I used Warren for the purchase of an Estate Sale in April - May 2012. Melissa and Mark Skodzinsky did me NO service except execute paperwork for their commission. Basics: was not advised there would be no home disclosure based on the estate sale. Requested items in the house - Melissa never conveyed to the sellers agent. Melissa and I reviewed the home inspection together and she did not ask for one single thing to be fixed, even though there were health and safety issues I wanted fixed. Melissa advised me to go through with the sale when asbestos was discovered throughout the house the night before closing, then she sent me a text (did not call) "Cant make it" about an hour before my closing. She sent her husband - another Warren agent - who had not been involved with my sale at all. Mark advised me to close with a minimum escrow amount and advised me it would only cost $3000 to remove it. It ended up costing almost $10,000 (Although this was Mark AND my lawyer, so not entirely his disservice to own.) Mark actually had the gall to tell me to hire a couple Mexicans to do it and put the asbestos in the trash (which is not illegal in the State of NY). Mark stated to my face at the closing that he would pay for certain invoices regarding the gathering and testing of the asbestos on my behalf, then didnt. I received a collection letter from one of the companies over 8 months after the sale was complete. Bryan Warren was brought into this, which was part of an ongoing lawsuit in small claims court, and was unhelpful as well. He actually blamed me and the lawyer, who his agency recommended. It is tough to find a realtor who does not have a conflict of interest. The actions, and inactions, of Melissa and Mark are highly suspect, possibly illegal, but that is up to the Board of Real Estate to decide. If you are buying or selling a home in Ithaca, go with individuals who are on the up and up/honest, individuals you know and trust or go with an independent agency.
