Our daughter and son in law rented from Steinborn for three years, and we rented from Steinborn for two years. We both had the same experience when we vacated the properties. The bottom line: they will keep the majority of your deposit. Even though we both followed their instructions to the letter, and cleaned the homes we vacated from top to bottom, they kept over $700 of our daughters deposit, and $500 of ours. We both gave 30 days notice. Based on our lease, we knew we would be charged for carpet cleaning, but the price for carpet cleaning is ridiculous--almost $200 for a very small 1100 square foot home. In addition, we were both charged several hundred dollars for professional cleaning. Whoever they hire to clean has the easiest cleaning job ever for people like us who do all the cleaning for them. We were also charged over $100 for tree trimming and garbage removal. Since we were already paying monthly for garbage removal, there was no need to hire anyone to remove the garbage. All of the garbage we left fit in the regular garbage and recycle bin, and a friend of ours was going to put the garbage out on the curb to be picked up on the correct day, and put the bins back. There was one tree that did need trimming, but we did not know that was our responsibility. Even then, over a hundred dollars was a ridiculous fee to have subtracted from our deposit for that. We have since heard that Steinborn does this to EVERYONE. So be warned that they will rip you off. Do not expect to get the majority of your very hefty deposit back. They do not reward you for being an excellent tenant, paying your rent monthly on time, and for thoroughly cleaning your home and yard. We would leave zero stars if we could, but the minimum is one star to be able to post this.

I was a tenant for Steinborn for a few years at two different properties. They were very understanding with any financial situations or issues that I came across while renting and they always had maintenance out to fix anything wrong with the rental property the day of or within 24 hours of submitting a work order. They are also very reasonable with deposits. I have had terrible experiences with other renters in the past for over-charging at the end of checking out and taking the entire deposit. If you keep your rental in a similar condition as when you moved in you can expect to get all or the majority of your deposit back. From my experience with Steinborn, I would recommend renting from them over other non- private rental companies in Las Cruces.

My roommate and I left our property at the end of our lease, with 30 days written notice, and in very good shape. Steinborn kept every penny of our deposit, sent us to collections for more, and erroneously filed an eviction judgement as well. I know that the owner of the property has since fired Steinborn as their management company. All around terrible and unethical company. Avoid at all costs. Id give negative stars, but I cant.

I rent from them and they are good. I have 6 years of perfect renters history. The rental management could be great and even perfect. They are the biggest place in town. Have lots and lots of listings. In the process right now of buying a house through them. So far so good.
