Having rented numerous properties over the course of my collegiate career, I feel that it is in no way an exaggeration to state that River City Property Management is far and away the worst property management company I have ever encountered. To put it frankly, River City treats its customers so badly that I am astonished they are still in business. They seem to go out of their way to inconvenience renters, treating us with suspicion and disrespect. Some small examples: - While no one has signed up to rent our property on August 1st, River City has insisted that we vacate the premises no later than 8 AM on July 26th. We will have to pay the entire months rent for July and will be charged an extra $50 if we are not out at this time. When we asked to pay extra to stay a couple more days until our new apartment is vacant, they refused point blank and reminded us very forcefully that we must be out no later than 8 AM on the 26th. - Our rent check is always in the mail and post-marked by the 1st of each month. However, when the 1st fell on a Sunday, we were charged a $10 late fee because our check arrived in the mail on the 2nd. Stephanie, who handles accounts, unapologetically claims that she has already forgiven this offense once and will not do so again. I fail to see how the particular delivery date of my check, again always postmarked on time, has merited such an utterly arbitrary--and to my knowledge, previously unmentioned--fee. - River City requires that tenants clean their own carpets professionally before they move out. This requires that we in fact move out a day earlier so that the carpet can be cleaned on time, as the apartment cannot be lived in after the carpet has been cleaned. Inexplicably, all of this must happen by 8 AM on Saturday the 26th so that the apartment can sit vacant until August 1st (when nobody moves in). Small inconveniences like these are buried all throughout the lease agreement. - They manage their properties extremely poorly. This winter, for example, our pipes froze twice before the maintenance people finally realized that the heater under the house had broken. Then we were without any water at all for two days until the pipes could be replaced because by this time they had burst. This is only one example of the utter incompetence that we have encountered from this rental company. I am honestly offended and angry at present after another unhelpful phone call with River City, which I readily admit affects the tone of my review. However, I am certain that, regardless of my mood, I could not in good conscience recommend River City to anybody. Such poor customer service, incompetent management, and indiscriminate disrespect should have consequences.

As long as I am on Gods green Earth I will NEVER stop being angry at these Iowa City SLUMLORDS. Let me preface what I am about to write just by letting you know that every word of this review is backed up by the small claims record filed with the johnson co clerk of court. First of all, the house was disgusting the day we moved in (trash lining the stairs, filthy carpets, scraped paint, filthy kitchen, and yes-a wasp nest in my bedroom). Maintenance was a nightmare the entire 2 years we lived there. Theresa and Stephanie are the rudest, unhappiest people I have ever met in my life. They nickel and dime you with fees at every chance they get. For example, at one point they scheduled a city inspection without giving us notice. When they showed up I turned them away because the house was not clean enough to be viewed for a city inspection and my roommates were at work. They charged us $50 for not allowing them to illegally enter our home. They claimed that this was the fee incurred by the city. When I actually called the city to ask about this I was told that they receive 2 appointments at no cost. This is seriously the tip of the iceberg. Toward the end of our lease, my roomates uncle was over and checked our basement washing machine (because they refused to repair it themselves) and discovered black mold in the basement. I had been living here for over a year and a half at this point. My roommates mother complained and demanded to be released from the lease 2 months early. They agreed but told her she needed to pay a bunch of miscellaneous fees first. She asked her attorney to draw up paperwork and requested that R.C.P.M. sign it stating that if we paid what they claimed was owed they would not come back and sue us for damages or any additional costs. They then refused to give us the signed form without getting the check. We handed over the check and guess what? They modified the contract to say that they could sue us. ILLEGAL DOCUMENT TAMPERING. Fast forward a year and I am being sued for $5,000. Half of the repairs were things that were broken before we even moved in. Luckily for us, i was able to prove this as I had kept outstanding phone records, photos, and receipts for all their baloney. We actually ended up getting money back because the judge decided the actual valid damages were less than our original security deposit. After 3 years of hell it felt pretty amazing doing the jitter bug in their parking lot with a check for $550 in my hand. Do not rent from them. You will regret it.

This is the worst place I have ever lived and would never recommend them to anyone! I cant even tell you the long list of stuff we had to put up with. Needless to stay we only stayed through our first lease. When we moved in the place was not cleaned at all! Smoke stains on the walls and ceiling, the blinds had never seen a wash cloth and the cupboards were disgusting. So with all this in mind we figured we would have a friend who does a wonderful job of cleaning come in to ensure we got our deposit back. We could just tell they were shady and slimy people to deal with so we wanted to cover our butts. It has been almost a month since we have moved out and we just now got a letter stating we not only dont get out deposit but we owe them for fixing our "mess". It is my belief they charge renters deposits and never go through with fixing anything all the while pocketing the money. I am calling the better business bureau tomorrow and they are going to get the FULL complaint in which this crappy company deserves. The people are rude, they dont care about their renters. I was told to f*** off, I also had to clean GLASS from the sidewalk so the children of the apartments would not get cut. They left the sidewalks icy in the winter hired crappy snow plowers to do the worst job ever and barricade everyone in and they hire the worst maintenance workers available. One left my front door wide open, I figured to go to his truck for a tool. Well that tool took him 45 minutes to get all the while my door would have been open had I left. They hardly fixed anything, our apartment flooded towards the end of our stay there and it took them a week and a half to do anything and when they did they just vacuumed up the water leaving our damaged and ruined stuff to rot and the mold to smell. Had I known then what I know now I would have ran the other direction instead of renting from the worst people in renters history!
