Whatever you do, DO NOT rent through Three Sixty. I didnt believe all of these 5-star reviews, and after I took the time to read through a bunch of them, it became obvious that many of these reviews were written immediately after signing before actually having lived in one of their properties. I also saw a few reviews that claimed that theyd gotten a discount for writing their review after signing, which explains a lot, and sounds just like something Three Sixty would do. Ive lived in a Three Sixty apartment for two years now, and I dont even know where to begin with listing all of the issues Ive had with them. Sure, the staff is friendly and helpful at your signing and when you come into the office with complaints, but unless you actually go in and talk to someone in person during their inconvenient office hours, theyre extremely unhelpful, inconsistent, and untimely, and regardless, they constantly pull hidden fees out of nowhere. My roommate and I signed a lease on an apartment that had seemed pretty decent during the showing. Upon moving in, however, we discovered that the furniture had covered a completely stained carpeting and absolutely horrendous repair jobs. It seemed that the professional cleaning the apartment had supposedly received had never happened. The shower was full of mold, the oven and fridge looked like theyd never been cleaned before, the outside door was so poorly sealed that even when it was locked, it would shift in the wind so badly that you could feel the breeze through it, and the rest of the unfurnished apartment was just in a state of complete, filthy disrepair, which doesnt make since since their move out day is May 19th. Three Sixty always requires you to be accommodate them at a moments notice, for ridiculously long periods of time. Once, after a two-day blizzard that left us with well over a foot of snow, it took over a week for them to do any plowing at all, and then we got a piece of paper taped to our door that told us that the next day we needed to be out of the parking lot from 8am-8pm for them to plow, or it would be towed. The lot doesnt even park 30 cars, but they apparently needed twelve hours to plow it, and didnt even bother sending us an email to let those students who might have been out of town know that their car was going to be towed if it wasnt moved. The company also isnt very up-front about fees. First of all, they rent per person, and not per bedroom, which is ridiculous. They have outrageously high fees on things like pets and subleasers ($200 in addition to the normal rent for a subleaser). I got an email just the other week telling us that they were going to backcharge us a processing fee for any rent we paid separately throughout our rental with the company. They realized that that wasnt in our lease, and took it back, but this is their attitude: squeeze every dollar out of the broke, indebted students as possible. The parking fee went from $100/year to $25/month without our knowledge in addition to a raise in rent. Thats another issue: email. Ive gone in to the office multiple times to get my email updated, but since they have so many email accounts, I still only get emails from one of the staff members, and my roommate has to tell me every time we were supposed to get one about a showing or something along those lines. They also have extremely ridiculous rules. I understand not wanting parties to take place on properties, but they have a policy against each roommate having more than one guest in the apartment at a time, and a limit on how long overnight guests can stay. Theyll usually eventually "fix" maintenance problems, but if something is an emergency and they arent open, they dont care, and when they do "fix" things, its just well enough to last a few months, maybe. Weve had to put in requests for the same issues multiple times.

DO NOT UNDER ANY CIRCUMSTANCES RENT FROM THESE PEOPLE!!! We signed a 1-year lease and moved out about 1 1/2 months before the end of the lease. About 1 month before the end of our lease we were then introduced to a 60 day notice that was NEVER mentioned by them before, an obvious attempt to steal more money from us. The only way out of this is if they find a new tenant. So now we are stuck paying rent for this next month, WHICH HAS BEEN INCREASED, on an apartment that we havent lived in for weeks, AND THE APARTMENT ISNT EVEN UP FOR RENT ONLINE. They have made no attempt to find a new tenant, which would be the gracious thing to do to former tenants. Not to mention that we were living with BLACK MOLD in our A/C unit the ENTIRE time. They claimed to have replaced the filter when we first complained about it, but when we tried turning it on it yet again spewed out chunks of mold!! We blew it off at the time since it was too cold at that point in the year to use A/C anymore, but when we put in a work order we heard nothing from them. They then never came because we had to be there to let them in?? WE ARE WORKING COLLEGE STUDENTS, WE CANT CHANGE OUR SCHEDULES FOR THINGS LIKE THAT. I still have rashes on my hands, something that Is definitely a result of living with that. There was also mold on countless other things when we moved in, but I didnt want to fuss and just cleaned it myself. Now Im infuriated. College students dont have the type of money to pay rent for an apartment theyre not living in. Theres a reason these guys have horrible reviews, and the good ones are probably from their employees! Do NOT rent from these thieves!

DO NOT RECOMMEND! I had recently moved out of the apartment early 2 months prior to the end of my lease and keep in mind I was still paying for those 2 months because I had trouble finding a sub-leaser. Since the previous tenants had left the place a complete mess! Grime all over the walls, carpet full of stains, kitchen floor torn up and I was under the impression it would have been cleaned and fixed up. Besides that, I had e-mailed them about picking up the rest of my belongings slowly between the last of my 2 months and they had said it was okay to still have my stuff there. A couple weeks maybe went by and I came back to find that all of my belongings are MISSING!! Tried contacting through phone/e-mail and they told me they werent notified that our belongings were gone. I am furious as I was NEVER given a notice if they were going to move/store my stuff and Im most certain thats illegal to move my belongings without giving me notice. Ive always paid my rent on time as well and they are extremely rude. I have yet to get an answer to where my belongings are and I sure as hell know that I will never rent from 360 ever again. To those thinking about moving into Three Sixty Real Estate properties, save the headache and run away from these apartments.

Positives: The staff is friendly when you call with an outage or complaint. Negatives: 1. Prior to winter the maintenance person "replaced" the plastic grips on the stair to aid in slip-prevention. The old ones were plastic with grooves on them for traction. The maintenance person just removed them and flipped them over to the smooth side... thank you for making our stairs as slick as a luge run. 2. The parking lot has NEVER been plowed. Ive called on this and it was to be addressed, but it never was. Everyone has been parking on packed ice all winter. This is a ball of fun. Please imagine it snowing over cars in the lot and then the snow piling up around the cars... so this makes for an uneven terrain. I would gladly move my car for you to plow. There should be a letter send out for everyone to clear the lot and BOOM, you PLOW! 3. The apartment is in disrepair. The linoleum is curled up in the kitchen and its embarrassing, and impossible to make the place look presentable. 4. The hallways are gross, replace the carpets and put in tile or linoleum... carpet? really? Its a walkway that people trample over with dirty and wet shoes. Like, duh... dont put carpeting in that kind of location.
