Our family rented a house on Exeter Dr. in Pawleys Island. We had tried to arrange to see the inside of the house two times prior to the rental, each time the "receptionist" said they would call us back on a Saturday (we happened to be in town) so we could see it. Both times they failed. We later found out why. When we finally got to the house, we could tell right away some thing was way wrong. First off, the house looks like it receives zero maintainence. I could make a list with at least twenty simple things that need to be done, from the grip tape on the slippery stairs, burned out light bulbs, dirty smelly carpet, loose rotted boards on the porch, and on and on. Just poor, very poor upkeep, and dont get me started on the 1990s vintage furniture, beds, and TVs. Second, The house was not clean. It looked like some basic vacuuming and a little tub/toilet cleaning had been done, but that was it. Every time a piece of furniture moved an inch, there was dead bugs in varying states of decomposition under it along with the kind of dust bunnies that take months to form. The oven was a greasy, crumby mess. The kitchen sink still had crumbs in it. The windows looked like they havent been cleaned in months. Again, I could go on. Third, The AC on the house does not keep up at all with the heat/humidity. We realize the house is older and not as well insulated but, the AC doesnt even blow more than a slight amount of air out of the vents. The unit is at least 20 years old (probably older) and doesnt look like its seen any maintainence in that time. The vent covers inside the house are all rusted (be careful of you have kids!) and a lot of them are bent up. I noticed that there were a lot of AC filters in the closets, I found the filter and went to change it, thinking it would help the AC. The filter was completely clogged - with thick dust AND several dead water bugs that looked like giant roaches. I changed it but it didnt help much. Forth, There are roaches in the kitchen. We discovered them when we went to the fridge to get a snack and saw them scurrying all over the counter. Thats just the ones we saw. We saw other dead bugs all over the house. So...... We dont know if this house is representative of the company as a whole or is an abberition. I believe if they were doing proper inspections they would never rent this house in this condition. The condition of the house led us to believe that they just care about getting the next (non-refundable) week paid. The condition also makes it seem like the house is owned by an investment company or an individual that either doesnt have the money or just doesnt give two craps about taking care of the house. I have been a landlord and I would be ashamed to rent out a house like this, I wouldnt even pay someone to live somewhere like that. In closing, if this saves one family from making the same mistake we did then I have done my job. Better yet would be if the owners sunk a little time and money into the house. The location is great, just not the house. We all had our hopes up and were looking forward to our trip for months. When you stay somewhere like this it causes uncomfortableness and tension. You can not feel at ease. You dont feel like you can relax. The house definitely took a toll on our family vacation. Our family had to stretch financially to afford this house and we were totally let down. Dont make the same mistake.

Our family has been working with Smith Realty for over 5 years on our annual beach week vacation. They team at Smith has been great with reserving a home for the following year, always prepared upon our arrival and makes great recommendations for local restaurants and services. The houses are always clean and fully equipped as outllined in their listings. If for some reason something in the home is not working properly, they make it right very quickly. Great vacations on Pawleys and Litchfield beach.

I agree with the positive comments and feel sorry for anyone having the problems theyve had since I myself am very unaccepting of that; yet, I must say to anyone considering going through this agency, give them a try. We switched from another lg agency locally and have had fabulous results with the houses we have rented for relatives through James W. Smith. I have dealt with Smith Realty for many years and cannot say enough good about the staff. Fortunately we have had only very minor problems at the condos rented from them but whatever problems were there were resolved. The ladies Debbie and Patsy are always wonderful to help find a unit and handle payments and any changes needed. Mike
