I used to believe that when a person hires a real estate professional that they would have your best interest in mind ... until we did business with the Roy group. Our desire was to sell our home quickly as we needed to move out of state for work. From the beginning we felt pressured to sell our home for considerably less than what we had invested into the home and our home was approximately 7 years old at the time. He did bring us a buyer very quickly but at a much lower price than what we wanted to sell ... my mistake for accepting their offer at this large loss ... but, after the inspection the buyers wanted us to spend $1300 on a home repair ... We said no way we were going to lose any more $$ and if the buyers wanted this fixed they could pay for it themselves ... Josh spent the next 3 days calling me trying to convince me to loose more $$, how it was ok to take this huge financial loss rather than selling to the buyer what a great deal they GOT... I finally had to tell him that the buyers needed to decide one way or the other. Magically Josh and the buyer agent split the cost of the repair and the amount of the repair magically reduced to just under $900. We were already hurting and in our opinion all he could do was focus on getting the sale done rather than finding us a more suitable buyer. We would not recommend the Roy group or Josh Roy!

I called josh to list our house. He came out promptly and listened to my comments but reminded us he was the "expert" so we priced the house 5k lower than other realtors we talked to. It contracted on the first day. That one fell through, but it contracted again within 72hrs. The negotiations on the first contract resulted in us selling for 167.5k and paying 2.5k of the buyers costs. Guess what the house appraised for- "more than enough to cover the mortgage (167.5+). " So right there we lost 3k. The second contract negotiated out at 164k and no closing paid by us. Now weve lost 4k. Josh and I had a Rather heated phone conversation over the first contract and have not spoken since that time. All calls were handled by an "asst" and she did an excellent job of tying things up. I guess when you have good people working for you, you can ride on their work ethic and drive. Josh, it appears to me is only interested in listing and selling and collecting as much commission in a give time as is possible. Whether the sellers get the most out of their home is apparently irrelevant. Im being generous with 2 stars.

We took our house off of the MLS market for a day to refresh the listimg. Josh Roy called us and said he wanted to look at the house. He did not mention who he was or that he was a investor. After walking through the house he tried pressuring my wife into taking $50,000 less than reasonable market value for the house. When my wife said the offer was less than we owed, he said that he was out here to make a profit. He was not forthcoming that he was an investor and he was unethical trying to pressure my wife into making a bad decision. Investors in my opinion are leaches in the real estate industry. They take advantage of the people that are in a bad predicament just to make a profit.

An open house was advertised on realtor and zillow and when we arrived, the open house sign was in the yard but no one there. When we called the agency, we were told the agency reps were in Dallas Tx for a conference and it was a mistake. Then I received a phone call a few weeks later personally inviting me to the open house again for the same property. We arrived at the scheduled time only to find out that for the 2nd time, no reps were there! So frustrating. I would not recommend this company to anyone selling their home as its been hard to even contact them as a buyer.

I was not happy with the Roy Group. Some of their staff was very unprofessional and would not own up to their shortfalls. They were more pressed on making sure that they were going to get paid from the sell of my home and the purchase of the new home. They made very important decisions without consulting me first. By doing so it caused so many problems to where the owners of the house that I wanted to buy was talking about taking me to court. In the future I will never use the Roy Group and I would NEVER refer anyone to them.

Josh met with me one on one and answered all my questions and concerns. He explained the strategy he had in mind for our unique home and what to expect. Their photographer took amazing photos of our home that blew away all other competing home photos. With-in 24 hours of our home being listed we had an offer for full price and a second for over asking price. Josh Roy and his team are the best in Wichita. -Tony Brueski
