Cleve & his staff are truly remarkable. I screened multiple local RE agencies to assist me in evaluating the potential sale of my mothers home, including "as-is" versus "reasonable fix-up" assessments w/ target price-points. Cleves team pulled together the most extensive package of information by far, most importantly providing references (if requested) for EVERY type of sub-contract work being recommended. While all the screened agencies provided similar price ranges in their targeted assessments, Cleves contractor referrals all proved timely and competitive, resulting in my eventual decision to list with Gaddis Partners. Cleves initial "fix-up" suggestions were based on my feedback; namely, quick, only-whats-necessary and budget-conscious. This resulted in a target expense in the $6-8k range with a projected price target approximately $15k higher than "as-is". Upon further consultation with Cleve (once work started), I decided to spend $15k on improvements, with a resulting market price $40k higher than originally projected for "as-is". Fast forward to March 1st (Tuesday) - listing papers signed, photography taken . The house went on the market that Wednesday. By Sunday evening, we had 9 contracts, one of which was full-price, cash, closing in 4 days. The decision was an easy one... Now Im sure that some of this experience was timing/market conditions. Some of it was probably even luck. However, there is no doubt in my mind that a SIGNIFICANT amount of the pleasure I now feel, post-closing, is a direct outcome of working with Cleve and this team. Thinking back - "remarkable" is probably not a strong enough adjective!

Your knowledge of investment properties was right on target---right location and price; renters already living in the properties who would remain in the home; and quick purchase closing. We worked with Kathy Pomerantz who was with Gaddis Parnters. First, she complained about our house search saying it was all over gwinnett county. When we found a house and wanted to make an offer, she made a deal that quite frankly, we couldnt afford. She did not get us any closing costs. She had us closing a month earlier than when we wanted to close, which would have forced us to pay for 2 homes at the same time, she offered $7000 of our money in earnest money, which we would have lost if we had to back out of the deal after the due diligence period and she agreed that we would pay asking price! This is the worst deal in that she basically got us nothing and offered the seller everything they wanted. And she was suppose to be representing us! Because of not getting any closing and having to close in 30 days, we had to back out of the offer. That is because she also told us the wrong amount for the taxes on the home, did not tell us anything about prepaids like paying for insurance up front, hoa dues, etc. So we simply did not have money to cover down payment, closing and prepaids and all in 30 days when we really wanted a 60 day close. So we lost the house we really wanted because a very bad deal was made for us by this agent.

Liz was incredibly nice on the phone and really took the time to get to know us and put us with the realtor that was right for us. Kathy Pomerantz was our agent and was very patient with us in our first home buying experience. She answered all our questions and really guided us through the whole process. As a first time homebuyer, I researched everything extensively prior to contacting them, but was amazed the wealth of knowledge that Kathy and the Gaddis system were able to add to help us find the home of our dreams.
