I rented through this company for over a year - the only reason I stayed that long was because I enjoyed the house and the neighborhood but when it came time for me to move, I regretted ever renting from them. I notified them in the proper time that the lease stated. I told them I was buying a house and wanted to know the steps I needed to take to move out. They mailed me my checklist and told me that I would have to make the house available so they could show it to renters. I understood that part but they werent willing to work around my schedule - I have animals so I needed to be present to either remove them from the house or close them into a room. Next the checklist: I referred back to my original walk through with Leo (property manager). I took great care in cleaning, replacing things such as mini blinds, light bulbs, and stove top covers. During my original walk through Leo stated that the carpet wouldnt be a big deal at the time of move out because the owners of the house would be replacing the carpet. I still cleaned the carpet but after normal wear and tear there wasnt that much damage but I still had to pay 200$ to have the carpet professionally cleaned because they didnt agree with the cleaning I did. What happened to the owners getting new carpet? Also - I spent several hours cleaning every square inch of that house - I wanted it to be in tip top shape so I could get my deposit back. After cleaning, I left the keys, garage door opener, etc. and waited for my deposit. Approximately 28 days after moving out I received a check for $140 - my deposit was $1000. They charged for me for cleaning, replacing light bulbs (which I had done already), I forgot to remove a few nails from the outside (which were used for hanging Christmas lights) so they charged me for that, they charged me for not hanging the part of the mini blinds that opens the blinds (my bad, I forgot.) They also charged me additional fees for the carpet - AFTER they required me to pay the 200$. They charged me for leaving the energy efficient bulbs in the lights - I thought I was being courteous for future renters. They even charged me for damages that were done to the house prior to me, things that were even marked on the original walk through. Everything they charged me for was incredibly minute. All they had to do was make a simple phone call and ask me to change the things they wanted to at least allow me the opportunity to keep my entire deposit. The bottom line is - they wanted my money and were willing to lie, cheat, and steal to keep it. I was a great renter - always on time with my rent, I took care of the property, and notified them of anything that ever needed to be fixed. They were lucky to have me and I will never recommend them to anyone. Thank God I own my own house now and I can manage my own property.

UNPROFESSIONAL-Borderline thievery- please read and trust all the poor reviews of this company. Lived in house for 1 year! I will be reporting to the Better Business Bureau. Not only was the house not ready when we moved in (and were told we could not move in later or the home would be leased to someone else) but upon move out items that were already there and not repaired we were charged for. Not just charged a little either, charged as if we had not taken care of the place. We left the home in a condition far superior then when we moved in. Paid professionals to do the carpets (the required business in our contract!), paid to have the yard completely cleaned (again, his companys "preferred" yard crew) and went wall to wall in the home repairing any imperfection, including items that were never initially repaired. Many of the items are on our pre-move in inspection yet we were still charged. Im sure unless I want to obtain a lawyer we will never be reimbursed as Leo presents as unprofessional, rude, and arrogant. ALL FUTURE TENANTS- I highly advise against utilizing Leo Marxs company. We were charged for items such as "window springs"- not sure how a window that is hard to close is our responsibility considering it was difficult when we moved in. I feel every item mentioned in our post move out inspection was normal ware and tear. We were the perfect tenants, renting for one year, all rent paid in advance, never a late payment, no animals, and we are extremely clean and careful people. As I mentioned, the house we left was much improved from what we moved into- however we needed to rent a home while we house hunted and prepared to buy a home. Nearly a third of our deposit was taken and this is after paying his "preferred companies" which were on the high price range clean carpets and tidy up the yard. We even fixed a broken window before we moved out which cracked while taking a shower- again, everything is your responsibility. My last rental I recieved 98% of my deposit back and I lived there for five years. I highly recommend Brunk and Brunk rentals over Leo Marx and his unprofessional, possibly money scalping business. Im highly disappointed I did not follow the advice of the reviews prior to our move. I am honestly in shock from receiving the pitiful deposit back today. I am hoping the better business bureau will rectify matters and prevent future victims of these agregious acts.

(They also apparently can change their ratings... Screw you, Leo. Good luck getting another penny from me, arsehole.) Horrific - Poor as Leo Marx warrants a new category. To show at least a fair amount of temperance, I have waited several months to write this review. As noted by others, you will absolutely want to avoid any dealings with this office. Leo Marx is incredibly dishonest, untrustworthy, and unfair. Apparently, there is no communication whatsoever with his front office and it is painfully evident that he is interested in your money to the point of lying and manufacturing paperwork to get it. In a nutshell, I was in one of their rental properties for years. No annual inspections were done until my final year at the property. Having given lease-specified time to notify of my intention to move out, they conducted 2 walk-throughs (a second after the initial to correct any discrepancies). Upon the second, I was told that all looked good, yard great, etc. Prior to my finishing final clean up with a local cleaning company, they took possession of the home early and had a 3rd party in the home without my permission. It spun from there, culminating in a huge, detailed/miniscule package of receipts/demands and specified I owed a considerable amount of money for tasks that they "re-did" as well as periodic maintenance costs that I was never accountable for. They even charged me for debris clean-up that their maintenance person left. As a special bonus, he thought it would be cute to charge for a day into the next month, well after vacating, as a bonus. How Marx has kept his license for so long is far beyond me. To that point, for those others that have been unfortunate enough to have also had similar issues with this office, I urge you to contact the Department of Real Estate (DORA) and relate your experiences. And do NOT take it lying down - fight. Otherwise, Marx will continue to prey on unwitting families in the future. Stay away at all costs, or all the costs, legitimate or not, will be upon you.
