I find it odd all of these bad reviews came within the last 6 months. In 2013 I moved to the area as a first time investor. Charlene was an amazing find! I called on one of those so called slum lord properties randomly and we spoke for half an hour as she educated me on the area and what I can get for those prices. I ended up buying the home I would occupy as well as a handful of investor properties that I rehabbed making great improvements to distressed run down properties. Ive no moved away for business but am now contacting her back and would trust her opinion and buy site unseen with her recommendation.

They overprice properties to national investors who get duped, which hurts citizens of our own metro area because prices go up on slum properties. She literally is selling a lot of land that is JUST DIRT that is not even in Bates or Fountain Square but more south for $37,000. Go look for yourself. Do you really want to work with someone who is trying to sell someone dirt for $37,000? I bought a beautiful brick house on a half acre 6 months ago for $40,000. 3 br, everything works just needed paint. I once saw that she was trying to sell a slum 3 unit off of Raymond St or Keystone for $200,000 cash. Insane.

Charlene Gaard was such a disappointment. Due to her slow or lack of response to our questions we wasted valuable time on a subpar property. It almost seemed as though she was working for the seller. Being first time buyers we have been left with a very bitter taste for real estate and will likely remain renters.

I informed the broker that a listing was not correct. She said in the listing that the home was near a future reservoir and marina. That project failed 18 months ago. However, she did not return my e-mail, and the home is still listed as being near the non-existent marina.
