My family has rented in many different situations being renters in a home, apartment and renting our home. I have never had such poor service provided. In our experience with welch randall we have been the renters. We had a water main brake while we where renting our home. Once contacted about this it took Welch Randall 3 day to fix it which meant our water was turned off and we had to stay elsewhere. In the 3 days spent living outside of our rental we were not reimbursed, and we where expected to pay rent for the 3 days no exceptions. They were horrible to deal with. On top of this our front yard was torn to crap including 10 sprinklers broken. It took them 3 months to come back and move dirt around and fix the sprinkler heads at that time all the grass was burnt because it was the dead of summer. We tried to get them to come and fix it countless times as there was a huge hole in the front and mounds of dirt all over. I have 3 little kids who i didnt want to get hurt by this or make a mess with this. The ways we tried to get ahold of welch randall was by calling (I left over 20 messages in 3 months), also I wrote over 4 e-mails to Steve randall himself. Nothing helped. This was not the first time of having problems. I also had our furnace just crap out during the winter 3 times we woke up with our home in the 40s (this was probably not helping the pipes that burst later on in that year). When I called welch randall it took all day for them to get someone to come and then the man who came said the furnace was very old and he was going to recommend it be replaced. After the furnace repair man talked to welch randall he told us they said to just fix it to the best of his ability until it totally died is a 1100 sq foot home our heating bill was between 250-300 a month and the heat was kept between 65-68 degrees. This was another huge thing we tried to get them to just fix so we didnt have to pay so much and also so it would stop dying on us during the winter, like I said perviously it died 3 times that winter. There are countless other experiences, heres the last one I will mention. My husband and I are meticulous with our homes, we scrub the homes we live in 3 times a week and vacuum and mop every day. Our home needless to say is very well taken care of and its always noticed by both visitors and family. So when moving out I scrubbed the house though it wasnt too hard to do since it was kept pretty nicely. We even went as far as matching all the paint and painting all the walls so the house looked like new. Still they didnt give us back our full security deposit stating they had to clean. They are going to hate the face that I kept pictures of everything and now am demanding they give us back our deposit. So far Ive left two messages with no return call for our deposit. Dont rent from this company everyone who works here including the owner have shown us nothing but dishonesty, and zero integrity.

While I can post a warning on the military housing website to avoid this company, you will not see it unless you have access to it. If somebody is looking to rent a property from this company, they should just be aware of the possibility for poor communications and treatment by the staff. There is also the possibility of bogus or inflated charges being deducted to your security deposit. We had a very unpleasant experience all around. Please do not use Welch Randall Real Estate if you are a renter or a landlord. Our property manager was changed to this company 7 days before our lease termination and move-out date. We are military and had PCS orders. My husband had just returned from a year deployment from Afghanistan and we were moving to a new place to the northeast. That being said, when we received our security deposit (or what was left of it) we were very dismayed to see that $800 of it was deducted!!!! More than half of our deposit was taken. 300 dollars to clean the carpets. 250 dollars for detailed cleaning (no itemized list, just a blank invoice with $250 written on it). We took pictures of when we left and it was spotless. If fact, my father-in-law who owns his own cleaning company in the northeast, personally cleaned the house. $175 to replace a blind and fix a toilet flapper...because we were charged 3 hours of labor for this. 3 hours...And to add salt to the wound they charged us for the water bill which is included in our month rental charge so we paid for water twice. These deductions were not made until 4 weeks after we moved out. The invoices and receipts are dated 4 weeks after we moved out. It was almost if the company knew that our security deposit had to be returned to us and so they came up with a bunch of charges to prevent returning it to us. In fact we received the check one week after the 30 day mandated law to return our deposit. The staffing assigned to us was very unprofessional. Our point of contact was perhaps the most condescending person in a customer service business I have encountered. Her communications via email made it seemed like she was talking to a cockroach and that she was being inconvenienced by a person who had valid questions and concerns regarding a change in management 7 days before moving out.

Ive rented from Welch Randall for the last 3 years and I can honestly say it hasnt been the worst renting experience but it hasnt been the best one either. Emails and maintenance requests are typically responded to quickly but I say typically because Ive had a maintenance request open on our dishwasher for the last 6 months at least. Im not holding my breath that it will ever be fixed. In the meantime tines from the dish rack are falling off, I hand wash just about every dish and cant drink out of our water glasses anymore because of the smell that permeates every dish that is run through a cycle. Im also not a huge fan of Gary, their "handyman" they send to "fix" just about everything. Dont get me wrong, he is probably one of the nicest guys youll ever meet...hes just not very good at this job. Our first summer in the apartment the swamp cooler wasnt working and he came out several times to "fix" it but it never worked and his response was "well, its just hot outside". Whatever was wrong the first summer was fixed for these last 2 summers as the swamp cooler has worked as expected since but that first summer was the worst! During one of Garys visits to "fix" the swamp cooler the first summer he sawed a hole in our wall and promised to come back in a few days to sand and paint the area...well its been almost 3 years and he still hasnt come back to finish the job. I ended up covering that section of the wall with a decorative item. All-in-all I would say they are "just ok". Havent had any big issues other than the hot summer so I cant really complain. You get what you pay for.
