Jessica Schmelzer was the best real estate agent to sell and buy our new home. The first time we met Jessica, we knew we were in good hands especially with her working with the renowned real estate agent Mark Eskanos and the Porchlight team! Jessica coordinated everything we needed to prepare our home for sale a month before we put our house in the market. She lined up all the contractors for us to get the work completed from bush removal to front porch concrete repair. We were then ready for staging and ready to put our house in the market! We received an offer in one day but waited over the weekend for an open house and received multiple offers over the weekend and we decided on a buyer in 3 days. We found the perfect home for us in 2 weeks. Jessica made sure we were making all the right choices. She listened and took notes of what we were looking for in a home. She was very knowledgeable and answered all of our questions and concerns as we were looking for a house such as the resale value, house condition etc.. She was available to us almost 24 hours a day by phone, email and text! She would also come by our house to make sure the house was ready before our inspection, appraisal and walk through. She kept us in the loop at all times. We never felt left in the dark during the entire process. We were out of the country prior to closing but having Jessica as our realtor, we didn’t have to worry. She also took care of several inspection items that we had to handle during our absence. Also selling our house could have presented some challenges but with Jessica’s knowledge and expertise it was relatively painless. I had been looking at making my first home purchase for some time, and of course I had received several realtor referrals from friends. Having never been through the process before, I had no idea what to expect and was happy for any advice. My experiences were fine, but I didnt have a real baseline for comparison. Then I was introduced to Jessica Schmelzer at PorchLight who came very highly regarded by two different contacts who could not stop raving about how amazing she was. I decided to meet with her and within one meeting it was obvious how far she stood out from the rest and that I wanted to work with her on this process. You will not find a more responsive, dedicated and truly caring person to work with than Jessica. If I had any complaint, it was that I sometimes felt guilty at how amazingly responsive she was. Buying your first home is a very intimidating experience and she was with me 100% of the way. Some times you need an unbiased opinion to temper your enthusiasm so you make rational decisions, other times you need a friend to give necessary encouragement, and yet other times still you need the trusted business advisor and skilled negotiator who is determined to get you the best possible deal without losing the bid. Erin Talburt is professional, fun, and the best possible guide when it comes to buying a first home. Erin worked with me for weeks prior to submitting an offer--honing my tastes and encouraging me to not lose hope for what I want. (Hard in this market!!) After weeks of what felt like tireless searching (I was completely impressed with her dedication to my cause!), we found a good opportunity. We were quickly under contract (thanks to Erin, I was able to sign while on a mountain bike ride!). Then the real work began and her skills became evident. Right off the bat she set me up with a lender who quickly outperformed all others. Then the house underperformed at the inspection AND at the appraisal which made for tough negotiating. Erin was absolutely professional and taught me so much through the process. Mainly how to understand the magnitude of the problems and how to negotiate. To add some detail, she helped me obtain estimates for EVERYTHING that was listed in the inspection. That way, no matter how the negotiation went, I would feel comfortable with the outcome. She also set up bids while I was away at work and she handled them herself. This was beyond helpful and I was constantly impressed with her commitment to making sure this was what I wanted! Through closing she continued to ensure I knew what Im getting into as a homeowner--quite the involved process! I walked into my home proud of my accomplishment, confident with my decisions, and so pleased to have a new friend--Erin Talburt. I cant recommend her enough.

I was referred Dudley Clark about three years ago. At this point I was not sure when I was able to make my purchase. Dudley I must say is as professional as I can ask for. As someone who works in retail I have high expectations. Dudley had great knowledge of the different Denver Neighborhoods and always gave us a clear list of pros and cons of every property we looked at. When we found a home (new build), Dudley was very good with the builders and represented me with passion and and vigor. He got the builder to fix the punch list provided. Dudley saw things that I would have missed since he has done so many walk throughs in his experience. Dudley was especially helpful when I notice my new landscaping was dying. Dudley personally purchased a garden hose and watered the plants while I was out of town. It was nice to have some one I could trust and was looking after my best interest through out the transaction. Dudley also helped me sell my condo. He gave clear instructions on how to get top dollar for the unit. During the walkthrough he helped point out what buyers are looking for. With Porchlight staging and some fixes, I managed to get top dollar for my unit. This was higher than all the comps. The transaction was quick and painless. I must say that Dudley was awesome. I would recommend him to all friends and family.
