Renters BEWARE! - After living in this SSLC rental owned by Andrew D for 2 years, Amys company became responsible for property management. They were to replace an individual property manager whod had some personal problems causing the property to overwhelm her and fall into some disrepair. During an initial new management walk-thru in August 2013 with Amy and her assistant, Heidi, each room was carefully documented. Repairs were promised and they both assured me that they conduct very regular walk-thrus and the house would be updated to meet their "higher standards". I was asked to call over issues and even received a letter providing me with Heidis contact information, as SHE was to be my point of contact with Amy Johnson RE. In these last 10 months, I have seen Amy once... a few days ago. In the mean time, I have received a MISTAKEN PAY OR VACATE NOTICE (How do you mess that up?!?) and TODAY (!!!) I am moving out. But before I go, let me tell you future renters about the property I am leaving behind (as ALL of these issues were made known to Amy/Heidi and I can document each one) My refrigerator does not cool. My freezer does not freeze. I have had to keep refrigerated foods in my freezer. Frozen foods? What are those? Every bedroom and living room window is painted shut. My dishwasher hasnt worked since September, in spite of her sending someone to replace it with an older model, my walls are cracking, when it rains, it rains INSIDE my master bedroom, my bathroom sink is not attached to its pedestal and running it causes water to pour directly to the floor, my bathtub takes approximately 48 hours to drain after a shower (with a good plunge), mold, inadequate cooling, etc. These are just a few of the issues, and as it is a double unit, I will not even begin with what has happened in the basement unit. When Amy learned of our plans to move, she brought the owner in under the impression she had provided notice. She had not. Further, she proceeded to lie and falsify information, even opting to treat us as bad or lazy tenants. I would ask Amy and the owner to consider how long a person can live trying to pretty up an obvious slum. I sincerely hope for the owners sake that he reconsiders his management choice, as this property is guaranteed to cost him a fortune under her supervision in the long run... Neighbors will attest to my impressive maintenance and tries to care for the home, but leaving this place will be like escaping Alcatraz and I owe that to the sweet Ms. Johnson.

We rented a home managed by Amy Johnson Real Estate for over three years while we prepared to buy a new home. The home we rented was left in disrepair when we moved in. There was wall damage, baseboard damage, a leaking window, no hot water at the kitchen sink, damaged doors, missing blinds, light bulbs, window screens etc. Amy declined to conduct a walk through with us at move in and said she already had all of the damage documented and we neednt worry. So we documented it ourselves and routinely took photos and communicated to her the issues with the house. It took her over two years and us refusing to sign a new lease (we went on a month to month term for two months) before she fixed the hot water issue. When we moved out the leaking window was still not repaired and she claimed it was a "builders issue" despite the home being built almost ten years ago. That was the excuse she gave us for never fixing it. After moving out Amy Johnson sent us a notice stating that we owed her more than our security deposit for damages. So now were faced with having to use small claims court to get our deposit refunded. At first Amy didnt provide us with much documentation detailing the deductions to our security deposit. There were amounts listed vaguely as "labor" and "materials." But there was no documentation for what the labor was used for and which materials or damages were repaired. I had to contact her attorney before she provided that. upon reviewing the documentation we found that she was charging our deposit to repair damages that existed prior to when we moved in. Some examples of deductions she provided through her attorney Steve Lybbert are: burnt out/missing light bulbs toilet flappers faded toilet seats replaced missing blinds (for windows that never had blinds in them) re-painting faded paint on the front door staining kitchen cupboards The list goes on and on. Do yourself a favor and rent from someone else. If youre a property owner you should consider choosing a different property manager. The leaking window in this home that Amy never repaired ended up causing water damage to the structure and interior of the home.

I moved to Salt Lake City after a promotion and we initially stayed in a hotel until we could find a reasonably priced home for my family. After 2 weeks in a very small hotel room with my husband, 2 kids, cat and dog. I was desperate to find a place, I saw a listing with Amy Johnson RE and she dropped was she was doing and was able to meet me at the listing in an hour and we were able to agree to terms, sign paperwork, do the walk-thru and allowed us to move in on the spot. It was awesome. We loved our house in SLC and whenever we needed any repairs they usually scheduled with me the same day that I called and the workers were always prompt, courteous and did an excellent job. I could always text or call Amy with any issue and she would respond in minutes. I was delayed out of town when our rent was due and she gave me extra day without a penalty. Amy has always been fair and ethical with me. Amy Johnson Real Estate is the best management company that I have worked with in the last 20 years and the last 5 cities. When I move back to SLC, I will definitely use Amy Johnson RE LLC again!

I rented a house in downtown Salt Lake City and I have to say that Amy and her assistant Heidi are the most unprofessional, ruthless, representations of property management. If I was able to give her less than a star I would. When it comes time for you to move out, she and Heidi will try and find things that may have already been damaged or from a previous tenant and make you responsible. Heidi has a horrible attitude and gets upset when you report damage and holds you responsible even if it is something they should have fixed before a tenant moves in. The house was infested with spiders upon moving in and they pretty much held me responsible for taking care of it. Save yourself the trouble and find a different property manager as Amy and Heidi have yet to learn what it is to be decent, honest, people.....Though if you do decide to do business with Amy...save every text, document every conversation, keep ever receipt for any work you have done on the house(landscaping, carpet cleaning, maid service) as they will definitely try and scam you out of your deposit.

We were tenants for over 2 years. There was a huge lack of communication and a lot of extra fees. We were desperate to find a place when we signed. One of the reps, Heidi, and her husband came out to do some electrical fixes. Heidi came in to take a look at our walls and for some reason she brought her dog inside. She seemed like she was trying to get my pit bull to attack her dog. Im so relieved we dont rent from them anymore and I will never rent from them again. I dont care how desperate I am or if I love the house, they were such a headache. Do yourself a favor and keep looking! I wished there were reviews when we first got entangled with them, it would have saved me from so much stress.
