I have been renting from Stones River Properties for 7 months. last month when it got above 90 degrees, we noticed the HVAC unit wasnt working properly. We contacted SRP and were told the homeowner would come out to see what the problem was. When the homeowner arrived he was very rude and told me he wasnt paying for it to get fixed because it was cooler inside than outside. (it was 79 degrees inside the home). SRP spoke to the homeowner and an appointment was set to have someone come out and look at it. Since I had already taken off work and couldnt take off another day, someone from SRP met the technician and homeowner at the house. SRP called my husband and said yes somethings wrong, and appointment was set for 3 weeks later. We would just have to live with it until then as that was the soonest they could get back out there. Sound fishy? On June 10, the technicians didnt show up for the appointment. We called SRP several times and were told they had nothing to do with that, the homeowner was taking care of it. Today, Friday June 17, we went to the office on Thompson Lane to let them know that now the unit has completely stopped working. We were then told the homeowner cancelled the appointment without informing SRP or us. Even though SRP found out this information yesterday, we were not informed until we showed up there this morning. Furthermore, the property management company owner, Ron, lied to me and siad he had tried to retuen my phone call and left me 2 messages. I have asked to be released from my lease and was told that SRP represents the homeowner...so keep that in mind before deciding to rent a property from Stones River Properties. Also, this is not the first problem weve had with getting repairs done in timely manner.

My ex-wife and I rented from them in 2012-2013, Good service upfront, but the property was not kept up as the wood on the fence line was rotten and falling apart, a small tree preventing anyone from opening the circuit breaker, the walls were cracked, floor was dirty, dishwasher and icemaker were not working, and the carpets were stained and ripped. I had just got out of active duty military service and had to find a rental quickly, so we signed the contract labeling all the deficiencies. When our lease was up we were expecting an exit inspection, but that never came and I was never notified of any charges. Just recently I was called by a collections agent saying we owed them over a thousand dollars in damages and collections fees. I was in the middle of changing locations and renting when I got this call. When I got the report on what those damages were, I was infuriated that they were for some of the same damages we listed initially on our inspection, plus the fence gate that was broken in a bad storm. They had my current email address and phone number yet failed to inform me of any exit charges. Thank you Stones River properties, I will never make the mistake of relying on another property management company again.

Well, Im coming from a different point of view. I am not angry with these people, but I have to be honest. I own a property and I have been desperate to rent it out. It is in great shape and well cared for. I put this property in their care, hoping, as they said, that they would work hard to market it and soon rent it out. My house sat there for months. I had to nag them constantly to find out what was going on. They told me that they were advertising my house on Craigslist, which was a lie-- they only advertised on there once. Finally after months of paying a full mortgage on a home I can ill afford, I fired them and got another property management company. Amazingly, my house has been rented out within two weeks of moving over to the new company. Isnt that interesting? Goes to show that the house was perfectly fine. Its a shame, because they could have made money off of managing my property. They desperately need to get it together over there. They never even picked up their sign from my yard. On the plus side, they did keep the lawn mowed. This was a plus. They were always friendly when I talked with them. Unfortunately, I need money more than anything, and that is just how it goes.

We were very disappointed in their services. Especially regarding the move-out inspection. The inspection was done 5 days after we moved out (not on the day of, or at most within 4 days, as stated in the lease). At that point we were given an "estimate" of the charges for any damages. We were told that this was completely negotiable and that it wasnt set in stone. However, after sending in our dispute on legitimate items, we were told that it wasnt in their control and that the home owner had the final say as to what would be withheld. Not only that, but we were told that we would be charged $70 for a broken washing machine liner tray (which was not our fault because it was installed improperly). It was then decided that the charge would be split, making our portion only $35. However, when we received our reimbursement check, $107 was withheld for that item. I could continue to go on as to why we would not recommend this company, but I feel that the other reviews speak for themselves.

STAY AWAY FROM STONES RIVER REALTY, RUDE, AND JUDGMENTAL. Equal housing opportunity, bull. Me and my fiance just moved back home to Murfreesboro from Delaware, we needed a place quick so we could start working, found a lady wanting to sub lease her efficiency which was through Stones River Realty. The realtor "Pat" said we needed a co-signer even though we were sub leasing, went through hell to get that, then when my fiance went to drop off our applications she blatantly asked if he did hard drugs because of his tattoos. Then continues to tell us everything is fine to come in and pay the co signer app. fee and we could move in the next day. So, we call the next day and she said she didnt feel "comfortable" renting to us that it wasnt a good fit, and said she had a bad feeling about it since the beginning yet had no problem taking our money.

I think Stone River Property Management is top notch. They help me maintain my properties in good condition. They are responsive to my tenants needs, while also keeping my expenses in check. They evaluate each tenant and have kept my vacancies to a minimum by screening potential renters. I have not had a better experience with any other property management company.
