My nightmare started in 7/12 when I moved into a two bedroom apt at Challet Valley Apts Managed by Wilkinson Real Estate Advisors in Dalton Ga. Upon moving in I discovered that the apt had not been cleaned or repaired before my arrival.. First, A/C unit did not work, they never got it working correctly. The coolest it ever got in that apt was 79 degrees and that was with help of a window unit that I had to buy. In the kitchen, the dishwasher, stove and kitchen sink had to be replace. The stove came fairly quick although still waiting for parts for that, it is almost at its full potential. The sink took two weeks to come and flooded the already rotten and bowed shelving beneath it, this problem has yet to be addressed. The bathrooms, two bathrooms in this apt, both had chunks of concrete missing out of the floor, no running water in the sinks, and nasty and damaged mirrors, faucets and bathroom appliances, all unfit for use. It only took about a week for the manoleum floor guy to come cover the chunks missing in both bathrooms, he came complete with wife and child in tow to do this work.. As did the cleaning crew and the painter, all made a family affair of running in and out of my apt with me having to close the door after their kids ran in and out and chase after the pets I had and paid a hefty fee for having. The paint in the apt was pathetic at best, they did not clean the apt first so there are chunks in the paint where they just painted over the grime, a roach motel is just one of the nasty things they painted over. I guess the worse thing about the whole ordeal was being told I would be charged for both apartments(I moved from a one br to a two br) Since I was forced to leave my dog in the old apt while I worked( temps rose to above 100 degrees and the A/C unit was not working at all the first month I lived there) It was only by the grace of God that I could afford a window unit to help cool that apt to make it habitable. Now, I have no living room.. After complaining about a leaky ceiling for two weeks, the weight of the water finally took out at least ¾ of my living room ceiling.. These things don’t even touch on all the other repairs that have been done, only the major repairs.

STAY AWAY!! Wilkinson just took over my community Revival on Main and their 1 star reviews speak for themselves. My fiancé and I constantly dealt with fire alarms during all hours of the night (from residents smoking), entry gates always being broken (even to the point where we were unable to get in), and one particular incident where two thugs bypassed the “security gate” at 10:30 PM, began shouting and banging on our door and tried to break open our apartment door. So much for “luxury gate secured patrolled community”… I can honestly say I had a better experience at my dorm at KSU! Residents are smoking cigarettes (even marijuana) uncontrollably, even inside a unit that is obvious just by walking by. I have severe allergies to secondhand smoke, something you think a property manager would care about. My emails and phone calls are now being ignored, even by the owner Jerry Wilkinson. The managers are extremely rude, unprofessional, and uncaring. Because of my health condition I am unable to continue living there however management must be losing so many residents that they are forcing me to pay for rent next month. It’s clear to see by their insensible responses to poor reviews that this management company has no idea of what they’re doing or how to take care of their residents. Praying to find a way to be rid of this horrible place. Please do yourself the favor and rent from a company that has better communities and real managers.

So, I went to pay my dads rent that he had forgot about at Lakes at Inverness. I asked if they had a drop box. One lady, the manager, said that it was closed so another gentleman offered to take it from me. Thats when the Assistant Manager, SHERRYE W. TOBERT YELLED, VERY INAPPROPRIATELY, DISRESPECTFULLY AND UNPROFESSIONALLY THAT THE RENT WAS LATE! She had NO idea who was coming into the office and the fact the manager said nothing about the inappropriate behavior of her assitant manager infuriated me whichmakes her just as bad. They have treated my dad- who is a disabled Veteran with so much disrespect during his stay. I know the bad behavior towards me wasnt a one time thing. I cringe to think of how many other residents and visitors are disrespected by this UNPROFESSIONAL and DEMEANING staff!

My story regarding Amberly Apts. They deserve less than one star. They collected my application fee and had 60 days’ notice of when I was moving in. I came to sign the lease at 10 am and was told to come back at 5 pm. The apt was not ready, so I went to view the property myself. Not even close to being ready (no phone calls or any communication). I lost time, $100 application fee and $60 for gas / cable connections. Stay aware, unprofessional is being kind.
