This real estate company was terrible from the beginning. The house was trashed from the previous tenant and we specified that we wanted it cleaned before we moved in. They pushed our move in date back twice to accommodate the cleaners, and come move in day, the house is still trashed! I am talking, fridge full of rotting food, all vents blocked with dog hair, furniture and boxes and dog poop still everywhere. We had to clean it ourselves. After we moved in, the people who were renovating the house next to us, also a property of stull real estate, kept coming in our yard, stealing our trash and recycling bins, used our water, at one point flooded our yard, used a leaf blower to blow trash into my yard, knocked my bike over, and then completely blocked my entire driveway with a mountain of gravel three foot tall. I notified Stull of every incident as it happened. Our lease was a six month lease that was going month to month after the six months, and our six months was up. We decided to put in our 30 day notice after Karen Stull “suggested” that we would never be happy there and we should move. This was on a friday. Monday morning rolls around and I go in to put in writing that we were giving our 30 days notice and she tries to tell me that our lease didn’t end for another six months, she had already called the landlord and he wasn’t going to give us permission to break the lease and we would forfeit our deposit for breaking the lease that had already ENDED three weeks before. When I told her that our lease was up already and that we only signed six months, and we would not forfeit our security deposit over that, she told me that I was being aggressive and ugly. I tried explaining to her that this is no way to treat a customer who pays every month on time and has never once thrown a party or caused a mess. At this point she flat out refused to talk to me, she would only talk to my roommate, and told her associates not to acknowledge “that little argumentative one over there”. Thankfully I have photos of that house and yard from when we moved in and detailed everything in the landlord/tenant checklist when we moved in. If they try to scam me out of my security deposit I will hire a lawyer and fight it.

We own a house that is rented out using Stull as our property manager and we have been very impressed with their ability to work hard on our behalf while striving to respond quickly to the renters needs. I do not think it is an easy thing to do, and Stull does it well. I have always found the hard-working folks at Stull to be both fair and honest, even if they sometimes have to bring us unwelcome news. For instance they advised us that some repairs were needed at the house which were our responsibility under the lease and others which were not. Stull made sure the necessary repairs were made. Stulls field representative Marian argued on behalf of a slight rent reduction requested by the tenants after they had signed the lease and moved in, saying it would "really help the tenants out." After considering her balanced argument on behalf of the renters, we granted the request. We were invited along on the move-out inspection and were pleased to find that the situation at our house was overall very good, with just a small amount of clean-up and yard maintenance still needed. Stull is taking care of that too and has already lined up more potential renters for us. So we will continue to use Stull Real estate as our property manager, because we trust them and their high degree of professionalism and honesty. They are far better than any other property managers we have used in the past. So we are grateful and very pleased to be doing business with Stull Real Estate. We signed a lease for our son for one year. After 6 months he found training in another town. We found another tenant and she moved in without a break in the rent. A Stull representative came to the apt. to let us know what we needed to do to get it ready for the next tenant. She even pointed to cleaning the top lip of the broiler. Cant miss that!! Geez. I asked her about the deposit. She said it was on the contract we could not get our money back because of a break in lease. Lie No. 1. If the landlord approves of the new tenant, then she is to refund the deposit. While I argued with the Stull Rep over the deposit she told me the landlord did not want us to have the deposit. Lie no. 2. The landlord was a Facebook friend and she liked us, and she never said that. So...we told them we would. Do the right thing by cleaning the apt. Even if we were not getting our money back--to do the right thing--and we even paid for their professional carpet cleaner. After all said and done, I challenged the top cheese at Stull and she gave us our deposit back when she found out we had done our homework. I was prepared to go to the Better Business Bureau, as who knows how many students they stiff. They run their business above the law. I would not do business with them as they are not truthful and very unprofessional.

Be ware of Property Management Agreement Bullet 6B. Make sure if the Agent says or emails you they dont charge for "supervision and negotiation" of repairs or improvements that bullet where there is space to write in shows "N/A" . Because if it shows "at owners expense" that means you (owner) must pay for "Supervision and negotiations" of repairs. Karen Stull is saying they dont charge for "supervision and negotiation" of repairs. The Property Management Agreement she provided me with states under Bullet 6B "at owners cost" meaning that the owner has to pay for the "supervision and negotiation" of repairs. After receiving emails from Karen Stull stating that they dont charge for it and explaining to her that her contract shows the opposite Karen Stull got short with me and said "dont sign it". Thats what happens when you read thru a contract and point out things that are incorrect. At this point I dont want her to manage my house. Dont let them manage your home, they say (or email you) one thing and do (put in contract) another thing.

DO NOT RENT FROM THEM! We were tenants at one of their properties for over 2 years. We left that property in better condition than we got it in and only got a little over $100 back from our $950 deposit. The woman they hired to "clean" the place after we left broke the rear glass door and we ended up paying for it thanks to her decision to charge a ludicrous rate that was then transferred to us. They also hired a landscaping crew to remove bushes that were there before we moved in and groom the remaining shrubbery (which they, again, charged to our deposit, in spite of the fact that I kept the foliage trimmed to what they were when we moved in). Crooks and liars. Trying to talk to them gets you blown off. Do not rent from Stull!
