Landlord- My house has been managed by ERA Tucker Co. for almost one year and there has never been one inspection done to the property. Upon driving by my house I noticed that the tenants had drilled a hole for cable installation in the side of the brick house and dangled a black cable, secured by drilling anchors in to hardi-plank, across the front of the house. I took pictures and asked Sam Prater to call me to speak about it. Four and a half hours later I had to call THEM because they couldnt be bothered. Steve the "property manager" told me that it was my fault because I was not specific that they could not drill holes in the house. When asked whether they could add on a room or remove a patio because it was not "specifically" mentioned I was told I was being absurd. He went on to tell me it was my fault and would not argue with me. I asked to be transferred to Richard Prater. Speaking with Richard he at least understood that what the tenants had done was not right and would be deducted from their deposit. Not sure how you are going to replace hardi-plank and brick with (1) months deposit. I asked Richard who was in charge of the integrity of my house being kept up and what exactly they did each month for their fee. I was told "do not go there" and that if I was not happy with the "services" (I assume he means taking 10% each month) rendered to give 30 days notice to terminate our contract. I will see you guys tomorrow with your 30 day termination notice! Homeowners beware.

!!!DO NOT RENT a property from ERA Tucker Co. Realtors!!! If there was a "0", they would be receiving that score. I was a little leary of the house when my realtor took me to see this rental. Grass unmowed, ghecko and roach poop all over the place. I called an exterminator immediately, and he did say there are issues in the area/region for both, and it just means maintaining the bug and critter barrier with treatments every 4-6 months. (conceded that it would be ok, as have lived in similar regions where critters are just there no matter what kind of house you have.) Also, there was no electricity on in the place The carpet had been "shampooed", but when we finally moved in after having the yard cut by ERA (had to complain to get that done!), the electricity and water turned on, we found that it was a sham job. The carpet was filthy. Steve replied that I "should have checked that on the contract pre-move in sheet" (What!? Am I supposed to get down on the floor and smell the carpet??), and everything I have brought to his attention has been deflected and delayed. Most of the issues have been taken care of, but often a week or more AFTER they have been reported, even the airconditioning, in September...and I have a 2 year old daughter in the house!! My lease is up in August. Am so glad to be purchasing a home outside the city limits. !!!DO NOT RENT a property from ERA Tucker Co. Realtors!!!

If there was a zero, that would be the score. He was condescending and rude. We complied with all he demanded of us and he said we were the first to apply. Our FICO score is outstanding, income more than enough to qualify for the property. Our rental history is superior. After sending him all the information he required via Priority Mail Overnight Express, he told us the house was "gone". When pressed, he admitted that we were not what they were looking for. Hmmm? We wonder what that meant. He offered no apology. He also made it very difficult to obtain our cashiers check and associated paperwork back by telling us he didnt receive it. In fact, it had been signed for and received hours earlier.

I WISH I COULD GIVE 0 STARS!!! He was extremely Rude to me not inviting at all completely miscalculated my wages (stubs proved I made enough also perfect rental background ). When I tired to explain to him a Nurses shift differential he didnt want to hear it, kept cutting me off as if he was annoyed by me even applying for the house. The house I wanted was still on the market for rent costing the owner money smh but the way he acts I see why. Ive been living in Texas for a while and that was the first time I felt my color had something to do with me not getting approved ( I hate to even pull the race card but he treated me so badly). ive rented a house there for 7yrs ....thats a long time. Over these years I have had so many issues ive lost count from my fence being so bad a good wind would blow it down to leaking in my roof to mold in my guest bathroom and sewage issues that tore up the whole front yard. Right now im still fighting with mold in that bathroom and now have leaks randomly across the my kids rooms. To top it all of they have raised the rent 3-4 times in the past few years this last time I asked why they raised it again only to be told they didnt...UM who pays the rent every month you or ME!! If I could afford to move I would leave in a heartbeat...

I tried to rent a house from them. They told my husband that we were not there demographic! Apparently you can have adult children and helping them when they are down on their luck. WOULD NOT RENT TO THESE PREJUDICE COMPANY!!!!!!

Be careful with this property management, make sure you send everything in writing, all they care of course is for your money, they hide information from the landlords, especially when it comes to them spending money.
