Our initial experience was spending two months jumping through hoops to prove to McNeely that we are worthy renters. Thinking that must mean they have high standards and apply such to themselves, we complied. We gave them one week notice before we were to move into one of their properties in Warrenton, OR, that we were on our way. On the day we were to move in, we called them and were told that they did not realize we were in that day and it would be difficult to leave their weekend functions. It took hours before they got Kate to help us in getting into our apartment. Kate was good. It took two weeks and multiple emails for them to remove the lock from the door. The place had not been cleaned before we got there so there was dust, filth on the windows/shades, spider webs in the corners and animal fur all over the place. Trash was (and still is 7 months later) all over the yard outside. They refuse to empty the recycle bins which causes the overflowing garbage to blow into the common areas. We have finally given up trying to get someone to do their job. During a bad wind/rain storm in January 2017, we had water gushing into our apartment only to discover a gaping hole that goes into the infrastructure from the upper level. Their quick fix of pasting a half sheet of plexi-glass does not provide us a dry place when gusts of wind blow the water over the upper portion and into our area. It took weeks to be told that we have to wait for the rainy season to pass in order to fix this. According to Oregon State Law, we have the right to a water proof place. Not when the rainy season passes. As soon as we report it. We have the right to not have our common area covered in trash. Also, only after we insisted, did they send someone to check for mold in our wall. He drilled a hole into the wall and left it. His report to us is that there is absolutely no mold in the wall. There is mold formed around the edges of the gaping hole in our window, and they expect us to believe that there is no mold inside the wall? And not only do we have a moldy, gaping hole in our dining room window, we have a hole in the wall that is not being fixed. Their newest quick fix is pasting boards around our window when it was established from the beginning that our window area is not the problem. If we could give a negative star, we would.

When we initially started looking at the house this company was offering to rent, they were very friendly and efficient. Within two days, we were approved for the house, mailed in a large holding deposit and all was good. Then, not even a week later, our moving out of state plans changed quite abruptly. The house wasnt even ready to be moved into yet when we informed them we couldnt make the move and asked for our deposit back since the paperwork only said it "may" be held. They told us our holding deposit was entirely theirs and we wouldnt see a dime of it back. Not even 10 days later, they had the house rented out to someone else and for more rent. Even with that, they still wouldnt consider giving us a peroration of our deposit back. While Oregon law gives them the right to do this, I challenge to ask if its considered moral or ethical, especially considering how other states have other laws that differ. And then I was told this, "It doesn’t matter if we find someone else to rent it out three months from now at less rent or if we rent it out for more rent one day after you notified us you weren’t moving in." Clearly, if it didnt get rented out and funds were lost because of our not moving in, I would be more inclined to understand. But one day? One day, and its still thought of as being acceptable to keep $1050 from a hard working family because "they have to re-list the house again and do their job". This company had the chance to create a story. They had the opportunity to do the right thing- to keep their losses and refund us the difference at the very least, and instead they chose business and greed over human kindness and compassion. It is for this very reason that I will never recommend this property management company to anyone that is looking to rent a home in that area.

My experience with Jim McNeeley over the past 13 years has just been plain awesome! I cant express how grateful I am to have them managing my properties. Jim McNeeley has been managing my rental properties in Oregon since I first purchased them back in 2003. They take care of my tenants very well and are always on top of things. Whenever, there is an issue with anything, such as plumbing, hot water heater, ovens, sinks... bugs....etc., they take care of the issues right away. They always keep me in the loop and let me know what is going on with my rentals. In fact, my tenants are very happy with Jim McNeeley and one of my tenant in Portland has been at my property for over 10 years. That only tells you one thing, Jim McNeeley really takes care of them. Katie McNeeley and her team is so caring and so well organized and she works very hard for both the tenants and the owners. Jim McNeeley really understands customer service. They provide top notch service for my tenants and myself (owner). You cannot find a property management company like Jim McNeeley anywhere, and believe me, I have dealt with many property management companies and I have yet to found anyone that comes close to them who provides such quality service from the heart. They love what they do and it really shows in happy tenants and owners. I highly recommend Jim McNeeley to homeowners/landlords that are looking for a great property management company and if you happen to be one of the lucky tenants renting a property they is managed by Jim McNeeley, you can expect great service from them.

We rented a property managed by Jim McNeely for one year. While the property had many issues that Jim McNeely may or may not have been able to control (ex. the carpets were literally black and 10+ years old, claiming that the walls were painted before we moved in, but yet there were crayon marks still on them, etc), they did their best to get things fixed and/or repaired in a timely manner while we were in the house. Some things they did try to skirt by. For example, not pressure washing around the outside of the house before we moved in. It wasnt until we threatened to sue if any injuries arose from my elderly mother falling because of it, that they came out and fixed it. My husband and I both own and rent properties back in Florida, and when it came time to move out we found some of their practices very under-handed. For example, they wanted to bill us for light bulbs that were burned out AFTER we vacated the premises, and to charge us for air filters that were clearly already in the house. The best one was that they wanted us to pay for the entire cost of replacing a microwave, when rental rules state that we could only be charged to the remaining life of the microwave, and since the microwave was over 9 years old, we should not have been charged at all. The refund of the damage deposit took forever as they expected us to wait until the owner of the house collect his first months rent to pay us out of it. My advice: be very careful when dealing with Jim McNeely because unless you know your rights, they WILL take advantage of you.
