Heritage NW is Worthless!!! The Heritage NW property management service has one goal: to take your money and run. After several months of paying money into the black hole of Heritage NW they have been found to be difficult to get a hold of while not returning your calls; when you finally get the opportunity to speak with an associate they are rude, untrained, and get nothing done. This is a management company that will only cause you problems. From the start, these people where difficult to work with and unorganized, like 2nd graders. Upon the move-in date we did not have a key; they did not have a key and were unable to provide one until a few hours before the moving truck arrived. After moving in to this unit, it was discovered that there was NO smoke alarm, carbon monoxide sensor, or fire extinguisher in the unit. This is not only a safety hazard, but is also illegal to rent in such a condition! It took three weeks and many phone calls for these items to be properly mounted. The gas company would not turn on the furnace until the carbon monoxide sensor was installed. That means there was no heat for three weeks!!! When the service technician arrived to light the furnace, there were scraps of paper and partially burned matches under the furnace and the entire thing was filthy, which is a dangerous fire hazard! The technician emphatically noted in writing on the service note that the furnace needed to be cleaned. Once lighted it was apparent that the technician was correct since the entire place smelled like burned dirt until I took the whole furnace apart to be cleaned with no assistance from Heritage NW. On top of poor management, Heritage NW manages very poor units and does not keep them up to code, let alone take pride in their rentals. Further problems that have occurred and are occurring include no filter on the kitchen sink allowing for iron flakes and brown water to come through into the area. The bathroom sink hardly worked due to being plugged by all of the iron in the attached strainer. The bathroom sink immediately started to overflow because long hair and corrosion from the pipe which was shown when it floated up the pipe and lingered in the sink. This is a tremendous health violation. It is apparent that no management ever set foot on the premise to even look or check to see if anything worked prior to the move in date. The lesson learned is to never trust anyone, but especially Heritage NW, that they are going to have everything, or should I say anything, in working order at the proper time that you up residency in one of their properties. To summarize a two page list of issues sent to Heritage NW, others include door knobs falling off, doors improperly sealed, closet doors unable to close, fridge and freezer missing components, paint pealing off the walls and cupboards, low pressure in the bathroom, mold growing up walls and around windows, no landscaping maintenance, etc. All of these things have not been addressed by Heritage NW. This has been a very frustrating experience, a mistake that will never be repeated. They are completely incompetent and should not be managing real estate. Within the time of occupying the unit only once has anyone under their staffing come to fix anything which should not even be mentioned since half of the work done was incorrect and currently needs further attention. In conclusion, an accurate recommendation for Heritage NW would be to allow the real professionals to manage rentals because Heritage NW is “property management” in name only. At all cost stay clear of Heritage NW!

While I found Heritage Northwest Property Management to be the only PM company in the Lebanon area which could remove its cranium from its rectum long enough to process applications in a timely manner without ludicrous restrictions and requirements, they really dropped the ball on getting repairs and maintenance done. Shirley was nominally in charge of our location, and while shes a nice woman, she is terribly spacey. We had a leak from the furnace when the AC was on which we noticed in August. I had to set up a bucket to catch the leak, which needed dumping about every 4-6 hours when it was hot. It got repaired in January, when another repair was completely necessary (the heat was out due to a blown condenser in the heat pump) and the repairman noticed the pipe needed the repair. Also, a fence that ought to have been completely replaced when it blew down in a windstorm, was propped back up "temporarily" when the owner was going to come replace it later that summer. Didnt happen. Our unit had a washer and dryer, and when the dryer went out, it took a month to get someone out to look at the dryer because Shirley "wasnt sure that the dryer was a part of the unit". When they finally came out, it was irreparable, and it took another 3 weeks to get another dryer (which was so inefficient it increased out power bill by $100/mo) which was a used model that broke within a month. This time, knowing how molasses-like HNW was, we arranged to get the replacement part ourselves and have the cost deducted from our rent. Im really not impressed with their performance, and Id suggest going somewhere else, if there were somewhere else in Lebanon.

I started renting from Heritage NW Property Management in October of 2015. They were extremely helpful and friendly with me and made sure that they took care of any needs that may have arisen. The owners of the property had their own "maintenance" person that was supposed to do the maintenance if anything needed done but this individual was slow and did sloppy work. Heritage NW made sure that if anything needed to be done they would be right on top of it and make sure it was completed. The dishwasher in my home went out and the owners told their maintenance guy to "fix" it but it was so old that there was no possibility of doing so. Heritage NW made sure that a new dishwasher was put in the unit and it was completed within 24 hours. I truly appreciate everything that they did for me and I know that there have been some bad reviews about them, but they were nothing but nice and friendly to me and my family. If I hadnt purchased a new house I would definitely have stayed with them for renting a home. New owner is an amazing person and made sure to help me anytime I needed it, maintenance person same and also the office lady. Fast, friendly and reliable. I would recommend that if you need to rent a home then contact Heritage NW first.

Yesterday 2/27/17 I submitted an app. with my partner for our family. We have a 14 yr old boy and are living in a motor-home. We have an Housing Certificate from C.S.C. First Lori said ,the unit I was applying for wouldnt pass inspection. Having known the property owner, I know it will and has. I have done repairs to this unit in past to make it pass for past tenants. After I explained this to her she said that we dont make 3 times the rent. and they wouldnt rent to us anyway.... A landlord is prohibited from making a judgement about INCOME when a HOUSING CERTIFICATE is provided. WE WERE DISCRIMINATED AGAINST, and action against Heritage NW is in the works! Who in there right mind would rent from these (LADIES) @!*#*@! If you make more than 3 times the rent.... YOU PROBABLY OWN YOUR OWN HOME. I give Heritage far less than one star!!!! Had to put one to post!
