DO NOT RENT FROM ROSE&WOMBLE!!!!!!!!these people are the WORST. They advertised our rental home by only showing the house and not informing us of the ridiculous crime level and noise as well. When our fence fell down(due to poor upkeep on their part) it took them so long to send someone to repair it that my neighbor asked if he could fix it first. Weve been looking for another place for months and the property management woman specifically told us our lease was up JUNE 30th and now they’re holding us to July 31st and the house currently doesn’t even have Air conditioning. We called over a week ago because the home was over 85 degrees and when we spoke to the repair man we SPECIFICALLY told him we would not be home after ten am, he called at ten thirty and said he would be on his way in 30 minutes. I THEN informed him wed be out of town until the 15th of the month, on the 14th of the month he called and said he was on his way. We cannot even sleep in our bedroom upstairs due to the horrible heat and cant leave the windows open at night due to the high instance of break ins in this neighborhood. When I called in to complain about the poor service from the ac repair people(in that they never showed) I was told that its not their job to make sure repair people actually show up. At this point I’m certain they thing their job is to take our money.. that’s it....they are the most predatory landlords in the business. Update::weve moved out of this property but because the lease is still active until the end of July we are still legally tenants and responsible for the property. They have broken into this home at LEAST three times by entering without notice and turned on the AC and are now refusing to give us this months rent back saying that because its vacant they don’t have to give notice. This is a CLEAR breach of the law and they refuse to budge on this. UPDATE:: and now as weve received our deposit back(after I had to call them constantly for days to even get a response) they charged us to repaint the entire interior of the home(which they did during an unannounced visit while we were still paying rent and being held responsible for the property) even though we had already done it to their satisfaction other than for one room which,due to THE OWNER mislabeling the paint, it came out the wrong color and the landlords even said they wouldn’t charge for this, and we were not informed in advance of this either. DO NOT TRUST ROSE AND WOMBLE!!!!

Our property manager NEVER got back to us while we lived in our home for 3 years. We had termites in our home really bad crawling out of the walls, they once COVERED an entire window and she told me we would be fine to stay there and not be harmed, I have 2 young children! Our heater went out in the winter, we were without heat for almost 2 weeks! When it came time to move out it was such a huge hassle! She was so hard to get a hold of! Its easy to get a home but once you get it dont expect to hear from them again!

Dont every let Rose & Womble "manage" your property. They could care less about running up your A/C utility bills (w/o owner consent) while showing the property--or feel they are accountable for reimbursement of any kind. Most telling--they are totally void of any professionalism one would expect, from both their CEO down to the Property Management Division. I liked their realtors--but expect to get hosed if you go for their, anything but, Property Management services.

I have been renting from Rose & Womble for 3 years. Every summer my Air Conditioner stops working, I have to call my property manager about the situation or email her I never a get a response this is day 3 without AC and no reply back from my property manager. Last year I went 3 weeks without AC.

Im only rating them one star because its a requirement. The company is more like a negative star. Do not rent from this company. You will be nickeled and dime for everything. I will be reporting to the military, so they can be put on the black list.
