I hired them to manage a property and at first it was great, but I think the right person happened to look at the house at the right time, leading to someone in the house quickly. There were issues when my tenant needed some work done, a broken appliance if I remember right and it came down to the tenant having to find and email me to get Windermere to do any work, they said WIndermere was trying to get a hold of me, which was untrue. These tenants eventually moved out leading to a string of problems. The house went back out for rent and according to Windermere they showed the property a ton, but no one was interested. I finally decided to sell after the house remained unoccupied for a few months and this is when the agent selling the house called me with a list of issues. Turns out, the house was infested with fleas, the carpets had tons of dog hair in them, and there was a gut wrenching odor because the previous tenants dogs urinated all through the hallway and they waited so long to clean it, the urine had soaked down to the wood. When I asked the property management team about it their answer was to flea bomb and spray some air freshener. Christy, the property manager claimed the tenants cleaned the carpet and produced a receipt, but had someone actually performed a move out inspection they would have noticed fleas biting their legs. I ended up having to replace the carpets at my own expense because they did not withhold deposit money for this issue. I am still waiting on an itemized report of the witholdings 7 months later. So now Im losing $65 per day times three months with an unrentable empty house and $1600 replacing carpet. All these issue were brought up to Steve, the broker/owner but he must have played pro football because he stiff armed every issue brought to him and every time he was approached about the house he said he knew nothing about it. Where Im from if you own a business you know everything about it, not turn and run when tough questions come up, something he almost literally did at one point. Thank goodness the agent selling the house said something to me about this or else I may still have an empty, flea ridden house that someone keeps telling me people are interested but not turning over any applications. BUT, there are issues here too. After nearly two months I was a day away from firing the agent and going with a different company when an offer came in. I looked back at the listing and it turns out details are not the companies strong point. The listing actually expired before it was signed. Looking back, when I did get an offer she did not even suggest countering the offer, just that I got an offer. During the selling process after the offer I rarely heard from her unless I called. And when I did call it happened to be two days before closing when I called to ask if I was supposed to sign any documents. She must have not been following the sale closely because she hung up and made last minute efforts to get me the closing documents. After the sale there was not even a phone call or email saying congratulations. Talk about customer service.

First of all the only good reviews written are from their own staff!!! Look it up! This company is absolutely horrible and will find any excuse to make a buck and screw people over. They will never fix anything, and as I have recently discovered will charge you for things that were broken or terrible before you even moved in. They are liars and sorry excuses for business people. They have no character and dont care who they mess over or who their actions affect. When we did our initial walk through there were multiple things wrong with the home that we were promised would be fixed. Shocker they werent. Our deposit was $1,050.00 which was ok, but when we moved out they charged us over $600.00 above our deposit for things that were on our walk through as bad or broken..... They are crooked!! Just before we moved out I sent our "cleaning" list to 4 different cleaning companies and they wouldnt even touch it because the list was so ridiculous!! They said they had never seen anything so crazy! I scrubbed the whole house down and there was a bit of dust behind one of the toilets; and they included that in my move out paperwork and charged me for cleaning it! The companies said they do military move outs and it was far beyond even what the military expect. Some of the things were remove the switch and outlet plates and clean and wax the wall.... WHAT!? Just nuts.... DO NOT RENT FROM THEM! unless of course you dont mind throwing money away and being screwed over.....

Before I rented from them I heard so many bad things about them..I figured hey Ill give them a chance judge them myself well turns out everyone was right!!! I would not rent from these people. whoever is answering phones is hard to work with no answers ever when u need a repair they do fix it but not in a timely manner. when it came time to move out they pretty much charged me for stuff that was already in unacceptable condtion before I moved in. They kept my 1750 deposit...also if I was gonna rent my house out i would not go threw them they never once did a walk threw like they were supposed to do nor did they clean the house before I moved in found dog hair and dog toys under under the fridge baby toys in cabinets and black above the heaters screens were missing holes in walls carpets were filthy still had dog hair, stools were nasty they told me had to stay in the house bathrooms missing mirrors I paid to replace...hmm then u tell me 1750 for carpets and a mailbox key. Not to mention if I did have a deposit they were fixing to give it to my sister because I wasnt in town seriously no joke lol..whatever Im over it but everyone was right do NOT rent from them.

I am currently a renter at one of the properties ran Yelm Windermere. Today I woke up to the refrigerator not working. All of my frozen food was thawed out and water was leaking out onto the kitchen floor from the ice in the tray melting. I called them at 10 in the morning and was told by Jessica that she would get in contact with the maintenance coordinator in order for them to get approval from the owners to send maintenance out here. It has been 6 hours and still no one has called me back to keep me updated. Of course its not their food therefore who gives a #&*!. I called the office back up and got transferred over to Trinity who asked me to turn the temperature up thinking that this might work and that I should call back in an hour if this didnt work. Well, they are now closed and I cant get through to anyone. I am extremely disappointed seeing as nothing has been resolved today nor was my issue treated as anything close to important. No thanks, Windermere!

We hired this property manager to rent out out property...took them 3 months to rent out..fine whatever takes time to rent out a place...got a call from them our back fence burnt while our tenants where out of town..never got a call back after 3 months after we had called to see what was needed on our part they told us to wait need to contact the renters ... renters had a tiny dog pretty much we called the tenants ourselves to ask when we could fix this after 3 months. ..this property management had made us look bad as landlords due to their poor communication skills ..our tenants put their 30 days in and 15 days later have not had our house listed ..I might as well do this my self this company sucks you are wasting your time and they make you look bad we dont need this as we are great landlords do not use this company...dont waste your money with them might as well do the work yourself they dont care...please dont use this company !!!
