Rented from them for almost 3 years. The first two years were uneventful and they pretty much left us alone. By number three the owner was apparently having some financial difficulties with the house, and our relationship with the management company started to get a little strange. The homeowner occasionally showed up at the house unannounced and wanted to "inspect the house" (very odd). I contacted horizon and told them to tell the homeowner to stop contacting me. Multiple times. I would get calls from the homeowner directly asking me if she could use our address to forward her mail, and register her cars (no). We started receiving stacks of collection and past due notices for the owner, and visits from both the bank and sheriff looking for the landlord. When I brought these to the attention of Mike at Horizon he seem to brush it off and kept telling us not to worry. He told me on more than one occasion to brush it off because the homeowner was "just plain crazy". After several months we knew that something was terribly wrong and we told them that we were terminating our lease..... we lived in daily fear of an eviction! I understand that the owners financial difficulties are not the fault of the rental agency.... But I would expect them NOT to re-rent the house to someone else until they were certain that those issues have been rectified. On the day of our move out inspection, Mike put another "for lease" sign in the front yard.... knowing full well that he was only passing on the owners problems to the next unsuspecting tenants. When I told him how awful I thought that was, he VERY nonchalantly looked at me, shrugged his shoulders and simply stated "its just business". I felt bad for whoever the next tenants are going to be knowing the problems they were going to face. After all of that, When I went to get the deposit check back from Horizon, it was minus a $75 "administrative fee". I have never before rented a home in which the tenants were charged a fee. When I asked the girls in the office about it I was told the money went towards changing the locks for the next tenants. Unbelievable! We were dream tenants, always paid the rent on time, paid out of pocket to make the landscaping look beautiful and welcoming.... and our house was always kept clean and immaculate inside and out! I Believe the bottom line here is money. Any company that is willing to rent a home to tenants with that kind of financial Trouble, is dishonest at best. I think when a company cares more about their own gain than the well being of their tenants... its called "slumlording". Do yourself a favor, and look for a company listed with the BBB (Horizon is NOT), and do your homework before signing a lease with any company in a military town.

If I could, I would put this company with negative stars. This company steals from their tenants. After giving them a full month rent and leaving the 15th, they informed us in a hand written "statement" that not only will we not get our deposit back, but according to them we owe them another $110 dollars. (Note: This was in an unprofessional letter that just a hand written list of charges. No thank you for using them, nothing. It was just a "Security Deposit Statement".) and no mention of the extra $450 we gave them for the half month we did not stay. The list of items that were charged against us included, $450 carpet replacement. There were only two rooms carpeted (with cheap office carpet I might add). The cat did pee in both rooms. However, we cleaned both rooms with enzyme cleaner and rented a carpet cleaner with our own money to clean both carpeted rooms which was not clean prior to our move in. (Also, note that we paid a $200 pet deposit that was not used against the charges). They were told after we moved out that the carpets were shampooed. $227 for plumbing issues that went on for the years we were there. Within a month or two of moving in, we called the water company to find out if there any sewer backups in the area as our bathtub was backing up and the toilet overflowed when nobody was home. The water company came out and told us that there was a grease clog built up and blew it out. We never put grease down the drain; that issue would have to have been caused by previous tenants, and a clog that large would have taken a lot of time to build up. It was fixed for a while, but in the months that followed, we still would hear the toilet gurgle every so often and the tub would usually gurgle when we flushed the toilet. We reported it multiple times. Eventually, we had to leave the drain cleanout on the outside of the house open so that it would overflow instead of backing up into the house. This indicated that there was a problem between the house and the street. At this time, we were only flushing human waste, toilet paper, and whatever cleaning products washed down the drain when we cleaned. THIS PLACE WILL ROB YOU BLIND. I would rather live in a cheap motel before I will ever do business with this company again. Please do yourself a favor. STAY AWAY FROM THIS PLACE!!!!! Bank of America treated me better. UPDATE: (5 May 2016) After giving them an email with the concerns, not only did they cancel the bill, but reported that they are mailing the overage for the overpayment. Even though I am still not happy because of the original situation, I am satisfied with the outcome.

This people need to learn how to be more courteous. Went to pick up my deposit and they charged me for the carpet cleaning and when asked why the owner got a little aggressive. Now, I know its on the contract, but I explained to them that the house that we rented, wen we moved in, was not clean at all, the carpet had a large stain on it and also fleas on it. We had to clean the whole house including the bathrooms that had old pee stains. Holes on the wall, unfinished work on walls; had to fight so they can fumigate the crawling space because of a brown recluse spider infestation and mice inside the walls. The garage walls were and still are nasty and the floor was all stained with oil. You run a business so you need to just relax and explain things in a nice way especially when I was talking in a calmed way.

I just started renting from them and so far so good only reason that its not a 5 star is because 1 house we looked at(from the outside) and really liked they didnt have the key to show us, other than that every time Ive had an issue theyve sent people out within a day or two to look at it or fix it on the spot. The maintenance guys always let us know what is going on and what to expect. All the people that work at the office are all nice and friendly and helpful with any problem or question weve had.
