We found our house through the normal MLS process. Connected to Phil Hermans office and was assigned an associate who arranged for the initial showing. We proceeded to put an offer on the house, and we asked the associate for guidance on the bid price. His comment was "well, I know what number they would take - the asking price." I insisted on a lower number, among other negotiated items. Before the negotiations could conclude, our Phil Herman associate was fired from the agency, and we were assigned an office manager named "Barbara". We never met Barbara; she did not assist with any negotiations, inspections, Comps, or anything I would expect from a realtor that would justify their earning their commission. In order to close on our house, we relied on the sellers realtor, who was a blessing - fair, reasonable, attentive, and truly wanted the deal to close with all parties happy. We finally reached the closing table - without any word from Phil Hermans "Barbara" - and on our drive to the closing office, another Phil Herman office manager - "Bob" - called and asked "do you two have a closing today?" To which we replied "yes, were headed there now", and promptly hung up. As we arrived to closing, Phil Herman called the sellers realtor and she politely told him about the closing particulars, even though Phil was screaming on the phone, threatening to report the sellers realtor to the Board of Realtors. We signed our names a hundred times, when suddenly "Bob" showed up to the closing office --- to pick up his check --- being only the 2nd time we met with an agent from Phil Hermans REMAX Real Estate Specialists. As fate would have it, the day before closing, there was a huge power outage across the Northeast, which included the title and banking systems. We were able to sign all the documents, but NO CHECKS were issued from the banks to the title agency/sellers/sellers realtor/Phil Herman! No one got paid that day. Of course, once the banking systems caught up, the checks were eventually issued, but it made me smile to know "Bob" wasted his time, and Phil Herman had to wait for a check in the mail. "Waiting" was the most work he had done to earn his thousands of dollars in commission. Phil Herman is a terrible human being and adds no value to the people he interacts with. He is selfish, arrogant, prone to argumentative and nearly violent outbursts, and someone should investigate his business because I cant imagine that he runs an honest company. Do not sign any of his contracts - they are worded to guarantee that he will be paid regardless of his effort and he will legally hold you to every word, and absolutely go to every extent legally possible to enforce the contract clauses. Stay away.

THINGS I LEARNED THE HARD WAY FROM PHIL HERMAN: 1. READ EVERYTHING before you sign, or you will end up with terms that cost you more than $1000 to end your contract early, before the ONE YEAR term he asks for is up. If somebody else sells your house before that one year is over, you still owe him his 7% commission plus the $1000 early termination fee even though you fired him, according to his Listing Addendum. 2. NEGOTIATE EVERYTHING despite Phil having his terms preprinted on his forms -- you dont have to accept them. 3. DOUBLE-CHECK your listing for accuracy; he had my house listed in the wrong city for 5 months (dont accept malarkey about mailing address.) 4. NOBODY ELSE HAS YOUR BACK, so dont count on the BBB or Re/Max to intervene on business tactics you find unacceptable. 5. READ EVERY REVIEW YOU CAN FIND before you sign, and you will see that (as of this writing) that the only positive reviews of Phil Herman I could find on the internet are the ones on his website.

Absolutely the worst realtor ever! If your choice is Phil or standing with a "house for sale" sign on the corner-take the sign. Swore he could sell it in 60 days 6 months later, and huge price reductions another realtor agency sold it. No one from his office ever showed our house. After we signed the contract to sell, we never heard from him again and only when they wanted us to reduce the price did we hear from his "staff." Same said staff was late to closing and didnt know who were the buyer/sellers.

When we met with Phil Herman he promised to guide us through the property listing and told us he gets results. We signed a contract with him and we never spoke to him again. He never personally contacted us in these past six months. We have only been contacted by his associate. I did not receive quality service, I do not recommend his office. I recommend that you look at several different sites for reviews on Phil Herman. I wish I had.

We are very pleased with the effort and results that Phil Herman and his team achieved when selling our home for us. As we encountered several challenging situations, Phil and team continued to hold open houses, help us with decisions, and persevere until we completed a successful sale in less than 90 days. This is not the first time listing with Phil and we would certainly not hesitate to use him again.

I had such a pleasant experience with RE/MAX Specialists by the Dayton Mall. Phil Herman walked his talk! Our home was on the market for only 12 days before we got a contract! Without Phils advice and guidance, wed probably still have our house up for sale and living in Dayton! Thanks Phil!

Worst customer service ever. The entire experience was a nightmare, up to the day of closing when the office called me asking when and where the closing meeting was.
