As an owner of a rental property managed by Huneycutt Realtors I have nothing but wonderful things to say about them. I normally dont take the time to review a company but in this case I had to speak up and say something after reading some of these reviews. I want to take a minute to defend Huneycutt and explain the other side of the property management. Huneycutt Realtors have managed my rental property since 2002. As an owner of a property Huneycutt will contact me at various times to notify me that the tenant has mentioned that a repair be made to my home. Most of the time I am okay with the tenant request and I go ahead and make the repair. I have at times flat out refused to pay to fix something in my home and Huneycutt had to tell the tenant no. This is not Huneycutt Realtors fault, this was my decision as the owner to not make the repair and they were the ones that had to deliver the news. I pay them each month to manage my property and to be the middle man between myself and the tenant and to handle any problems that arise. They do not own my home and they are not responsible for doing anything but doing their best to guarantee that my home not be destroyed by a tenant. They do not pay for any repairs made to the home. Each owner pays for 100% of the repairs and unfortunately some homeowners just dont have the money to make every repair a tenant requests. This is not Huneycutts fault, this is a lack of financial responsibility of the homeowner. I also would like to point out that inside of every rental contract it states that when you moved in the property you were being guaranteed door locks that no one else would have a key to because it was recently rekeyed. You are told upfront you will have to pay to rekey the property for the next person and that you will pay to clean the carpet. If more people would actually read the document they sign before signing it there would be less complaining in the world. And finally I feel compelled to add that it seems that some people think that when they rent a property it means that they dont have to be responsible adults and take care of their home.....AT ALL! Some think they can disrespect anothers property just because they are paying a payment to live there. I guess I am old school and was raised to treat someone elses property better than I would my own. I am sure at some point someone reading this is going to think I work for Huneycutt so I will go ahead and address that right now. I currently do not work for Huneycutt Realtors. I did work there for four years before leaving for my current job which I have been with for 14 years. I have never worked in the property management department there but I watched what was really going on and more than half the time the tenant was at fault and not willing to take responsibility for their own error. So I hope when people read all of these bad reviews they will also take into account that most of the time it isnt Huneycutts problem directly and it might be the owner they represent problem. I often say you dont get to pick your clients but you have to do your best to represent your client the best you can.

These people are the worst to rent from... they bought our apartment building from a different rental company... when we rented the place there were damages done, we noted them and took pictures of everything before moving our stuff in. When they took over, they raised the rent. Im sorry but this place is NOT worth $800 a month. They never made us sign a lease which works out great for us because we want out of this place asap. There is a HUGE pest problem and it is stated in the lease (read our neighbors lease) that we are responsible for all pests and even for the damn hedges out front.... isnt that what the lawn care people are for? And pests?? It is beyond ridiculous. All 4 tenants have complained about the amount of bugs that get into our home... spiders, centipedes, ants are horrible no matter how clean your home is... they are beyond rude... Tammy is who runs our building and that is the most unprofessional woman I have met in my life. She has cussed at one of her tenants as well.. who does that? Youre suppose to be professional, yet that woman is beyond far from professional... also, there is no way for anyone to break a lease... so dont put in your agreement that lease can be broken because that is not possible.... we are fixing to move out and Ill be damned if they try and charge us for damages because I have documents that prove the place was dirty and things were not fixed before moving in... the toilet downstairs isnt sturdy, it moves everytime you sit down, it also leaves a foul odor no matter how much cleaning solution you use, scratches all over the walls, the paint job is horrible, stains in the carpet, etc... if they even try to charge us, I will GLADLY take them to court.. I have already spoken to an attorney and she is ready to take on our case if huneycutt tries to charge us... this is the worst realtor company and I refuse to let any friends or family go through them. Save the hassle and go to another rental company. These people are not the way to go! Especially if you have a grown ass woman who is suppose to be professional cuss out one of her tenants when the tenant wasnt even cussing at her... (was a friend of mine) they need to be shut down honestly.... this is definitely no place to have babies living at neither... just an FYI!

Our experience with Huneycutt was by far the worse landlord experience received and that is why I am writing this review. There are many frustrations we faced during our yearlong agreement. The biggest concern we had with them is the move out period. It seemed the deposit (1st month’s rent), they did not want to hand back over towards the end of the lease period. As soon as you notify them you are moving they require you sign a form that you keep your utilities on 5 business days AFTER your MOVE OUT date. This is not legal. Beware you also have to pay a rekeying and carpet cleaning fee which comes out of the security deposit. We took over someone’s lease on a quick turnaround, carpet cleaning couldn’t be done, no big deal. Upon moving out they wanted to charge us for a carpet cleaning and provided us with a false receipt and stated it had been done for us now it needed to be done for the future tenant. The false receipt claimed to have cleaned the carpets at the time the previous tenants were living there. Other ridiculous demands include, repairs under $100 is to be fixed and replaced by the tenant, and no pets (although every other townhome building owner owned pets). Make sure you document EVERY single damage or missing item upon move in inspection or else you will be held responsible upon move out (even if the place is 20 years old). You have to pay for rekeying and carpet cleaning upon move out date. The fixtures are so out of date, no garbage disposal, no microwave, and old washer and dryer. We will never rent nor purchase a home from this company. All tenants that we spoke with were just as unhappy as we were. They will try to take every bit of your deposit money or won’t give you one at all. Be aware of this horrible business and the sneaky practices they use.
