Beware! This has my WORST property management experience ever! When I first moved in, I was given a list of the utilities that I was responsible for. I handled all of the paper work for these and began paying them. Three months into my lease I came home to no water. I immediately called the Rockville office and spoke with Dianelys about it and to find out what a solution would be. She told me that my realtor, upon moving in, should have told me to look for the water bill in the mail and that it wouldnt be in my name. It would be in the owners name. I was so distraught that I would have to be without water for a night, with a four year old son, due to their lack of information upon moving in. When I was expressing my dismay with the matter, Dianelys SHE HUNG UP ON ME! I couldnt believe that I was dealing with an office manager that lacked so much empathy and professional courtesy. I began exploring my options of breaking my lease right then and there, but ultimately decided that it was not worth the hassle. So I took it as a loss and stayed at the property and tried to have as little contact with them as possible. I was able to do so until it came time to receive my security deposit back. I was told that I would receive the security deposit in the mail within 45 days of moving out. That would have been no later than February 14, 2016. I contacted them several times throughout the 45 days to find out the status of receiving the check and if there was anything else I needed to turn in to expedite the process. I was informed that I would receive it within 45 days. On February 11, 2016 I realized that I had not turned in two pieces of information that was required by the office to receive my security deposit. I contacted the main office via email to find out the status of my security deposit. In the meantime, I gathered all of the documents that I needed to turn in. I received an email from Dianelys the next morning notifying me that the deposit was mailed on February 8, 2016. I didnt fully trust that was the truth. I asked her if I should still turn in the docs that were missing and she said yes. I went in to turn in the docs and I emailed them. When I asked her in person if the check was mailed she said I would have to wait for Joy to come in the office to answer. So I waited for Joy and when she arrived they cut me a check and said I may still recieve one in the mail, which I could discard. I havent recieved a check. I dont believe they ever mailed one, nor did they intend on doing so, had I not caught my own mistake. They didnt have the professional courtesy to ask for the documents that I needed to turn in. Upon recieving the security deposit and ledger, they took out an ASTRONOMICAL amount for repainting one room for scuff marks that fall under normal wear and tear according to the state of Maryland tenant/landlord laws. I am now in the process of disputing these charges. I am completely disgusted with this company and I do not understand how they are still in business. I do believe the positive reviews are put up by current residents after being asked by the company to make a positive statement. I was asked several times to do so and I am glad that I did not! It would have been a lie! STAY FAR AWAY FROM THEM! I wish I would have seen a review like this prior to renting with them.

I have never used the company as a owner, but as a potential renter. I would hate to have them manage my property by the way they managed the property i tried to rent in gaithersburg. My wife and I went to this townhouse in Gaithersburg in Feb 2014, earlier this month, and met with Dara. She was very unprofessional. it wasnt intentional she just came across as being slick or sleazy person. First we were under the impression that we had an appointment to view the property at 3:45. When we go there, there where 3 other couples walking around the place independently . The home had not been cleaned at all. Dara couldnt get her notes together on who was whom. After walking through the home (which had potential just needed to be cleaned) my wife and I asked her would the property be cleaned before we moved in. Dara replied to us is had been cleaned. My wife told her about the stains she noticed in the carpet from the basement and main floor and the indentation of the furniture which made it clear that the carpets hadnt been vacuumed or steam cleaned. Dara replied that it was clean. I pointed to the floor boards in the kitchen where we were standing. I showed her how the boards where dirty and the kitchen counter and back splash where dirty. I also told her the bathroom upstairs still had shampoo in it. Details like these you expect a property manager to know. It showed that she didnt do a walk through of the place a head of time. A guy from one of the other couples came in and asked her a question about parking. I chimed in and agreed i wanted to know. She couldnt answer that question either. I think its a basic requirements to know about cleaning the place and how many if any parking spaces come with a 3 floor 3 bedroom town home. I have never actually writen a review before this but she was so unprofessional not to mention she just appeared to be " on something" ( i know thats rude but i am being honest) I dont think anyone should rent from them. I emailed her later that evening as a thank you and to see if she could answer the questions that she was unable to answer in person. she never replied.

My experience with this property management company was distasteful. Living in Virginia and having to commute back and forth to Maryland throughout the week to visit my fiancé and son, my fiancé who rented directly from the company from December 2014-December 2015, I can honestly say that the company itself lacked professionalism and common courtesy. I personally had to deal with numerous issues simply because my fiancé had become fed-up with the lack of professionalism when calling herself. I didnt want to believe everything she would tell me about the company thinking that she was just simply over reacting UNTIL I called and had my own personal experience which was not good at all. We both made phone calls to have simple maintenance request completed, whether it be requesting the garage to be fixed which we had to wait two months for someone to come out and fix it, or whether it be simply having the door that leads into the garage fixed. Please keep in mind having a broken garage door and entry door to the garage heightens security risk. Nevertheless, someone did finally come out after being hung on and disputed with about what day the maintenance person can come out and fix the door. When calling the office I would always get Dianelys who would answer the phone very nonchalantly, as if she was at home and not work. Furthermore, the company is not able to relay what they are looking for when moving out so to ensure that we had covered all their requirements, we did look up Maryland State Law regarding tenants/landlord obligations. We even called to confirm what would be considered normal wear and tear. I rented a local cleaning company, they were great I might add wiping down all the walls, and cleaning in between small spaces (The Cleaning authority). With all of this being said the good thing about this company is simply the fact that we are no longer renting from this company.
