recommend Fairview or the Commons.

I lived in CTT, building 915 E. State, for the 2015/16 year. The complex is one of the nicer developments in Ithaca. Its expensive but thats just the cost of living in Ithaca, which is pretty much like living in a metropolitan city. Of all the nice developments this is the best value for your money especially if you have a car and require parking. The parking is great, its covered and secure. The management office deals with hundreds of students so they have thick skin but theyre amazing. Just be understanding of all the things they deal with working with hundreds of 18+ year olds, that are rightfully enjoying their college experience and living on their own for the first time. All my interactions with the management were great, theyre honest and reliable. If theyre at fault they work on it right away. You can always reach someone 24/7 for emergencies or assistance. CTT is pretty much the off campus student housing, that has decent amenities. The residents are mostly undergrad and graduate Cornell students. It has a decent social life, so youre not isolated off campus, and you have easy access to campus. The location is great, you wont need to use your car much, you can walk or easily access 1 of the public bus stops that is 1 block or less away. Some tips: -Choose your apartment early. Apartments for each category cost the same. So the earlier you select one, the more options youll have and you wont get stuck with whatever is left. -Take anything you dont like with a grain of salt, youre living in one of Ithacas best buildings. -You can also move in the same day you sign your contract. I drove up to Ithaca, looked at the apartments and moved in right away. Pretty much like checking into a hotel. This is great for last minute planners like me. - The apartments are furnished, just bring kitchen stuff and a shower curtain. Lastly enjoy Ithaca, Cornell, and College Town Terrace because youre in for an epic experience that will transform your life!

Id recommend Collegetown Terrace based on my experience at 111 South Quarry St. While the rent seem a bit much, so do other places in Ithaca, and theyre upfront about the costs. The office people are quite nice, and I found my building to be quiet and comfortable. The unit I was in did have paint drips over quite a lot of surfaces (carpet, switches, counter tops, etc.) which suggests maintenance doesnt give a crap about the tenants, as its not hard to tape off and use drop clothes as needed when painting, however; in my dealings with maintenance in person, they were professional, polite, and quick. Ive read a lot of the other reviews and other than complaints about the noise of previous construction work, which would seem annoying, I dont really understand them. The office staff were always reasonable when I interacted with them. They arent fawning, but are polite, friendly, and honest, which is all I really care about. Unless the staff changed recently or they just pick out random people to hassle, I dont really know why others had different experiences. There do seem to be alot of students from privileged backgrounds attending Cornell, so I suspect some of the problem might be unrealistic expectations from tenants, but thats just a guess. Overall: Nice place if you can tolerate the $$$ rent.

Collegetown terrace (CTT) looks good on the outside and you´d expect it to be the best place in town considering the price (Almost Manhattan rent). I lived there for 2 years and even though it was simple to book and simple to stay, there are a couple of things you should know before moving in: 1) Don´t expect customer service to match the price. We complained about the AC no working and their response was that it wasn´t that hot outside. They refused to receive a large package because it was too large. The biggest for me is that they will not greet you as a customer, they treat you with absolute disrespect. 2) Thin walls, you will hear everything your neighbors do. 3) Odd construction hours and odd garbage pickup hours. When complaining management responded: " you chose to live here right" 4) They´ll ask you to renew your lease 3 months in so you pick before you notice how bad they are. You can get yourself a nice apartment in west view or a remodeled old house in college town for the price of CTT. Use the gym at school and avoid supporting a horrible company.

Stay Away!!! I want to emphasize whats already been said -- THEY DONT CARE ABT TENANTS. "This company has no problem just showing up to your house unannounced a few times a week." <-- Couldnt agree more. Theyll give you a few days notice so they can show your place from 10-5 on weekends, so say goodbye to sleeping in, taking naps, cooking at home, or having friends over. And by showing...its not like theyll drop by a few times during the time period. For every hour listed on that time slot they will average 3-5 showings. There were 3 almost identical places in my building they could show, and instead of taking turns showing 1 on some days and others on other days, they showed all 3 every single time, every 20 minutes...despite the fact that all 3 tenants were at home that weekend. So if you rent here, youll obviously have to move out sometime, and that last year will be hell when they show your place. They will drop by unannounced, and so will their maintenance people. Not to mention they do a big price increase yearly. DO NOT RENT!!!
