I managed a property for C&R about 4 years ago. I have been in the industry for 10 years now and it is still the worst experience Ive had working or living anywhere. While interviewing I was told that I would receive a free 2 bedroom apartment as part of the compensation. When I was highered and given keys to move in I discovered that the second bedroom was actually the "rental office" and that I would have to let people into my home to do any kind of paperwork. Mind you there was no separate entrance to this "office." My coverage on days off was an "assistant manager." This man was a resident that they gave an apartment discount to in exchange for working 2 days a week. To contact him you had to just knock on his door. Not a problem, but he would answer the door with no shirt on and a beer can in his hand. Any time of day. At one point I found him passed out in his truck in the parking lot with at least a case of empty beer cans on the seat next to him. I was required to work overtime without compensation, asked to make illegal and unsafe repairs to units, write fake "positive" reviews for the property online, and finally asked to "Clean up" the rent roll. By that they meant to start the eviction process on minorities. The "assistant manager" was also in on the "Clean up" process. I refuse to do anything illegal or unsafe, and racism is absolutely disgusting. I took my complaints to the HR department who turned the issue over to the CEO who had me come in for a meeting with him and my direct supervisor. They said that I was mistaken about everything and then proceeded to give me a write up for the whole situation. I decided at that point to leave the company. A few days later, before I even had a chance to apply for a new position, they showed up unannounced and fired me. Their reasoning was poor performance and an issue with authority. I was also given a 72 hour notice to vacate and forced to move. They also shorted my final paycheck and attempted to tow my car from the parking lot. Thankfully I was home and was able to move it before they took it. It is a management company meaning they manage the property for a fee. I had a good relationship with the property owner, who thought I was doing a great job getting the property into shape, so I spoke with him after this ordeal and he ended up taking the account away from C&R and giving it to another company. I would suggest that no one rent from this company and any property owner should be wary of C&R managing their apartments because they are lawsuit waiting to happen. Beware...

TENANTS BEWARE!! We have SEVEN YEARS of PERFECT rental history. But according to our apartment manager, Vanessa Goff, its "company policy" that they cant answer any questions during a rental reference. So because of C & R real estate, when we move to our new apartment we have to pay a $1150 deposit rather than a $400 deposit because they refuse to verify our rental history. I was told by the new apartment complex that this was a very unusual experience for them, and had it not been for C&Rs "company policy" we wouldve qualified for the lowest deposit of $400. This is the SECOND time our current apt manager has been uncooperative with other landlords. Ive also spoken with several tenants with whom I am friends that have moved out in the past year. Families from three different units were all charged between $1000-$3000 OVER their deposit amount when they moved out. So, if you decide to live at The Birches apartments in Tigard, dont expect to get any of your deposit back. But DO expect a hefty fine when you leave. The good reviews are all coming from property owners or employees, and the bad reviews are all from tenants. That should tell you what you need to know about C&R real estate. Profits alone are what drive this company. If you want to pay exorbitant rent ($1600 for 1950s 2 bedroom) for unorganized management and slum apartments (cracked ceilings, horribly outdated and possibly dangerous electrical wiring, giant holes and dips in the floor from water damage, soggy linoleum, and slugs in the bathroom...yes I said SLUGS), then C&R is your company! The company that owned and managed my apartment complex before C&R was significantly better. Once this company took over, there has been a steady and fast decline in quality repair work, management communication and landscaping care. Its clear that C&R only cares about one thing: money. BTW, your heating bill will be quite high due to the fact that the apartments are NOT energy efficient (thin, mildew-laden glass windows) and as drafty as the top of Mt. Hood!

avoid at all costs. worst rental experience weve ever had. and weve rented in all kinds of cities and markets: NYC, LA, atlanta, portland etc they have an incredibly long list of things you can and cannot do or else youll be cited / fined. they walk through and inspect every year. we are model tenants but it feels like a nazi organization running things. lots of existing junk when first viewed apt: broken window glass, twisted rusty metal grate, burned books / magazines, broken vacuum cleaner, rotten wood shelves. property mgr agreed to have clear by move-in. it was all still there and since much of the junk was hazardous to our 1-year old i packed it up and paid to have it hauled away. it also took (20) days for them to replace (2) missing window screens. also we came to find out there was a fire in basement under one of our bedrooms. the tenants before us moved in and immediately moved out due to breathing problems. one particular room was especially noxious smelling as weather got warmer. said room could not be used for any length of time for living or working and could not be used for storage as things would reek of smoke. all representatives from C&R Denied Denied Denied. even though dozens of neighbors, friends and family members all said they smelled a strong old smoke smell. especially during warm summer months. so to sum up: the company that stood to loose money denied the smoke smell - while all other impartial visitors said they definitely smelled old smoke smell. why would we chance our babys health and our health and pay over 16,000 a year to live under these conditions? only good thing i can say: they returned our deposit. but apt was left super clean. C&R is lucky they didnt get their pants sued off for creating this situation. oh and representative Carolyn (sp) crummiest person to deal with. a black hole of negative energy. and ive dealt with brooklyn and LA landlords.

Update- C&R apparently had a change of heart, as I just heard from my neighbor that they will not be evicted. I know people who deal with apartment management have to be hard-nosed, but I hope this sad affair will show this company and others that at some point there has to be a consideration for human suffering. Kudos to the higher-ups at C&R for negating the decision. *** The on site managers are good at Chateau Hills in Cedar Hills, and they have been responsive to requests for repairs. We have generally been happy here. There are some issues that need to be taken care of, but thats not why I am giving C&R a poor grade. I am doing so because the previously aforementioned Carolyn has decided that now is a good time to EVICT a family with A CHILD who is DYING OF CANCER. Plus the father was just diagnosed with a brain tumor. Not evict because they havent paid rent, mind you, but because the four children in the apartment have cluttered it up, stained the carpets and damaged some doors and walls. I cant sleep at night knowing this little girl is being forced out of the home and friends she has come to know for the past three years, all because a mother desperately trying to keep her child alive had a hard time keeping up with housework. (she has since scrubbed the place top to bottom, its almost unrecognizable there now). I have cried myself to sleep for three nights straight as the May 31 deadline approaches. They have nowhere to go, and will probably couch-surf or go to a homeless shelter, unless C&R finds a heart.
