2013 was the first year we listed one of our properties as a rental property with a management company. We enlisted the services of one the largest real estate companies in the San Antonio area. 2013 was a horrible experience. We were paying a ridiculous amount for "management services"; we were constantly having to monitor the service that was being provided by that management company. They were pushy, neglectful, sometimes rude, and they made us feel like neither our property nor our time was of any value to them. We even had to correct there accounting at times, on top of that they allowed contractors to bill for more than what had been agreed upon for the job that was done. We were continuously pointing out guidelines that they themselves had set, that were not being followed. As soon as we were able, we terminated there services. A couple of months after that we decided to give property management services one last shot, and decided to go with Simmonds Real Estate, Inc.. Now we are paying less for the services that we actually need. They are hardworking, reasonable, and fair. They make us feel comfortable in their ability to manage our property; they are assertive in their suggestions but ultimately leave the decision up to us. The contractors that they have recommended to us have been great too. Sometimes, we choose to go with our own contractors, and sometimes we have gone with those that Simmonds Real Estate, Inc.has recommended to us. We been pleased with the craftsmanship as well as the competitive pricing of those contractors. Our experience with Simmonds Real Estate, Inc. has been completely different than what we previously experienced, we feel like we are getting a good deal for a quality service. We would recommend them to anyone who is looking for a management company for their rental property.

Simmonds Real Estate, Inc.‏ has been my property management company since 2011. Extremely reliable and competent, they are able to listen and communicate, as well as be proactive and involved. I have found their property team members to be levelheaded and resourceful, personable and articulate. Over the years, Simmonds Real Estate has evaluated my property and determine an accurate rental rate, provided detailed documentation of the interior and exterior of my home which included photos or videos, gatherer data on rental rates in the area and determined the optimal rental rate, marketed the property for rent, conducted excellent tenant screening and selection (background check to verify identity, income, credit history, rental history), received the rent, performed periodic inspections, provided me with periodic reports on the condition of the property, provided annual financial reporting as well as required tax documents, kept me informed on necessary maintenance and repairs, conducted tenant move out inspections, cleaning and reported on the propertys condition when the client moves out and placed my house back on the market for rent. A real advantage while I am away is their portal website. It is easy to use, statements are always on time and payment is never late. End of year statements are complete and I simply hand the paperwork over to our accountant. The entire team at Simmonds Real Estate, Inc.‏ is professional and wonderful to work with. I highly recommend them.

Ive only worked with one of the agents - Jennifer Davis - so most of this review will be about her. OUTSTANDING! This lady is a real gem! She expertly worked the system to help us get everything we wanted. She has contacts with a few different people that ended up saving us about $2000. We looked at each person she suggested we use, and shopped around a bit to check to make sure she was steering us right - she was every single time. She never tried to push us into a more expensive house to raise a commission- in fact she suggested we offer LESS on the house we bought than what we were going to. She was right then, too. She helped us understand each step of the process and went the extra mile, checking on the house after a hail storm had damaged other houses in the area. I never had to wait longer than an hour or so for a return text, and shes been very proactive. Even after the purchase was complete, shes kept in contact to make sure everything is going smoothly. A friend recommended her to us, and Id do the same in a heartbeat.

Royce and his team have handled our house since 2006 and theyve done an awesome job! Royce personally showed us dozens of houses until we decided on the 1st one he showed us (he told us from the start it was the one for us), we felt so good that he was patient with us and took care of the entire buying process with us himself. Robert, Kristy and Tamara managed our property ever since ( we got an assignment overseas as soon as we decided to buy) and theyve made it a stress-free experience. Theyve handled a bad tenant, numerous work-orders, and even helped with our refinance! Being overseas with a rental could have been a hassle, but they handled everything easily. I had used Simmonds Real Estate for two years as a management company after I relocated from the area. Response to my questions were always timely. They are diligent in reviewing rental application as well as, provide a inspection after the tenants have been in the property for awhile. This was vital, as I had agreed to lease to tenants with dogs. The backyard had already started showing pet damage and since Simmonds did an inspection, the tenants were told early on they would be responsible for repairs and documented it. I mentioned "had" because we recently put the house on the market and we closed a month after putting it on the market. You can not go wrong with using Simmonds.
