I used Brewer Strattons property management for one year. Prior to the family moving into our home all cleaning and maintenance was done by me and my wife. After one year on the residents 2 year lease they let us know they would need to break the lease early. Upon leaving they were given back their entire deposit and we were informed that the property was in the same condition it was given to them. When putting the house back not he market I was shocked to hear that just over $2000 dollars of work would need to be done to get the house "rent ready"! I was floored, how would that be possible if a full refund was just given? We agreed to do some of the work requested that totaled $1300. After 3 months of the house being on the market we began to get worried. We dropped the requested rent and hoped that would work. Finally out of desperation we got on social media to see if anyone we knew was in the market and with luck we had a friend that was interested. We then coordinated with the company so she would be able to get into the property to view the space. The morning she she was there we received a text that our house was filthy, had items from previous residents, had broken appliance parts, and had 2 broken windows. I couldnt believe it, I just paid $1300 to get "rent ready"! I immediately contacted the broker to ask what was going on and inform him of what I was just told. His response: " There is more than one broken window?" The last inspection of the property was 18 days prior and they had found the broken window. They were waiting for a quote before they were planning on informing us. 18 days the house had broken windows, 18 days anyone could get in, 18 days my AC was running full blast. Im not surprised that nobody rented a dirty house with broken windows in Gilbert. I requested invoices be sent immediately so I could confirm what work was done as nothing listed had been completed. They refused. I gave them the opportunity to make it right. They refused. I asked for a refund. They did not reply. Only after contacting the BBB and filling a complaint was anything offered. $250 because "It was no longer worth their time" and "Id also be expected to take my complaint down from the BBB." If massively overpriced maintenance, shady brokers, and thieves is who you feel comfortable leaving you investments with, these are your guys!

After renting a home, which Brewer & Stratton are the property management for 4 years. I have never paid my rent late. I always worked with them when they demanded house inspections, which were never part of the lease agreement. I made the house available when they needed to get it appraised and painted. I worked very well with them everytime they asked me to. But earlier this year the dishwasher in the house stopped working. I have email proof that the dishwasher never worked right since we moved in but since we dont use it much, it was not a big concern. Brewer & Stratton sent out Marios Appliance repair to address the dishwasher concern. The technician from Marios spent a total of 15 minutes in my house. He removed a couple of components from the bottom of the dishwasher. He then sprayed out the components and put them back in. I guess there was some build-up of some sort. Then next month I noticed Brewer & Stratton is charging me $295 for this service call. They are claiming that I caused this build up to occur. I called Marios Appliance repair and they stated that it was not caused by me but that build up occurs over time. Unless the dishwasher was brand new when I moved it, it could not be my fault. Brewer & Stratton refuse to remove these charges to me and are now assessing me an additional $100/month for refusing to pay this outrageous bill. I strongly suggest anyone considering a Property Management company, stay far away from them!!!

Im a busy person, I travel in out and state for work like most commute in and out of downtown Phoenix, so I knew choosing to move residences would be challenging. Meeting with a realtor to see the interior of every home I saw potential in would be time consuming and made it seem almost certain Id never have TIME to move, but then I met the RENTLY system and voila! I was showing myself the interior of the homes I liked without having to wait for a 2nd parties assistance. After entering into 3 of the RENTLY lock box properties I chose my new home. Still about my travels, I still had very little time to meet with an agent and get the process going - NO PROBLEM. Brewer and Stratton Property management obviously knows people like me, and they took care of everything online. Everything. The property management representative that worked with me from beginning to end is AJ SMITH. I only met him once, when we shook hands and he gave us the keys and then I was off to catch a red eye. Talk about easy, fast and simple -- this move was amazing. Also, AJs customer service was awesome. He is the perfect liaison. I had a couple of questions via email and AJ was responsive to them almost immediate. I appreciate it. So heres 5-STARS to AJ Smith and Brewer & Stratton Property Management. You make the horrors or relocating almost look like a myth. lol!

So Ive been renting from BSPM for almost 2 years since relocating to AZ from CA. In the beginning, my first impression of AJ was not so good. Days before flying back to California to get my children and all of our stuff, he assured me that the house would be ready once we returned. It wasnt. We had to stay in a hotel for 2 days with all of our stuff on back of a truck. So things started off a little rocky but AJ made things right. He has really stepped his game up and has shown me that he is an awesome property manager. Every time something happens at the house and I send him an email or submit a tenant maintenance request, AJ responds immediately. Hes fair, understanding, easily accessible and he is on his job. This is my first time every renting through a property management company and in my opinion, Brewer & Stratton has made this experience a really good one for me. I dont think my experience is the norm based on my conversations with other renters not renting from BSPM. Because of this, I will be renewing my lease. P.S. I wasnt bribed, paid or threatened to do this review. Im a single working mom of two teenagers and Im doing this review to help people make a good decision on a good management company. Not for any other reason.

This property management company appears to be new to the market. Ive only been with them for a month so hard to give adequate feedback, but will provide information on the areas I have encountered. The lease manager is friendly and responsive. He submitted several maintenance requests on my behalf, which is nice... But I would like the capability of submitting my own. The maintenance guy was knowledgeable and friendly. He even helped me address another concern while at my home to avoid having me try to fix the issue on my own or submit another service request. This was great customer service as far as Im concerned and would have him come back in a heartbeat. The lease process was conveniently online, but there were many typos in the documents that made a professional process come across quite amateur-ish. My insurance guy even mentioned something about the verbiage. The only real complaint I have at this point would be that they charge a fee to pay rent online. We are talking about a $10 fee each month, and some of the communications make one feel like its not optional. I would like to see this be a free service, that would allow me to set up recurring payments.
