Im a creature of precision. I help make and launch satellites for a living. Doing research is fun for me. There are more agents in this area than I can shake a stick at. Some 12,000+ by some counts. So I had a lot of sifting to do. I had a laundry list of things I wanted in an agent. Among others things, I wanted an experienced full time Realtor with CRS and ABR, that lives and works near where I wanted to buy. I did my homework, including a license check. I emailed a bunch of agents, and read a bunch of responses. Pat Kapowich came up on top. Pat has attention to detail. At one home, Pat noticed a dog barking near by. My wife and I were oblivious. He went and knocked on the door of the neighbor to ask about the barking dog. Turned out the neighbor was dog sitting for a few days. Pat goes the extra mile. At another home, I was concerned about a gas station near by that had tanks that leaked in the past. He lined up a professional to talk to me about it. Pat has a flare for the "old school" of hand shakes and hard copies with real signatures; while navigating modern technology without hiccup. If time allows, he will come get real signatures and hand the other agent a real "dead tree" hard copy. If the timeline is tight or other circumstance necessitates it, Pat has no problem with getting the job done over the internet with e-signatures and the like. Pat knows that in-person presentation can make a difference. In our market, where multiple offers with many of which will be all cash - no contingent, Pat successfully negotiated in a multiple-offer situation with our offer with contingencies. We had friends that had to make offers on 5 to 10 homes before getting one accepted. Pat helped us get off that emotional roller coaster fast. We got our home after we were out bid on 2 other homes. I have no reservation recommending him to others. Hes easy to talk to. Hes easy to communicate with, in person, on the phone, via text message or email. Hes knowledgeable and dedicated.

To whom it may concern, Im David Singleton. Following the passing of my wife, it was time to sell our home. So I asked my son for the name of a good real estate agent since he worked with hundreds of realtors in his job. He gave me the business card of Pat Kapowich. He said Pat was the only agent that did not "BS" his clients. It was apparent he was impressed with this agent. He told me all I had to do was to call Pat. Pat Kapowich was a straight-shooter from beginning to end. It was obvious he knew what he was doing. At that time, I just wanted to sell the home as-is and be done with it. I had an as-is sales price that I was satisfactory. Pat was adamant that he could help me pad my retirement nest-egg if he helped me get the home in selling condition. He was not kidding. Pat had the contacts, workmen, and companies to improve my property. Because of his relationships, he saved me money on repairs and deferred maintenance obstacles. Pat and his helper, and a nephew even spread out the ground cover in my front and back yards. Pat had his roofer and painter agree to send their bills to escrow, to be paid when the home sells. All tolled, it took $37,000 to bring my home to Pats minimum standard of selling. Pat had over 330 people attend the broker tour and open houses. He also has the buyers agent present their offer in person. We sold it $235,000 more than my as-is price with nine offers. Pat was a real strength through the whole process, he was always professional, and very understanding of the emotional upheaval I was going through. His marketing, selling, and overseeing of realtor negotiations exceeding my expectations. If you need to sell your home, I highly recommend Pat Kapowich

I first met Realtor Pat Kapowich while he was selling one of my older sister’s properties. My sister has been has been very successful in Silicon Valley; I have absolute trust in her business instincts. Since Pat was her Realtor when she bought and sold all her homes, it was only natural that I would hire him, too. As a first time buyer, and as a first-time seller, I didn’t know anything; so just he walked me through the process, took care of all the red tape, all the logistics, and all the details. And it is very easy as a seller or as when I was a buyer, because his services are a full package arrangement, it always felt like white-glove service. It was a very personal feel, instead of everything happening over the Internet. I never had to worry about anything. When listing my home, he was very detailed orientated. Pat clearly knows his business backwards and forwards, and one can tell that everything is above board. He was easy to work with, always taking my calls, or would call right back if it went to voicemail. He was willing to work with my schedule, whether it was nights, weekends or short notice. Pat really looked out for my interest, especially when watching him go over the contract with the buyer’s agent. All his vendors, repair people, and his staging with art was crazy good. Because he knows his business, and he takes care of everything; all I had to do was sign on the dotted line. That is simply awesome.

It is a pleasure to recommend Mr. Kapowich. I had my first opportunity to see his work when my childhood friend was selling her deceased parent’s home. At that time my grandparents lived across the street and I saw him repeatedly working side-by-side diligently with my friend to prepare the home for market. The home was filled with over forty years of family belongings and in need of updating. My friend was mourning the loss of her parents and just wanted to move on; however, Mr. Kapowich’s patiently guided her through emptying and updating the house. His vision was the catalyst that eventually led to her selling the home for two hundred thousand more than she originally expected. Ten years later when my family was in a similar situation, I knew a trustworthy realtor to call. He thoughtfully worked with the trustees of my grandmother’s home to empty and prepare it for market. He worked tenaciously seven days a week and even brought in his own family members to assist in the process. He went above and beyond communicating every step of the way and earnestly explained any detail or issue. I can proudly say that he was able to complete the sale and I have no hesitation in recommending him to other families. Sincerely, E.A. Burns

When it came time to sell my most expensive possession, my Bay Area home, I wanted a realtor who has known the market for a long time and is at the top of his game. I knew some realtors, but I wanted better. Upon meeting Pat Kapowich at one of his real estate seminars, I saw his passion for the real estate business and knew that I had found my realtor. Pat handled the selling of my home through the entire process, from initial market analysis to repairs, showings, offer negotiations, closing, and post-closing details. I felt that Pat was always in my corner representing my interests. Although my home was in decent shape, he realized that I wanted to sell it for top dollar and helped me with getting the necessary repair people in. He even provided very nice staging of the property, at no cost to me. Unlike the seller’s market nowadays where properties invariably sell for way above asking price, I was in a buyer’s market. However, with Patrick’s open house and stand-out property listing, my home had multiple offers and sold for above asking price within a week. And his experience and advice during offer negotiation were invaluable. When I need to sell or buy a home in the future, I would not hesitate to hire Pat Kapowich.
